Please note that the garage is not available for guest use. However, there is ample parking space available for 3 vehicles in the driveway. Thank you for your understanding.

The house is less than a mile from the nearest public boat landing: Hilton Recreation Area. Please put your boat in the water here. There is not access to put the boat into the lake at the property.

The water level at Lake Murray varies over the year. When the water level is low, the ramp to the dock can become steep. Please be mindful of this and be careful when going up and down the dock.

The water off the far end of the dock is approximately 12 feet deep in the summer, and even during lower water levels, it remains around 7-8 feet. Our floating dock provides easy access to the water, though please note that there`s no beach area, and the shoreline is a bit steeper but terraced for your convenience.

The backyard is a bit steep due to the terrain of the lot. Please be cautious when walking to and from the lake.

We are very close to the water - expect to see wildlife including bugs, lizards, birds, turtles, raccoons, squirrels, and the occasional deer. Regular pest treatments are done both inside and out but it is very easy for pests to slip into the house if doors or windows are left open.

You will receive a `boarding pass` upon confirmation with guidebooks, property specific details, check in / parking instructions and more! You can share this link with anyone in your party for access to the details!

To comply with Lexington County regulations, any guest count above 6 must consist of children under the age of 5. Our home is designed to comfortably host families and groups, and we simply ask that reservations reflect this local requirement. The maximum occupancy that is shown in the listing includes any and all visitors that will be at the home. Over-occupancy or unauthorized events will result in IMMEDIATE eviction without a refund. Any guest who refuses to vacate when instructed will be treated as a trespasser.

No parties, events, or gatherings over the listed occupancy are allowed under any circumstances. Bookings made under false pretenses will be denied access with no refund.

You must be 25 years of age or older to book one of our homes.

While we ask a series of screening questions to all guests, local guests are subject to additional screening steps, including a phone call. We reserve the right to cancel any guest reservations at our discretion.

Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without a refund.

No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio.

No illegal substances or activities on the premises.

A starter amenity package is provided for each reservation. These items are intended as a complimentary starter supply only and may not be replenished during the stay.

Pets must be approved in advance. We charge a pet fee for up to 2 pets at all our pet friendly locations. If there is evidence of any undisclosed pets in the home (pet friendly or non-pet friendly), you will be charged for cleaning + any additional damages.

For stays longer than 21 days, we charge an additional cleaning fee. If the house is left in a state that requires additional cleaning, we will charge a fee that covers the additional expense.

Early check-in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule.

Do not tamper with smoke detectors, security devices, or Wi-Fi equipment.

If personal items are left behind a fee of $25 + shipping costs will be charged back to you.

Hot Tub – Summer Months: During the summer months in SC, extreme outdoor temperatures and heat indexes may prevent the hot tub from maintaining its typical heated temperature. For guest safety, the hot tub may operate at a lower temperature and, at times, the water temperature may be similar to the pool. This is normal during periods of extreme heat and is not considered a malfunction.
