Important Notes Before Booking:

**Onsite Support — Private & Discreet**
The property managers live onsite in a separate, private lot adjacent to the house. They're available to help quickly with any issues or questions but otherwise maintain no/limited interaction to preserve your privacy.


**No pets in the pool**
Pets are welcome in the fenced pool area but are not allowed in the swimming pool. Thank you for helping us keep it clean for all guests.


**Private Boat Launch**
- If you plan to bring a boat, please let us know before your stay.
- Flat-bottom boats only are recommended due to the shallow canal leading to the main channel.
- Guests use the boat launch and dock at their own risk and are responsible for securing their boats and keeping the area clear.


**Fishing on the Property**
Guests are welcome to fish from the property. Guests must provide their own fishing equipment. By fishing on the premises, you assume all risks and liability for any injury or accidents.

**Outdoor Smoking & Green-Friendly Policy**
To keep our indoor spaces completely fresh for everyone, smoking of any kind is prohibited indoors. Smoking is strictly confined to our private outdoor patio and backyard area. We are proud to be a discreet, green-friendly oasis. Green-minded travelers are warmly welcomed to responsibly and discreetly unwind in our designated outdoor lounge spaces. Please note: To protect our property and future guests, any evidence of indoor smoking or vaping will result in an automatic $500 deep-cleaning and remediation fee.

🎉 Small Gatherings

We welcome small private gatherings of up to 40 total attendees (including registered overnight guests) with advance approval before booking.

If you plan to have visitors during your stay, please let us know the purpose of the gathering and the total number of attendees when you inquire.

Approved gatherings require a non-refundable gathering fee to help cover additional cleaning, trash removal, pool and outdoor area maintenance, and increased wear and tear.

Please note: Our property is not an event venue. Weddings, receptions, large parties, ticketed events, commercial events, or gatherings requiring outside vendors, rentals, catering, DJs, bartenders, entertainers, tents, tables, chairs, or similar event services are not permitted.

All approved gatherings must comply with our occupancy limits, parking rules, quiet hours, and all house rules. Unauthorized gatherings may result in immediate termination of the reservation without a refund.
