You'll have the whole place to yourself minus a supply closet we keep locked for our storage. Feel free to make yourself at home and enjoy all the other amenities. We just ask that you treat the space with the same care and respect as you would your own home. To ensure a great experience for everyone, please be mindful of our house rules—we have a ZERO tolerance policy for violations, including over-occupancy and parties.

Other things to note
House Rules:
1. Check-In / Check-Out:
Check-in: Begins at 4:00 p.m. Early check-in is permitted only if the property is cleaned and ready, with prior approval.
Check-out: 11:00 a.m. Late check outs require a 24-hour advance notice for approval. If approved, the late check out fee is $75 per hour. Please let us know in advance and we will try our best to accommodate you.

2. BBQ Grill Usage:
We’re excited for you to enjoy the BBQ grill during your stay. However, if you plan on grilling kindly bring your own propane tank as we don’t keep one on-site. We also ask that you clean the grill after your use to keep it in great shape for the next guests. We provide grill degreaser & grill cleaning brushes to make it easier. If the grill is not cleaned, a $75 grill deep cleaning fee will be applied after checkout. Thank you for your understanding, and we hope you have a fantastic time cooking outdoors!

3. Security Cameras:
External cameras are installed solely for property protection. One in front, one at the door, and one in back (e.g., a ring camera is positioned to monitor driveway.)

4. Noise:
Our home is equipped with a noise sensor. Quiet hours are observed from 9 p.m. to 8 a.m. Please be considerate of our neighbors and avoid gathering outside during these hours. While interior noise is permissible, it should not be audible outside. Noise complaints will result in immediate eviction without refund. Unpermitted events will result in $1000 fee.

5. No Shoes:
To keep our space clean and comfortable for all guests, we kindly ask that shoes be removed upon entering. Indoor slippers are provided for your convenience. Guests will be responsible for deep floor cleaning if shoe prints are found.

6. Pet Policy:
We welcome small to medium-sized pets with a pet fee of $289 per pet. Kindly inform us ahead of time if you plan to bring a pet. Please be aware that additional charges may apply for any permanent stains or furniture damage found upon checkout. Thank you for your cooperation and understanding!

7. Pool/ Spa Heating Policy:
Winter pool/spa heating is available for $150 per day. Please let us know 24 hours before check-in if you wish to use pool/spa heating. PLEASE NOTE: the pool and spa run on a single, connected heating system—so the heating charge applies to both. We do not offer separate or complimentary jacuzzi-only heating. If you’d like to use the heated pool / jacuzzi, please let us know in advance so we can arrange it for the standard heating fee of $150 per day.

8. Smoking:
Our property is strictly non-smoking indoors, including tobacco, marijuana, cigars, e-cigarettes, vape pens, and hookahs. Smoking is only permitted in the backyard area. Please dispose of cigarette butts in the trash; littering on the ground is prohibited. A $700 fee will be charged for any smoking violations assessed after checkout.

9. Towel Usage & Makeup Removal:
Please do not use our white towels to remove makeup as stains can be difficult to remove even with bleach. We provide black makeup face towels in each bathroom for your convenience. Any white towels permanently stained due to improper use will be considered damaged and guests will be charged for a replacement set.
