Welcome to our centrally located duplex on the border of Roseville & Citrus Heights — offering comfort, convenience, and easy access to some of the area’s top attractions!

• Less than 10 minutes from Highway 50
• 15 minutes to Topgolf
• 20 minutes to Thunder Valley Resort & Casino
• 25 minutes to Old Sacramento

Please note this is a duplex property, and the driveway is shared between both units. Each unit has 1 designated driveway parking space, and free street parking is also available directly in front of the home.

The kitchen has been beautifully updated with brand-new appliances and quartz countertops, and comes fully stocked with:
• Pots & pans
• Cooking utensils
• Plates, bowls, and cups
• Cooking essentials
• Keurig coffee machine for your convenience

The spacious living room features a large sliding glass door overlooking the backyard fire pit and outdoor seating area. The backyard is fully fenced for added privacy and safety.

Home Layout:
• Half bathroom conveniently located off the living room
• Two bedrooms with 1 queen bed each
• Third bedroom with 2 queen beds
• Full hallway bathroom with quartz countertops, updated toilet, and shower/tub combo
• Towels and starter toiletries provided

As accommodating hosts, we do offer optional early check-in (2–3 hours early) for $75, which goes directly toward scheduling an additional cleaner whenever available.

House Rules & Important Information:
• This home is located within city limits and quiet hours are strictly observed from 10PM–7AM
• Please be respectful of neighbors and city ordinances
• No excessive in-and-out traffic or repeated coming and going throughout the day or night
• Only registered guests are permitted on the property or inside the home
• No loitering in the front yard
• Absolutely no weapons of any kind permitted on the property
• Absolutely no drugs In the home and or around the home
• No outside furniture may be brought onto the property ($500 fee applies)
• Please do not rearrange indoor furniture
• Any guest not on the reservation will be charged double the nightly rate (even if visiting)
• Event Fee of any kind at all $750
• Any Unauthorized event reserves the right to immediately terminate the stay.
• Guest that are not on reservation from first day will be subject to a $350 admin fee in addition to nightly guest fee
if unpaid subject to immediate termination
• $2400 smoke / weed remediation fee
° Booker must occupy unit and be able to show valid ID (if necessary)
• Can't be booking for a friend (violation eligible for non refundable cancellation)

We do a walk through before and after! Absolutely no parties or gatherings of any kind! Any breach of contract will result in a $1000 cleaning fee.

Better than hotel

We were in town for a short weekend. For four of us, we had plenty of room, awesome amenities and a roomy home to stay in. Definitely recommend and would stay in again.

Perfect location for our visit

We were in town visiting family and this was the best location to be right in the middle of everything. The grocery stores right down the road we super convenient. The neighborhood was quiet too.

Cursillistas attending Regional Encounter at Holy Family Parish, a 4 minute drive away.

Looks clean, smells clean. Big enough for our group of 9 friends. Easy check in and out. Good communication with the property manager. The garage is another rental unit. The driveway is shared. Overall, I recommend this place.

BEWARE, VERY MISLEADING, NO PRIVACYThe property was advertised as a private, no-pets stay, but there were undisclosed people living in the garage with a dog on site, which we believe belongs to the owner’s son. This was NEVER DISCLOSED in the listing. The garage also has direct access to the house through a door in the living room, which made the stay feel uncomfortable. THIS IS NOT A DUPLEX. The listing also claimed there were 2 full bathrooms with showers, there was only 1 full bathroom and 1 half bath.When we arrived, there was a car in the driveway and a dog barking in the garage. We informed the hosts that some family members have pet allergies. They said they would relocate the occupants and dog, but instead simply switched vehicles while the same people and dog remained on the property. We are not idiots! Weeds throughout the backyard, expired food in cabinets, mold on dishes, having to purchase our own sponge, sending notifications to us if doors or windows were left open, also a camera inside a locked supply room, that felt invasive from a guest privacy standpoint and ILLEGAL. The walls were extremely thin, so we could hear conversations, movement, and barking throughout the weekend. One family member ultimately left early because of how uncomfortable the stay became. We would NEVER book this property again or recommend it to anyone seeking a PRIVATE, clean, peaceful, accommodation.

We take guest feedback seriously; however, we believe this review omits important context regarding this reservation. During the stay, multiple documented violations of our house rules occurred, including hosting an unauthorized event and exceeding the approved guest count. Our team also documented conduct on the property that created significant safety concerns, including activity involving items appearing to be firearms and behavior directed toward vehicles and the property. These incidents were documented with photos and video evidence and reported directly to the platform for review. When these concerns were raised during the stay, their seriousness was minimized rather than addressed. Despite this, we did not immediately terminate the reservation and instead provided multiple opportunities for the group to comply with house rules and remain in good standing. Regarding statements made in this review, the property layout, disclosed monitoring devices, and listed amenities are reflected in the listing details. Any monitoring devices are located only in disclosed, non-private areas and are not inside guest living spaces. We stand by our handling of the reservation and our efforts to address concerns professionally while prioritizing the safety of neighbors, the property, and all involved.

Excellent Host

My family and I stayed the weekend for a high school graduation. The host was great and very attentive. The house was perfect for our size family as well as working during the evenings. The beds were very comfortable. The only thing that would have made the stay better was an additional couch in the living room for our family size to watch tv together comfortably. Overall, the house was perfect for us and the host was fantastic.

Citrus Heights stay

We were pleasantly surprised at the amount of space this home has. It was very clean simply decorated yet nice. The beds were comfy the neighborhood was nice, even had turkeys down the road. Our host was very much available and went out of his way to help us when needed. The only downfall was we did not access to a washer or dryer, but we found a place to wash clothes for our extended trip. We will stay here again when we are back in the area.

This property was a complete disappointment!!! Apparently this rental is a duplex and the attached garage is rented out separately!!! Listing says entire house and says nothing about it being a duplex unless you go hunting for it!!! Very misleading!!! Also couldn’t control the heat and we were freezing during the day and hot at night!!! Floors were sticky throughout the house, and backyard was over grown with weeds. Everything about this listing was sneakily misleading and would never stay again!!!

Upon arrival we discovered that someone was staying or living in the garage. This was not disclosed in the listing or agreement and it was not anyone we knew. The fact that the interior door to the garage had only a basic key lock which they could access made us feel extremely unsafe especially since the bedrooms didn’t have locks leaving us unable to secure ourselves at night. Additionally after re-reading the listing I noticed in very small print that the home was a duplex though it appeared to be a standalone house. Nowhere in the booking details was it made clear that another occupant would be sharing the space in this way. To make matters worse the thermostat was locked preventing us from adjusting the temperature. It was freezing inside the house dropping to what felt like 34 degrees while the outside temperature was 61 degrees. This made for an incredibly uncomfortable and unlivable situation. Given these unexpected and undisclosed conditions we had no choice but to leave early after only staying 3 hours.
