We say -ish because, to note, bedrooms 4 and 5 are divided by a door, and offers a perfect family suite, with a 2 twin-over-twin bunks in one space & Sofa Sleeper in the other. Upstairs offers a serene retreat when a break from the rest of the group is needed. Here are the master bedroom which features a king size bed and rollaway, along with an ensuite bathroom. The third bedroom features a king bed with rollaway & convertible Sofa, along with a perfect laptop friendly workspace for that work away from the office. The other bedrooms, bedrooms four and five, offers two spaces, a perfect family suite separated by door so that it may function as 2 connected bedrooms, with two twin-over-twin Bunks in one space & Sofa Sleeper in the other. The sixth bedroom features 2 queen beds, as well as a flat-screen Smart TV for convenient late-night watching. Additionally, there is one additional, full guest bathroom with shower/tub combo and vanity located on this floor.

The downstairs, offers a bedroom with a king with trundle bed. This room also boasts a unique family-friendly amenitity, offering a hidden reading nook/kids play space, where the young ones can hideaway, read, and let their imagination run wild.

There is also a spacious full bathroom, tub/shower combo located downstairs. Necessities such as shampoo, conditioner, body soap, and shower gel, as well as hair dryers, are complimentary and provided in each bathroom.

SmartTVs are available in the living room and each bedroom (except of the room with the 2 twin-over-twin Bunks)

This unit also has laundry area located upstairs, equipped with a washer and dryer in the unit, and an iron/ so you may prepare your outfits properly, for your downtown adventures! We do offer a few hangers to hang garments and belongings as needed.

Guests have access to the whole home. Entrance to the home is provided through an smart lock at the front door.

We’ve included carefully considered amenities throughout the property, including a starter kit with toiletries, laundry detergent, paper towels, hangers, toilet paper, and others. There is a washer and dryer located upstairs, as well as iron and ironing board, and the whole property enjoys free fast Wi-Fi.

Guests also have access to the ample family-friendly amenities, including 2 pack-n-plays, baby gates, baby bath, high chair, games, and even toys, all at no additional cost and stored in the closet in bedroom 3.

Host is available via phone, text, or booking platform messaging. Guest communication is always available 8am-9pm PST, but may not be available overnight. Text and booking platform is preferred and likely to give quicker response.

Guests must sign the Rental Agreement, which is sent in advance via email.
A $150.00 security deposit is required against any potential damage or loss of items.
Travel Insurance is available for purchase and recommended, as we do honor our cancellation policies.

The hot tub is available for use at $50 per stay. The lock code will be provided once payment is received.

For stays of 30 nights or more: Guests are required to carry renter’s insurance and list the property owner as an Additional Interest. Proof of active coverage must be provided prior to check in, in order to receive access to the home. Failure to provide coverage may result in cancellation of stay without refund.

☆☆ PET POLICY ☆☆

Your four-legged, furry friends are welcome, but they must be disclosed before arrival. We charge a small additional fee for pets $100 per stay. Guests are responsible for cleaning up after their pets, including hair and waste. Animals cannot be left unattended on the property. If animal hair or waste is found after your stay and a pet fee was not paid in advance, you will be charged an additional $150 for cleaning.
HOUSE RULES & RENTAL AGREEMENT

1️⃣ GENERAL CONDUCT

Respect the Property
• Treat the home, furniture, and community areas with care.
• Clean up after yourself, indoors and outdoors.

Be Mindful of Noise
• Observe quiet hours from 9:00 PM – 9:00 AM (local ordinance).
• No events, parties, gatherings, or visitors allowed without prior written permission.
• Noise complaints are taken seriously and may cause immediate termination of your stay.
• Violation of noise or code enforcement policies will cause a $1000 fine.

Report Any Issues Promptly
• Report any cleaning concerns, damages, or malfunctioning amenities within the first 12 hours of check-in. We want the opportunity to correct any issues to ensure a comfortable stay. If we are not notified in a timely manner, we may be unable to address your concerns or offer remediation after your stay.
• Guests are responsible for any and all damages, lost or stolen items, decor, furnishings, etc that occur during their stay. Host will charge guest via AirBnB Resolution Center, AirCover, and/or security deposit in order to collect for these items.
New Damages: If damage occurs during your stay, please be transparent and notify us immediately. We understand accidents happen and will work with you to find a fair solution.

Rental Agreement
• The primary guest must sign our Rental Agreement and is responsible for all individuals in the rental party.
• Its terms will bind all individuals in the rental party.
• Rental Agreement is sent via secure link to our “Guest Portal” via OTA messaging platform or email.

Security Deposit
• A $150 Security Deposit is required to cover potential damages or lost items.
