In the hamlet Montegusciani with 4 houses 4 km from the centre of Prata, 7 km from the centre of Boccheggiano, 17 km from the centre of Massa Marittima, on a slope, 25 km from the lake, in the countryside, in the woods. Private: property 350 m2 (fenced), terraced garden with trees, meadow, swimming pool (8 x 4 m, depth 140 - 180 cm, seasonal availability: 15.May. - 30.Sep.). Outdoor shower, pool maintenance by the owner/gardener. In the house: washing machine. 800 m long bumpy motor access (via unmade road). Parking (for 3 cars). Shop 4 km, grocery 4 km, restaurant 4 km, bar 4 km, bus stop 2.5 km, railway station "Follonica" 35 km, sandy beach "Follonica" 35 km. Riding stable 9 km, walking paths from the house 10 m. Nearby attractions: San Galgano Abbey 16 km, Giardino dei Suoni 5 km. Well-known lakes can easily be reached: Accesa 23 km. Hiking paths: Mountain-bike 9 km.

Upper floor: (exterior staircase) living/sleeping room with 1 double sofabed, open-hearth fireplace, dining table and heating stove. Exit to the terrace. 1 room with 1 x 2 bunk beds (80 cm), 1 double bed. Kitchen (mini-oven, 4 induction hot plates, kettle). Shower/bidet/WC. Wood heating. Heating not available in all rooms. De très belles vacances

Nous avons passé de superbes vacances avec une très belle vue, la maison est belle et simple, fonctionnelle et bien équipée. La grande piscine est un vrai plus ! Nous n'avons manqué de rien ! L'accès à la maison nécessitera un véhicule assez haut, c'est le seul inconvénient que je relève.

Das sehr gut ausgestattete Haus ist perfekt für Erholung suchende Paare. Der Pool ist super, fuer Kinder nicht geeignet, für Erwachsene ein Traum. Sehr nette Gartenanlage. Alles sehr gut gepflegt. Die Küche ist super, ebenso die überdachte Veranda mit Grill. Ideal für Selbstversorger. Der Hinweis, dass der Anfahrtsweg zum Haus nicht für tiefergelegte Autos geeignet ist, ist ernst zu nehmen. Fazit: Es war toll, jederzeit wieder

Ferienhaus entsprach genau der...

Ferienhaus entsprach genau der Beschreibung im Internet bzw. Katalog. Alles Nötige vorhanden (Kühlschrank, Waschmaschine, Herd, W-LAN). Haus hat für bis zu 8 Personen die optimale Größe. Es liegt sehr ruhig in einem Waldgebiet. Während unseres Aufenthaltes waren die nächsten Nachbarn mehrere 100m weit weg. Optimal zum Entspannen bei völliger Ruhe. Man kann sich völlig frei und ungezwungen bewegen. Vermieterin sehr nett und zuvorkommend. Sehr gut für Haustiere geeignet. Reisetipps: Da in der Toskana sowieso ein Fahrzeug benötigt wird, ist die Lage des Hauses optimal für Ausflüge z.B. nach Siena und Monteriggioni (ca.1 Std. Fahrzeit) oder für Badeausflüge ans Meer nach Follonica (ca.1Std.). Nächste größere Stadt ist Massa Marittima (ca.13 km). Sehr schöne, mittelalterliche Stadt mit guten Restaurants, Supermarkt, Tankstelle, Arzt, Polizei,...usw.

Die Eigentümerin ist wirklich ...

Die Eigentümerin ist wirklich sehr nett und spricht ein bißchen Englisch. Das Haus liegt toll in der abgelegenen, wilden Natur. Das muss einem bewusst sein, da es eben auch entsprechend einige Tiere gibt, die nicht jeder mag. Das Haus hat viel Charme undist süß eingerichtet. In der oberen Wohnung ist der Standard höher als unten. Unten wirkt es innen etwas dunkler, feuchter und nicht so einladend wie oben. Auch die Schlafmöglichkeiten unten sind nicht perfekt. Oben hingegen schon. Der Essplatz draußen mit dem Blick und mit Pizzaofen ist aber fantastisch. Auch der Pool ist wirklich toll und wird von einem Herren alle paar Tage gepflegt.FAZIT: Wer wunderschöne, einsame Natur mit all seinen Mitbewohnern mag, der ist gerade im oberen Hausbereich toll aufgehoben.
