Beautifully Restored 16th Century Refuge With Infinity Pool And Stunning Views
Il Convento is a beautifully restored 16th century house in Geppa, a tiny hamlet in the mountains of the Valnerina in southern Umbria just a 15 minute drive from Spoleto. The kitchen has custom built cypress units, and sink & floor made from local marble. There is a washing machine, dishwasher, electric hob and oven, fridge and a breakfast area with antique table and chairs.
The large Living/Dining room has huge chestnut beams painted off-white, and terracotta floors. There is a dining table for up to 12, as well as a sofa, chairs, fireplace, TV\DVD and selection of films. The Main Bedroom has a large double bed and en suite bathroom with shower. The mezzanine has double sofa bed. The top floor contains one double and one twin bedroom. The main bathroom has a bath, shower & bidet.
Just down from Il Convento is a shared infinity pool with stunning views of the mountains and valley below and plenty of seating in sun and shade, as well as a hydro-massage area and outdoor solar show
Things to Do: The Valnerina and Umbria offer a wide variety of outdoor activities in all seasons. Road and mountain biking in spring and early summer, rafting from spring to autumn, horse riding and mule trekking in spring and early autumn, skiing in winter and fantastic walks at nearly all times.
Umbria heaves with cultural activity all year around and this reaches its pinnacle in the summer. Our website contains a selection of some of the highlights; however every tiny commune will have at least one festival or celebration during the long hot summer, so you are sure to stumble across something diverting on your travels.
For food lovers and antiques fans, markets abound in Umbria. Our personal favourites are the antiques market in Pissignano on the first Sunday and Spoleto on the second Sunday of the month. We have provided lots of details on all of these activities on our website and there are printed guides in the house.
Places to Visit: The best way to explore the Valnerina is to just get on the SS 209 road (also called the 'Valnerina') which runs from Ferentillo to Visso and explore, taking detours off to the many little towns hanging off the sides of the mountains. Our personal highlights include:
The ancient Abbeys of San Pietro (near Ferentillo) and San Eutizio (near Preci). Norcia: famous both as St Benedict’s birthplace and as a food lover's paradise, with the finest salumni, prosciutto, pancetta, truffles, the famed lentils of Castelluccio and rare mountain cheeses on offer. Piano Grande: a sublime mountain plain ringed by mountains and one of Italy's most magical landscapes. It is like a colossal natural amphitheatre and contains an incredible variety of wild flowers, which are at their most abundant and alluring in June. Spoleto: a lovely old town, thoroughly civilised and refined, without taking itself too seriously, with one of Italy's most beautiful cathedrals.
Places to Eat: Eating in or out is always a pleasure and you will have to try very hard to have a bad meal in Umbria in general and the Valnerina in particular. In the end, it's what makes Italy our favourite country to visit: you always know that you are going to eat and drink well. The villa is beautiful and well-appointed, with a fully equipped kitchen and comfortable living space for a relaxing holiday. Sian the caretaker had plenty of recommendations for great local dining. The inifinity pool was amazing, perfect for the hot summer days and good for all ages- we spent hours at the pool everyday.

Picture Look Great - House & Pool Very Dirty (When we Staid)
Whilst this house and its pool look great, they can only be great if clean.
We arrived to a dirty house, dirty switches, filthy tv control for a TV that didn’t work, filthy oven, dirty cutlery, dirty glasses, dirty plates, crumbs on the floor and all over the sofa. Worst part of was the pool, its was neglected, dirty and full of algae bloom. We raised issues with owner who was surprised about the feedback as she says she has never had bad feedback before even though her lowest star on the feedback is due to cleanliness. Owner denied pool was dirty even though I supplied images (Vrbo agreed with me after I supplied evidence but host remained in denial and never acknowledge the evidence). Unfortunalty the host runs this from another country so if there are any problems you are out on your own (or you will be labelled a liar). I was told the pool was cleaned every day but the day after I was told the pool cleaner was actually broken. The pool cleaner returned the day before we left and the last day was fine. I spoke with the host who was very childish and rude, I was the one making the complaint and I had to endure her shouting rant at me whilst I listened in silence – she then hung up. The host blames everyone but herself, the house being dirty was apparently down to me (god knows how I cake months of grime into a few days) and the pool was down to the weather (not the broken pool cleaner) - very odd.

