This delightful,charming three level 2,000 square foot duplex provides all the comfort and convenience to accommodate any guest looking for high quality accommodations at a great price. Floor to ceiling windows in the living room offer a bright and sunny setting with panoramic mountain views. Modern décor and hardwood flooring are just some of the high-end features that guests will enjoy at this property. The unique rooftop hot tub with incredible views of the surrounding hills creates yet another level of enjoyment for all.
The second level has a comfortable, welcoming living room that opens to a large deck, ideal for enjoying the warm summer months. The living room is open and encompasses the dining table which seats eight and a fully-equipped gourmet kitchen with additional seating for four. Outside the kitchen is a cute little patio with views. The first of two guest bedrooms is located on the second level of the home and has a queen-sized bed and provides access to a full bath.
A second guest bedroom and the master suite are located on the third level. The guest room has a queen bed, a private en-suite bath, and a private balcony. The master suite has a king sized bed, walk in closet, double sink vanity, large bathtub and separate shower. Enjoy the sunrise on the master suite’s private balcony or curl up with a book during the winter months in front of the gas fireplace.

We built the house in 1997 along with our neighbors, who happens to be the architect. When the snowfall is heavy, the local elk herd uses our house as a wind block, so there can be 30+ head of elk outside on the hillside.
We have this house in order to be near so many activities. We love to ski, hike, cycle, snowshoe, attend symphony concerts, do the gallery walks, cook for friends, check out new restaurants as well as patronize old favorites.

We picked this lot to build as it has sunshine all day year round. Most properties fall into mountain shadows, especially in winter when the sun angle is low. We have the East half of the building, because we like having sun on the patio off the kitchen for breakfast.
The hot tub is located up on the crow's nest, so when you are tubing you can see no buildings, only mountains and sky. BTW: Ketchum is one of the few cities that has a 'night sky' ordinance. This means no up-facing lighting, or strong outdoor lighting, thus cutting down on the light pollution. On a clear nite (which is often) the stars seem to be endless, with shooting stars everywhere.
The house is situated at the trail head for the saddle into Adams Gulch. This allows you to hike, snowshoe, and mountain bike easily from the house. We are a couple minutes from town, or the lifts at Warm Springs (which has free bus service two blocks away taking you to the lifts). There are amazing restaurants for such a small mountain town, but we also love to hang out and cook. There are two great grocery stores in town... even a fish/meat wholesaler and wine wholesaler available to the public.
A great outing is to drive to Galena, have lunch, hike, bike or cross-country ski. Lovely setting and wonderful people. They have equipment rentals and lessons as well.
My husband and I with friends had a great time at this property. Everything is pristine and so well maintained. The kitchen is so much nicer than what you typically find in vacation places. And the layout is awesome. It is convenient for everything from skiing, dining, hiking and biking. Lots of great hikes right out the front door!
Very close to downtown and fabulous restaurants. Although the place is so nice you may never want to leave. We highly recommend it!
I would definitely recommend this place for your vacation! We had 4 adults and 2 kids and we were all very comfortable. The open kitchen, dining room and family room was perfect. The kitchen is fully stocked with everything you would need to cook in. The large and inviting dining room table was great for our dinners! Sometimes with house rentals, you just don't know what they will have there for you to use and with this house, they have provided all the basics plus more. It was just nice there were Kleenex boxes in every room, shampoo, soaps, lotions, blow dryer, plenty of towels to use, games, etc.
From the house, it is a short walk to the bus stop so it was very convenient to get to Warm Springs for a day of skiing. We also enjoyed the rooftop hot tub at the end of the day! The house is very close to town so whether heading to the grocery store, shopping, or restaurants, it was all very easy to get to.
This place is the best! It's so centrally located but still private. Snowshoeing right out the door and skiing a five minute drive down the road. Hop in the car and you're less than a five minute drive for groceries, restaurants, shops and galleries. I've been there both summer and winter and loved it. The house is great - it has a gentle cowboy theme - very tasteful, extremely comfortable and well equipped. And, there's even a roof-top hot tub with fabulous views. I'd recommend this house to anyone wanting great accommodations in a great town anytime of the year.
I would enthusiastically recommend this property to anyone. This perfectly located home is wrapped in the warmth and luxury that is both welcoming and tasteful. As we arrived we found that we were surrounded by art and style that so perfectly reflects the surrounding Ketchum and Sun Valley area, while feeling spoiled by the subtle extravagance of a cooks kitchen and relaxing rooftop spa (great views from here!). This is such a welcome contrast to many homes I’ve rented. I often read these reviews when choosing a vacation property to rent (for what seems increasingly to be our very precious time off) and find that I am later disappointed with the low expectations of the reviewer. So many properties are cold shells, devoid of any true personal effort on the part of the owners, or that have any comforting decorative features locked away in the owner’s closet robbing the property of all of its charm. Not this home. The warm pine and glowing fire in the winter and the light filled living spaces in the summer made for wonderful experience regardless of the time of year. And the location for all seasons could not be more ideal. We’ve skied at Baldy, attended outdoor concerts, and biked the trails, all within minutes of the house. This one gets our top rating.
In the winter... hundreds of kilometers of cross-country trails (groomed nightly), high-speed quad lifts on mountain with snow making equipment (always fresh powder)
In the summer... hundreds of kilometers of trail system for mountain bikes, hiking, dog walking. Tennis, golf, world class fly fishing, swimming, skateboard parks, etc.
Tons of great restaurants, art galleries, shopping.

The sales tax is 10% (6% state tax, 2% state lodging, 2% city LOT). We use a Security deposit insurance through CSA, the guest pays $100 and it covers up to $5000.00 in case of any damage. Long term rentals and leases available.
