Welcome to Black Bearry Hill by Beyond Expectations—a warm and inviting 3-bedroom, 2-bath mountain home nestled in scenic Sevierville. Designed for up to 8 guests, this family-friendly retreat blends comfort, entertainment, and outdoor fun in a peaceful Smoky Mountain setting.



Step inside to a cozy living room with plush seating, a gas fireplace, smart TV, and rustic décor that sets the tone for relaxation. The open-concept layout flows into a fully equipped kitchen with modern appliances, ample counter space, and everything needed for home-cooked meals. A dining area with seating for six makes gathering easy and enjoyable.



For indoor fun, head to the game area featuring a pool table and arcade game—perfect for friendly competition after a day of exploring. Outside, the wraparound deck offers mountain air and privacy, with a bubbling hot tub and outdoor seating ideal for morning coffee or evening stargazing. Sleeping arrangements include a spacious primary suite with a king bed and en-suite bath, a second bedroom with a queen bed, and a third bedroom with two queen beds—providing flexible options for couples, kids, or multi-generational groups. Other Things to Note:

*This is a dog friendly cabin, allowing up to 2 dogs with a weight limit of up to 50lbs each. A $75 non-refundable pet fee will be charged per pet.

* Hot tub takes a few hours to heat up after it has been cleaned and sanitized after the previous guests checked out.

* All refunds from cancellations may be subject to a 4% credit card processing fee depending on how you booked the property, meaning some listing sites may have the fee and some may not.

*Unfortunately, we cannot do early check-ins or late check-outs from Memorial Day to New Years Day.

* We kindly ask that if you need a late checkout that you get approval 24 hours in advance. Otherwise, a $100 fine will be charged if you stay past check-out time without permission.

*Guests must be at least 21 years old to book this listing.



Dog Behavior & Liability

Guests are fully responsible for the behavior of any dog(s) they bring to the property. All dogs must be non-aggressive and under control at all times. Any aggression toward neighbors, other guests, animals, or staff—including biting, lunging, or attacks—is strictly prohibited.

Guests assume full liability for any injury or damage caused by their dog(s). The Owner/Host is not responsible for any incidents, claims, or expenses resulting from a guest’s dog. Guests agree to indemnify and hold the Owner/Host harmless for all dog-related issues.

Violation of this clause may result in removal from the property without refund and charges for any related damages.