Bradley, you were a guest at our house in Geppa for five days. You arrived on the 22nd of August and departed on the 28th of August. The weather was terrible for 4 of the 5 days of your stay, with storm force winds and torrential rain, and then cleared up on day 4. The pool maintenance people came on that day to clear the leaves from the pool, and your family then used the pool.
The previous guests who departed on the morning of your arrival left a 5 star review – singling out the pool as being “amazing, perfect for the hot summer days and good for all ages – we spent hours in the pool every day”.
The next guests that arrived on the day you left our house also left a five star review, and they expressed a wish to return next year as well. We will happily welcome them back.
I understand your disappointment because the weather was terrible, and not what you were expecting for August in Umbria, and I am sorry that it worked out that way. However, in over 10 years of welcoming guests to our house we have never had someone who complained like you did – so often, and about so many different things.
While the house had been cleaned for hours prior to your arrival, we still took your concerns about the cleanliness of the house very seriously and responded to them with urgency-for example by offering to send our housekeeper to clean the house again. However, despite your complaints, you indicated that you did not wish for the housekeeper to return. This was surprising. We also refunded you the entire cleaning charge, despite the fact that our cleaner found the house in the most appalling state she has ever witnessed following your departure and required hours of extra cleaning.
We have over the course of the years of renting our house had the odd occasion where something has gone wrong, and if it does, we work tirelessly to get it resolved in a timely manner. As you know, it is a holiday home, and our housekeeper and property manager are on the ground to manage and respond to all the needs of guests during their stay.
However, no matter what we did, it seemed like nothing was good enough for you and that your objective was to obtain full compensation under threat of leaving a bad review when we were not at fault. We responded calmly and politely to the numerous messages during your stay, and the 3 different tickets that you raised with VRBO following your stay, and in none of these tickets was any fault on our part established. In fact, they were closed without any finding of fault. I don’t know what else to say about this, it's heart-breaking to have someone say such terrible and unjustified things about a house that we love very dearly and look after with the utmost care. I wish you well, despite the many misrepresentations in your review, but I definitely would not recommend you as a guest
Heerlijke locatie met veel authentieke elementen en toch van alle comfort voorzien. Werkelijk top zwembad met wereldsuitzicht vanuit hier via Spoleto met de trein naar Rome of naar de Adriatische kust. Perfecte locatie voor bezoek en autotochten naar Orvieto , Perigio , Assisi heerlijke weken gehad
Sehr geräumige Ferienwohnung mit schönem Flair. Der Pool ist sehr groß und schön gelegen. In der Umgebung kann man sehr gut wandern und Rennrad fahren und mit dem Zug ist man in kurzer Zeit in Rom. Jederzeit wieder.
My family spent 5 fantastic days in Geppa at Vallo di Nero. The home itself is beautifully restored and the pool views are much more impressive than pictures can show. We explored many small towns around the area of Umbria, with our favorite being the mountain town of Castelluccio.
The home itself is very nicely furnished, especially the kitchen for a cook like myself. Sian, the manager, was easily accessible for any questions. Sarah, the owner, was always in the loop. We had a small issue with one of the toilets that was addressed very quickly.
I 100% recommend this beautiful home in the hills of umbria.
This is a spectacular place. The historic convent is beautifully restored. The view and pool are spectacular. Our host was amazing with excellent communication and provided detailed information about the home and the surrounding area. The location was excellent with so many medieval towns and places of awe inspiring natural beauty within an hours drive or less. We have nothing negative to say and would return again and again.

Terassen/gårdhaven fungere rigtig godt, desværre ikke med en ordentlig udsigt over dalen. Privatlivet forstyrres en gang i mellem, da naboens hovedindgang ligger lige ved siden af og de derfor hyppigt går forbi. (De er meget imødekommende og hilser hyggeligt hver gang.)
Huset ligger i bjergene og fred og ro er gennemført deroppe. Desværre ligger en lokal gård tæt ved og man bliver vækket af hanegal eller gøende hunde. Men sådan er det jo nok bare "når man bor på landet i Umbrien ".
Poolen er fantastisk og ligger så smukt. Kun 2 minutters gang fra huset. Mange timer blev brugt der.
Vi ville klart komme tilbage en anden gang.

