A leisurely stroll down Main Street leads you through the charming and historic streets of Fredericksburg. Experience the city like a local at this adorable guest house, which presents a quaint and cozy space to unwind after fun-filled days. Kick back in the living area or the bedroom for movie nights, as both offer a flatscreen TV. A fenced and private patio features two rocking chairs and a gas grill. Perfect for light meals and snacks, the kitchenette is equipped with a sink, two mini-fridges, a microwave, toaster oven, and coffee maker. WiFi makes it easy to stay connected during downtime.

Find numerous wineries, trendy boutiques, and tasting rooms within close proximity. You can even hop on a local shuttle to enjoy a tasting tour. If to visit on the third Saturday of the month, be sure to visit the Fredericksburg Trade Days, featuring live music, wonderful food, and plentiful opportunities to shop.

For added privacy, guests have their own area behind the Main house at the front of the property. Follow the signs to the Right of the Garage and through the unlocked privacy gate. There you'll see the calm and inviting area dedicated for your enjoyment.
Due to the Hill Country location of our rentals, you may encounter situations with wildlife/pests. Please be aware of your surroundings, take caution while driving at night and supervise your children at all times while outdoors. In addition, all properties do utilize pest control maintenance on a regular basis, BUT this does not guarantee pests/bugs/critters will not be visible.




Parking notes: There is free parking available for 2 vehicles.

Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. This technology is privacy compliant, and only monitors the presence of decibels and devices-not any personal conversation or information. Thank you for supporting our efforts to be good neighbors!

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Great guest house with excellent location.

We had a fantastic time in Fredericksburg. The guest house is within walking distance of Main Street. The only con was that the shower head needs to be replaced. Other than that, it was great!

Great place!

We enjoyed our stay here and would definitely come again! It was clean and comfortable and close to everything in downtown Fredericksburg. The street parking was no issue - huge street with plenty of room. The one thing that could use improvement is the showerhead - it's a small thing and didn't affect our rating but it could definitely use an upgrade.

Very nice

The cottage was very nice. Everything was clean and comfortable. They may want to change out the shower head, or soak it in vinegar. It was a little clogged.

Comfortable and quiet

Very clean and quiet property. Enjoyed our stay from start to finish. The owner greeted us when we arrived to make sure we knew how to access the property and explained where to park. The whole weekend was very enjoyable.

Just the essentials

Great location. Quiet. Owner really needs fix gap horizontally and one vertical on bathrm door. Light shines on the person in the bed when the other person is in the bathroom. It is awful.

Great place

We enjoyed our stay at Sip and Stay. It was very clean, street parking was not a problem, it was close to everything and nice and quiet at night. We were not able to use their cable for the tv and the hair dryer was missing. Other than that it was very comfortable.

Cute and Cozy Cabin

Located only a block away from Main Street, and on the quieter part of town. There was plenty of available parking on the street. House was very clean and stocked full of plenty of extra towels, linens, and kitchenwares. There was a separate fridge and separate freezer which made storing beverages and food super easy. The bed was comfortable and there was a nice and unexpected walk-in closet. The outdoor patio could use some upkeep, as such, we did not use it during our stay.

Great Location

Great little place, an easy 8 min walk to downtown. The place is set up well and was mostly clean and nothing to fuss over. The only 2 things that were disappointing were the water pressure in the shower which was nonexistent and the wifi which only worked a few mins a day. Trying to do some work as simple as answering emails became a hassle. The street parking concerned us at first but when we arrived the street the house is on is wide enough to have a semi turn completely around on so caused zero problem for us. Other than those small inconveniences the place was a nice stop for us and would stay again.

Great location

My daughter and I stayed here for the weekend. There is no signage as to where to go so at first it was a little confusing. Tree limbs were down everywhere and we actually tripped over some. There were ants in the bathroom on the linens and cob webs everywhere. This is a great location to Main Street. Very quiet and it was great for the two of us to have a wonderful mother daughter weekend. Gate handle was difficult to close and the bathroom mirror is way too high for short people like us. Just a few attention to some details and I would have given it a 5.

It was nice but the couch had a smell. Husband said it had a nasty feet smell. He wouldn't let me sit on it. Also, we tried to sign into the internet...... it kept saying there was too many users and we couldn't sign on. Be Side that, the bed was comfortable and bathroom was clean.

This property is in a quiet, convenient location. It was clean. Not worth the price, though. The linens were very ordinary. Actually, the towels were rough and scratchy, and they were insufficient - only two each bath towels and wash cloths and one hand towel. The bed sagged in the middle. There were three accent type chairs, not comfortable for sitting to watch tv. The sofa cushions were are so thin that you can feel the hide-a-bed metal through it. No door between the kitchen area and bedroom, so early risers needing light to prepare coffee disturb those sleeping. No counter space in the bathroom for toiletries, just a very narrow shelf above the sink and a small rickety stand at the side. Ordinary coffee and packaged snacks. No creamer. No bottled water. Wonky awkward coffee pot. Toiletries (a small bar of soap, tiny shampoo and conditioner) were identical to those at a Hampton Inn we had to stay in on the previous night. The artificial flowers and dozen or so acrylic paintings (someone is taking an art class?) added nothing aesthetically. But guests are supposed to wash and put away their dishes? I would not stay here again, nor recommend it to anyone.

Great Stay!!

Charming cottage a block away from Main Street only minutes to shopping and restaurants. The location was tucked away in a quiet secluded area off the street. Cottage was well equipped for short or long term stays. Will definitely be booking this stay again!

Cozy house

The house was cozy and perfect for our long weekend get away. Great location, near Main St, close to all the shops and bars/restaurants. It was a cold and rainy weekend and the house was warm and cozy. The only issue we had was, that it advertised cable TV and internet. It had neither. No cable. And the internet signal was too weak for our devices and for the Roku on the TV's. We did call Vacasa to report. Only thing they said was they have never received any complaints. We were out and about a lot however it would have been nice to wind down with the TV. That is the only reason we only gave 4 stars. We would, however, stay there again. It was very clean.

Cute, quaint, quiet!

This small house was perfect for our long weekend. You go to Fredericksburg to eat & drink the local fare so not having a stove is not a problem. Kitchen has small fridge & separate freezer, microwave & toaster oven to heat up the leftovers you bring back! Bed very comfy! We would definitely stay here again.
