La villa a été entièrement rénovée en 2022 et 2023, Tous les lits, la cuisine, les salles de bain, les douches, le bain moussant, les lumières de la maison et du jardin ont été transformés. La piscine a été entièrement rénovée et est désormais au sel. Fini les produits chimiques dans l'eau ou sur la peau. Maintenant avec une douche extérieure aussi. Climatisation dans 4 chambres.
La villa est isolée, avec une vue exceptionnelle, de 250 mètres carrés, à seulement 150 mètres de sa propre plage privée sur le lac de Bracciano. Il est situé près de Rome (40 min) de la mer (40 min) et à 50 min. de l'aéroport international de Fiumicino. A flanc de colline avec une vue panoramique et extrêmement ensoleillée à 180 degrés sur le lac et la campagne romaine la plus protégée. Une piscine privée, une plage privée au bord du lac de Bracciano à 150 m. de la villa, et chaque commodité en fait un choix parfait pour des vacances reposantes. Internet haut débit en wifi partout, piano, chaîne hi-fi, télévision par satellite et, globalement, une vue imprenable sur le lac et la campagne ne sont que quelques-unes des caractéristiques de la villa. La villa dispose de stores métalliques antivol et d'une porte blindée. Le grand espace piscine pour enfants également avec une grande partie peu profonde est entièrement protégé des regards extérieurs. Des tables de jardin, des chaises et des transats sont disséminés dans le jardin. Chaque recoin de cette superbe propriété communique détente et bien-être. Veuillez noter que les locations s'effectuent du samedi au samedi en haute saison (mai-septembre). Il y a un supplément par personne supplémentaire au-dessus de 10 et un par semaine pour le nettoyage final, le nettoyage de la piscine, le jardinage, l'électricité, le gaz, la consommation d'eau, les serviettes, les draps. , assistance en cas de besoins urgents et toutes taxes.

A beatiful spot in the hills with a fab pool and stunning view over Lake Bracciano. We were a family of 9 and had a great time. Need some more dining chairs and outside furniture a bit worn but overall very enjoyable.time had by all.

great location and views

we really enjoyed our holiday in Poggio delle Ginestre on the Bracciano Lake. the views from the House were amazing. we used the house as a base to visit Rome and Montepulciano but you must have a vehicle. Pool was a bit cold at Easter (end of March) so we could not make use of it. but it looks a great pool for in the summer. Tomasso was super helpful and also the owner Armando very helpful and friendly.

Lovely house with a fantastic view.

We spent one week in this lovely house together with another family. The house has a fantastic panorama view over the lake, a large pool and a cozy garden with olive and lime trees. The house is clean with big bedrooms, comfortable beds and many bathrooms. Thomaso gave us a warm welcome and where available for questions. Thank you so much for let us renting this house. we would defiantly want to come back!!!

Italian holiday 2024.

We had a wonderful week in this beautiful house. It has everything you need for a holiday!! The pool is just amazing and the views from the poolside are out of this world and get even better when the sun is going down 🌅.. there’s a town nearby where you can get all your shopping, restaurants and anything else you need for your stay.. we traveled to and from Rome by car a few times at less than an hour each way, so it’s really nice to get back from the hustle and bustle of the city to a little bit of paradise!! We also had access to the private lake which was never crowded and is very safe for small kids and was also very beautiful and refreshing.. we would definitely recommend this place and will definitely be back again!!

Amazing Place

We stayed for a week a family of 14 the villa is fully equipped to cater for large parties, spotless with everything you need. The views and the pool are just amazing the photos don’t do it justice. If you do happen to need anything Thomas the site manager was always on hand or a phone call away, I couldn’t recommend this villa enough, The beach by the lake is just stunning with the setting sun, Barbecue on the sun terrace with Rome only 40 mins away and the town, a 5 min drive, where the restaurants and bars are plentiful Thank you for renting us this place. we created memories that we will never forget x

What a lucky find

Although bookings were in different names I was actually there for four weeks. Everything great. One additional improvement would be some sort of communication between entry gate and house. I understand that this has been challenging to resolve. If phones are not working this can be a bit of a problem

Overall Great But Definately Needs Work

The villa is in a wonderful location, close to the 3 towns, beach access, not far for a train ride to Rome. The villa itself was a little disappointing- with black mold in the bathrooms, shower heads that fall continuously, a small kitchen by North American standards and no air con or screens. The Mosquitos are plentiful, so pack your spray! The pool was beautiful, though with 11 of us in out out of it for a week, it was in desperate need of a cleaning and should have been done mid week. Armando is a gem to deal with, but in a different situation these items might have ruined our trip. If the house was up to par, I would have easily given this a 4-5stars rating.

Thank you for your compliments. We also duly noted your comments in every aspect and report here. In fact a little bit of mold appeared at the wall border of 2 bathtubs, The cleaning firm I hired for that, told me that this is just due to heavy turnover of showers. The problem has been addressed and disappeared. Same thing for the showers heads : Tommaso has repaired all the 2 supports that where a bit loose. The pool cleaning is normally organized weekly, but as you say with 11 people in an out all day it needed an extra cleaning which I organized as soon as you asked, free of charge. As we say to all customers, Tommaso and Elisabetta are available in case of urgent need. Every customer gets Tommaso's cellphone. Just calling him for all this could have solved the mood, showers heads and pool questions immediately. Mosquitos are a mystery, and their sporadic presence is apparently due to a combination of wind, humidity and temperature in certain times of the year. To address the problem as much as we can other than what we already do with sprays, tablets and machines that prevent mosquitos from entering, we installed now mosquitos nets around all beds. As for the kitchen, I'm aware that the villa's kitchen might seem small by american standards, but being in Italy it is built with Italian standards. We are sorry but travelling requires sometimes a little adaptation to local standards and habits. But since we are always listening and trying to improve the holiday experience we bought a much larger fridge. Thank you for your feedback.