Il monastero è stato adattato ad abitazione con grande gusto, l'accoglienza perfetta e la piscina è incredibile. Perfetta per il soggiorno di 8 persone che vogliono godersi un po' di relax e visitare alcune tra le più belle mete dell'Umbria. La proprietaria è stata presente ed attenta a tutte le nostre necessità. Una vacanza perfetta.
Our family of 4 (kids aged 7 and 9) stayed for 5 days at Il Convento. We stayed in several houses in Umbria during the last years. Sarah’s house is a stylish renovation that uses many lovely materials, the (shared) pool is very big and it offers a splendid view over the valley. It is a good base to discover the southeast side of Umbria. We went to Spoleto, Norcia, San Pietro abbey, Trevi, Montefalco, Spello, and many smaller hillside villages like Vallo di Nera and Scheggino are closeby. It is nice to hike and bike too. Geppa is a very small Umbrian hillside village (actually it has only 1 street and a handful of residents). Sarah s house is located next to this street, with windows facing the street and oriented to the west/north/east. The south-side (valley-side) of the house is attached to another renovated house, so despite the really splendid view you have from the pool, there is very limited view of the valley or hills from within the house or attached patios itself. The patio next to the house has a large table to eat, however, having breakfast or dining outside proofed to be quite difficult for us, as it was on the ground floor next to the street, and the playful young cat of the neighbours jumped on the table and between the plates every 5 seconds. The pool and gardens are shared, guests from other houses and villagers can come freely, all being very respectful, so sometimes we had the pool to ourselves and sometimes not. As the pool and greenery is shared, and there is an automatic watering system, nobody takes real ownership and there is no fixed daily / weekly maintenance of the grounds: we noticed this in details like dead leaves and branches, weeds crawling, flowerpots without content, a shower that was not working.... the beautiful location and renovation deserves more attention. Also the lack of small tables or umbrellas next to the pool, maybe this is practical but it makes it less welcoming. There are a few trees and a big sheet between trees 10meters from the pool installed for shade, but when these are taken by other guests, you are in the direct sun. Overall we enjoyed our stay, we had nice swims in the pool, Sarah made a very nice information doc about the house and things to see & wher to eat. But we somewhat missed the charm of a local host closeby, and full privacy outside the house: we evaluate also in relation to the rental fee that was asked and compared to our other stays in Umbria.
Geppa in Valnerina, very nice location close to Vallo di Nera. Very nice restored house and swimming pool is really amazing. The house is beautiful needs a little more attention on cleaning and maintenance, but we had a good time. We recommend.
We had a good holiday despite problems with a malfunctioning fridge that was replaced after 5 days. The house is ideally situated for many excursions within 1h drive. Lots of nice restaurants within 5 to 10km

The other reviews are right. It’s a lovely house in a fantastic Umbrian hillside paradise but close enough to amazing villages and cities to explore. If you are foodies don’t take cookbooks. They have an amazing set of books. And the beds are super comfy. Sarah an excellent owner and lovely local family at hand to help if you need anything. Hard to imagine anywhere better...
Wirklich ein idyllischer Ort, um Urlaub zu machen und abzuschalten
Wir waren im Juli 2019 für 2 Wochen mit einer befreundeten Familie dort (4 Erw. + 4 Kids). Das Haus ist ausreichend groß, so dass die Erwachsenen je Paar ein Zimmer mit Doppelbett hatten und die Kids zu viert im eigentlichen Master Bedroom mit zwei Doppelbetten geschlafen haben.
Eigentlich hatten wir uns vorab ganz viele Ausflugsziele überlegt, was wir nicht alles machen und sehen wollten. Letztlich sind wir aber nur in Rom und Spoleto gewesen, da uns der Pool mit seinem traumhaften Ausblick in die Berge und die Ruhe in Geppa total runtergeholt haben. Wer trotzdem die Gegend erkunden will, bekommt vorab von Sarah ausreichend viele und gute Informationen. Eine davon ist z.B. die Nachbarin direkt gegenüber, welche auf Wunsch echte italienische Küche zu Hause vorbereitet und dann fertig zum Essen rüberbringt. Es gibt einen richtigen Menüplan mit verschiedenen Mehrgang-Menüs und Preisen, wo man aussuchen kann. Die Signora spricht zwar nur italienisch, aber der Schwiegersohn, welcher uns auch empfangen hat, kann sehr gut Englisch und hat ihr dann unsere Wünsche weitergegeben. Auch die anderen Eigentümer, die zeitgleich mit uns da waren, sprachen sowohl Englisch als auch Italienisch und konnten uns ebenfalls helfen, z.B. wenn der Bäckerwagen 2x die Woche kam.
Unsere Tipps für die Region wären auf jeden Fall Spoleto, wo es eine wunderschöne Altstadt mit vielen schmalen Gassen und kleinen Geschäften gibt (sogar ein kleines Amphitheater – Teatro Romano Di Spoleto) und auch eine Burg, von der man alles überblicken kann. Und wer den Aufstieg fürchtet – es gibt tatsächlich Rolltreppen dorthin! Man kann über mehrere Rolltreppen und am Ende mit einem Fahrstuhl bis oben zur Burg fahren. Runter haben wir dann den Fussweg genommen, aber rauf wären wir mit den Kindern so wahrscheinlich sonst nicht gekommen. Natürlich ist Eis in Italien auch ein Muss. Unsere Tipps sind die Gelateria Crispini (Weltmeister mit Pistazieneis) und das Ristorante Bar Canasta, die auch Eis haben (Schoko ist spitze!). Einkaufen waren wir immer im Eurospin, der Conad schien uns etwas überteuert.
Für deutschsprachige Familien mit Kindern, die auch mal gerne Fernsehen schauen, das gibt es leider nicht, da die Satellitenschüssel auf Eutelsat ausgerichtet ist. Es gibt aber einen Blue-Ray-Player, wo man mitgebrachte Filme schauen kann.
Abschliessend aber nochmal, der Pool mit der Lage mitten in den Bergen ist wirklich der Hammer und unser Highlight des Urlaubs! Es war wirklich schön!
This is a great place to stay that is away from the hustle and bustle of cities and is within an hour of many lovely Umbrian towns to explore for the day! Spoleto is only about 20 minutes from the property and was one of our favorite towns!!
We truly enjoyed our stay in Geppa! And Sarah was able to assist us with our needs during our stay.

