The Space:

Welcome to Greenway Court, a newly renovated 5-bedroom, 5.5-bathroom home in Hampton Bays, offering a private and peaceful retreat just minutes from bay and ocean beaches, local dining, and nearby attractions. Designed with both comfort and entertaining in mind, the home features spacious, light-filled interiors with multiple living areas that provide room to gather or unwind. The fully equipped kitchen includes modern appliances, a large island, and direct access to a separate dining area that comfortably seats eight guests.



Outside, the home opens to a spacious backyard built for summer living, complete with a heated pool, outdoor kitchen with grill, dining area, and fire pit. Whether hosting or relaxing, the setting is both functional and inviting. Each bedroom is thoughtfully arranged with its own bathroom, including two king rooms, two queen rooms, and one twin room. Additional features include high-speed Wi-Fi, washer/dryer, air conditioning, and on-site parking, making this residence an ideal retreat, while exploring the best of the Hamptons.



To finalize your reservation, all guests must pass a mandatory third-party screening process.



The Neighborhood:

Hampton Bays offers a relaxed, coastal Hamptons experience with easy access to both bay and ocean beaches, perfect for swimming, sunbathing, and sunset views. Spend days exploring nearby spots like Ponquogue Beach and Tiana Beach, dining at local seafood restaurants and waterfront eateries, or enjoying boating, fishing, and kayaking along the Shinnecock Bay. The area also features charming local shops, casual cafés, and farm stands, while still being a short drive to Southampton Village for boutique shopping, galleries, and more upscale dining options.



Other Things to Note:

Pet Policy: Pets are allowed with owner approval and a one time $150 charge.



Rove requires a property rental agreement to be signed by the primary guest prior to arrival for all reservations at this home.



Please follow these pool guidelines to help keep everyone safe: no diving is permitted, and children must be supervised by an adult at all times. Glass is not allowed in or around the pool area, and the pool cover should be fully removed before entering the water. For safety, please avoid swimming while under the influence.



For security purposes, exterior cameras are installed around the property, including a smart doorbell at the front entrance, as well as coverage of the front door, backyard, and both sides of the home.



If you want the pool heated during your stay, there is an additional $75/night fee. Note, utilities including pool heating are billed separately for all stays over 14 nights. The pool is open seasonally and, weather permitting, may remain open through the end of September and potentially into mid-October.



As a reminder, smoking is not allowed anywhere on the property, in the home or in the outside areas of the home. Smoking will result in a odor removal fee of no less than $500 and up to $1,000 as well as possible removal from the property.



Security deposit



A refundable credit card hold of $1,000 is required as a security deposit for stays at this home to cover any property damage that may occur during your stay. A credit card is required for processing and the hold will be placed 48 hours prior to your arrival. The release of this hold will initiate 2 days after your departure following a departure inspection of the home by our local team.