The property listing does not do the house justice. The pool is huge and the house has wonderful views over the lake, which is volcanic has warm crystal clear water. There is a safe running/cycle path to Trevignano for supplies and Rome is 40 minutes away. You could perhaps do without a car It was such odd situation With COVID quarantines elsewhere. Rome was practically deserted. We would definite come back. Armando the owner was extremely helpful, as was the manager Tomaso. This is very keenly priced, similar costing villas being nowhere near this gorgeous. Only downsides were neighbourhood dogs barking (in polyphony) and mosquitoes, but these are not the owner’s responsibility!

Enjoyable

The villa was beautiful with an amazing panoramic view of the lake and an amazing swimming pool which we enjoyed immensely. It was quite spacious for our family of 8. Has air conditioning unit in all bedrooms on the second floor except for the one bedroom on the first floor. In fact, the first floor does not have an air conditioning unit. Which made it a bit uncomfortable during the warmer days. We wish that bath towels were as large as normal bath towels and not the size of hand towels. The garbage and recyclable systems were somewhat confusing. But despite of these minor issues, we had an amazing and enjoyable experiences. The town was very charming with lots of places to eat by the lake and all had delicious cuisines. We will come back and definitely recommend this villa. Liz, Steve and family.

Thanks, Steven I was happy to have you. I can easily change for bigger towels. I just remodeled the whole house and pool, so towels are an easy thing to improve. As for the garbage, you are right. Regulations in Italy are strict. I'll make a multiple language precise sheet to give to guests. I'll be happy to have you again any time.

Special family holiday

The villa was amazing especially the swimming pool and the view of the lake was breathtaking, we did have some issues with the villa, we didn’t have enough towels, one small towel and one pool towel each is not enough, the villa was not very clean, the outside furniture needs painting as the paint came off and damaged clothes, I think things are getting tired and need fixing ie, kitchen units, some furniture, the bin system was very difficult to manage as not collected and not enough room to store everything also a bigger fridge is needed for so many people sorry to complain but we did feel that these things made it hard to deal with things every day. Thomasso was okay but I think a bit rude and he should have waiting until we left to come over and start working on the pool it felt very intrusive, and I don’t think that him and his wife are cleaning the house very well it needs a good going over.

Fabulous

The property was as described. The views were amazing when sitting at the tables by the pool. The views put the three bedrooms we used all had balconies and views of Bracciano Lake as well as the pool. Each bedroom had an air conditioner if you chose to use it independently of each bedroom. We each had our own bathroom which was great. Tommaso checked us in and toured us the house upon arrival and how things worked. He lives in the town so if we could have had any issues we was close. We had no issues. Armondo the honor called to check on everything the evening of our check it. He communicated well with us. He even answered several emails to answer questions before our arrival. Very helpful to have a washer. The home sits upon a hill for amazing views. It’s pretty quiet area but short drive into town. We really liked that fact. It’s easy access to Rome per Tommaso taking the train from Anguilla was pretty easy and saved us from driving in the city center area. Cheap tickets. We loved everything about the house and surrounding area. Highly recommend. The pool is huge if traveling with a family in particular. It is a little tricky to unlock the entry gate it seems to stick a bit. That was the only difficulty we had. Other than that if we should return to this area we would definitely try to stay here again!

jolie point de départ pour visiter Rome

En effet, la villa est à un endroit qui la rend tout aussi bonne pour le repos bucolique que pour les visites des alentours. Rome d’abord.

Belle maison avec vue splendide sur le lac Très ensoleillée, un ou deux parasols supplémentaires auraient été bienvenus Grande piscine où on peut nager Équipement de la maison correcte à part la cuisine où le lave vaisselle est minuscule et il manque des saladiers , cafetière électrique . Un peu de bruit des voitures sur la route en contrebas Plage facile d'accès Possibilité de louer des bateaux sur la grande plage de Trevignano

Merci pour vos compliments, en effet, des travaux vont avoir lieu à l'automne pour pouvoir faire rentrer un plus grand lave -vaisselle. Le manque de pare-sols n'a jamais été signalé, mais c'est une excellente idée. Facile à réaliser et économique. Dommage qu'on ne nous ait pas signalé le manque de cafetière électrique (les italiens utilisent la moka et il y en a deux grandes) et de saladiers, on aurait pu immédiatement vous procurer ce qui manquait. C'est pour cela que dans le contrat il y a de l'assistance personnalisée et gratuite. Je peux être très réactif, il suffit de nous contacter. Merci pour vos suggestions.

Het zwembad was koud maar heel mooi en schoon.huis en kamers waren schoon. Keuken compleet. Alleen het afval was een puzzel en werd niet op de aangegeven dagen opgehaald Tomasz was zeer behulpzaam en gooed aanspreekbaar.

Positiv:- sensationeller Blick- toller großer Pool, tief genug für das Sprungbrett, man kann Bahnen schwimmen- charmantes altes Haus- Betten im ersten Stock sehr bequemNegativ:- Haus ist sehr alt und nur in Teilen renoviert- Küche schmuddelig, wir haben die Spülmaschine selbst grund gereinigt, weil das Geschirr nicht sauber wurde Küche wird wohl demnächst renoviert. Verrückt viele Mücken draußen und drinnen, selten so viel Autan verbraucht - aber dafür kann das Haus nichts ;)

The location, the breathtaking panorama that is visible from any angle is what really strikes me every time I go there. The lake's presence is really resting and takes away all the stress. I didn't believe it in the beginning when my mother bought the house. Now I can't wait to go any time I can to look and feel the presence of this incredible lake