Ill convento is a beautifully restored home with everything we needed in the kitchen to cook and BBQ. Spacious, with comfy beds, it’s clean and very well looked after. It’s in a quiet location and the pool area has stunning views is very clean. All the restaurant recommendations were excellent and we thoroughly enjoyed our stay. Communications about our arrival/departure were tricky as we had little Italian however others in neighbouring properties helped out when we were stuck! Thanks again for our first visit to Umbria.

Contentment at Il Convento
Six members of our family greatly enjoyed a 7-day stay the last week of June after spending the previous week pushing ourselves to visit many wonderful places in Rome. The contrast from such a magnificent city to this pastoral mountain paradise was most welcome and refreshing. The beauty and peace of the Umbrian countryside cannot be overstated. Feeling as though we’d stepped back 5 or 6c in time, it was a pleasure each day to pick a hilltop town to stroll through and explore. Each afternoon was a delight to come back to Il Convento and relax by its gorgeous pool before deciding what to cook for dinner. The house is cool, comfortable, well-appointed, and utterly charming. Neighbors are kind & helpful. The peace and beauty of ever-changing light on the Umbrian hills began to soak into our bones leaving us content and ever so glad we came. (P.S. Avid cyclists will find this area heaven on two wheels!)

Incredible property in the most beautiful location
Our party consisted of 4 adults and 5 children. It was the perfect space for us! I would highly recommend Sarah's place for a vacation in Umbria. It was a great central location for us as we visited many of the surrounding towns while we were there. Can't wait to go back!

We are a family of six from Ireland - parents, Ed and Sarah and our kids; a girl of 15, a 12 year old boy, and 8 year old twin boys. Italy, Umbria and Geppa in particular have loomed large in our lives for the past number of years. We discovered the Valnerina, the beautiful and historic mountain valley where Geppa is situated back in 2005 when we were looking for a location for our wedding. Having married in the wonderful Abbey of San Pietro just down the road from Geppa, we fell in love with the area and were drawn back the following year for a holiday that soon turned into a house hunting expedition.
Why they chose this property
Some people search for years for the right home. Luckily for us, we found Geppa almost immediately and were instantly hooked on the place. At the time we first saw it in 2006, Il Convento was a shell of a building that had not been inhabited - apart from a few sheep - for centuries. Working together with a very talented team of architects and builders, it has now been transformed into a beautiful and singular family home over four stories. Along the way we encountered many frustrations, delays and complications and learned a lot about the Italian way of doing things, particularly their great pride in craftmanship and buildings that will endure for centuries. If this sometimes means that things happened at a slower pace than we were used to, then this was small price to pay.
The restoration took just over three years and was eventually completed in 2010. Since then we have hosted guests from far and wide and have been delighted to see them also fall in love with this unique place, a refuge from the intensity of the modern world. There are endless ways to enjoy your time in Geppa: excellent restaurants, major historic locations like Assisi, all forms of outdoor activity and cultural events all year round. But what we love most is how Geppa seeps under your skin after a few days, so much so that the world you have left behind becomes a distant memory. That is what draws us back again and again and we are sure it will soon weave its spell on you as well!
