Verify that all mini-split air conditioners, stove/oven and fireplace are turned off.
Failure to complete these may result in a negative review from the host.
You're welcome to smoke outside, and there's a weather-protected seating area on the back deck available for this purpose.
If you use the hot tub, please turn the temperature down after you're done, and sprinkle about a tablespoon of shock to keep the water clean.
PLEASE: DON'T EVER USE LIGHTER FLUID IN THE BBQ. Doing so will destroy it. Use the electric lighter provided for that purpose.

Home was clean and neat. Plenty of space to spread out. Sitting out on the deck in the evening was lovely. We traveled with a 9 year old who was rapt at the wild bunnies eating in the yard as well as being able to pluck a raspberry off the vine. The A/C worked well at keeping us cool when needed. We really enjoyed the quiet of the neighborhood and would stay again.
The house was beautiful and everything was great I would recommend 3 things: 1. A handrail on the front door for handicapped access. 2. In the welcome basket, do not put aroma items in with the food items. 3. Rugs in living room and bedrooms be taped down so someone does not trip over the them. We would definitely stay here again if the situation arises.
Mitch's home is clean, comfortable and stocked with everything one needs and more. We were in Edmonds for a family wedding (5 adults). We were all very comfortable at Mitch's home. The beds are very comfortable, with a variety of pillows to choose from. The sound system is incredible! The garden was filled with flowers, plants, firepit, and hot tub. We picked raspberries for a galette (raspberries in the back, blueberries in the front yard). We were there for 4 nights and very busy with wedding and family festivities; I wish we'd had more time to relax and take advantage of the garden, hot tub, and watch an action movie with the sound system.Mitch was great at communication and was eager to ensure our comfort from the beginning. I will happily return to Mitch's home on return visits!Thank you, Mitch! Your home was perfect for my family in every way!

Howdy! (I'm the native Texan, my bride is a Philadelphia Irish lass). We're becoming snowbirds, splitting time between Texas and the Northwest based on the air temperature. This has been our home for 40+ years. We greatly enjoyed living in it following a stem-to-stern updating in 2020 while our son attended the high school down the street. Now we're thrilled to be able to make it available for your enjoyment.
What do we enjoy about hosting? Two things - 1) getting ready to host gave us the motivation to de-clutter our lives, and 2) we've enjoyed meeting new people and exposing them to lovely little Edmonds. Truly a gem on the Puget Sound.
Why they chose this property
40 years ago, this was a quiet corner of unincorporated Snohomish County. 99W was a 2-lane road with very few stop lights. You can see the remnants of the Douglas Fir forest that covered the area - in the back yard! The dog park around the corner at Esperance Park was the local elementary school.
Today, it's still a very quiet and calm corner, but the area is now the heart of the Edmonds International District. Need something exotic to eat? Visit the Ranch Market on 99. Or head to the Winco for staples. Want to view the snow-capped peaks of the Olympics and the Cascades? Take a short walk to the top of the hill. West is the Olympics. East is the Cascades.
A quick drive or a 2-mile walk gets you to downtown Edmonds, where you can peruse the wide variety of shops and restaurants. Or you can board the Ferry to head to Kingston (great crepes just uphill from the landing).
Brought your bike? Go out Olympic View drive to the North then head down to Mukilteo, where the ferry takes you to Whidbey Island. Sometimes, you might see an Orca.
Sports fan? Got you covered. The Mountlake Terrace light rail station takes you to Lumen and T-Mobile much faster than you can drive to either, with no parking hassle and no downtown walking danger (PLEASE - keep your head on a swivel when walking in downtown Seattle, especially around Pioneer Square, 3rd Avenue, and the downtown International District. Some of the homeless are not so harmless.)

What makes this property unique
The home is modest in scale, but sophisticated in execution. Stream your music to an audiophile-class multi-zone audio system, if that's your jam.

Put your outdoor Bluetooth speaker next to the hot tub so you can stream your favorites while watching the birds (especially the hummers!) flit around the back yard. If you're lucky, you just might see an Osprey or Bald Eagle taking a rest from hunting in the tops of the backyard Douglas Firs!
The home is on a private cul de sac. The cross-street (80th) is very lightly travelled.
The views of the Sound from 'The Bowl' in Edmonds proper are beautiful, but you can easily walk there from our home, and living in Downtown Edmonds takes 15 minutes longer to get to the light rail or the freeways and highways.
Getting hot? Run the mini-splits. Unlike most homes of this vintage, ours is fully climate-controlled.
