About the property

3 Large Bedrooms & 4 Baths modular design 3000 sq ft & 3000 sq ft of terraces

This is a totally new designer home with all new imported furnishings. The 3 bedrooms are very spacious and have en suite bathrooms. The bedrooms have individual AC units as well as ceiling fans. Bathrooms are exceptionally large and have black granite counters.

The living area is totally open concept with two 20 ft sliding walls of glass. There is a seamless merging from the inside to the outside terraces and direct access into a 30 ft long plunge pool with infinity edge and overflow 30 ft water wall facing the lower terrace.

There is seating for 12 on the terrace so one can certainly entertain for dinners.

The kitchen is part of the open concept dining and living room main area of the house and has grey lacquer cabinetry and black marble counter tops as well as a large center island. The kitchen is exceptionally equipped for the discerning home cook.

The Villa has cable television and wireless internet located in the third bedroom which will extend to the main house area. We have a Magic Jack telephone through our internet service so renters can have free calling to anywhere in the United States or Canada.

There is outside night lighting including the landscaped grounds and trees which looks amazing.

We employ a on site Cuidador (caretaker) Nelson and his wife Joselyn who maintain the property - who look after the grounds - plants watering and upkeep, daily pool cleaning as well as daily cleaning of the main house and bi weekly cleaning of the bedrooms and bathrooms.

Our Cuidadors house is at the very entrance / driveway gate. Pacific Marlin also has 24 hour G4S security guards at the main entrance to the development and 24 hour security right in front of the house at the inside development of LaJoya. Very secure and safe.

Location : The Villa is in Pacific Marlin which is one the most upscale developments in Nicaragua. Situated just at the north end of the town's bay on the rocky mountain peninsula that juts out into the ocean. By car it is accessible from the Chocolata road that drives north from town to the beaches along the coast. The development has paved roads throughout and is manned with 24 hour entry gate secuirty.

Villa V is just a few hundred feet away from the large Jesus statue that overlooks the bay at the very top of the mountain.

To and from Town : Many of our neighbours take daily walks to town so it is not difficult or long to do so. Going down the hill you can cut across to the beach and walk along it and cross the small pedestrian bridge over the estuary in about 20 minutes.

Returning is more of a chore going up the main steep entrance hill. Most persons do have cars when renting which makes it easy and fast to shop for groceries as well as to enjoy dining excursions into town at night. However there are plenty of cabs in town centered around the main market area who are more than willing to pick you up or return you to the house. They do charge a premium for the ride to what they view as a luxury destination. $10 or $15 is a typical one way taxi ride which is still reasonable for the distance compared to what you would pay in North America.

One has to be very careful driving the roads at night in Nicaragua ( people on bicycles or motor cycles without lights, farm and domestic animals etc ). I recommend using a taxi at night.

In town there are also multiple shuttle services to go to the various beaches up and down the coast. One can also take the bus or taxi to Rivas and the ferry just east of Rivas, which goes to the island of Ometepe if people wish to have a day trip or overnight stay.

Some people take a shuttle service from Managua airport direct to the house... We personally use ISKRA Travel.. and charges are from $40 for one person to $125 for up to 6 I believe ... can be less for shared shuttle rather than private. People who arrive like this, then will get a car rental in town the next day. Our cuidador would take rentors to town in the morning as well as drive them around to show some of the towns' amenities / stores etc.

At the Villa there is a owners manual with a lot of information about town including where to buy various commodities like foods as well as recommended restaurants.

COOK : for those who wish to employ a cook to relax more during their holiday... Joselyn can be hired for $20 per day ( lunch and dinner meals prepared and cleaned up after service )... Renters only have to arrange grocery shopping with her or Nelson - they can assist in town shopping including visiting the local fish markets. She has excellent cooking reviews for preparing healthy Nica style fresh cooking. Nelson can also be hired as a driver for local trips or extended ones to various destinations such as Ometepe, or Granada. Please request for such services depending on your plans for pricing.

Well I did it from scratch on my own design with the help of an exceptional architect. The location was prime and the views are spectacular. Not many homes have large cruise ships park in front of their living room... even the QE 2.

Views are the real deal Pacific Ocean in front : not a far off view !... you can even see the curve of the earth, on the ocean horizon, from the house ! The Villa was featured by Better Homes and Gardens TV.

What makes this villa unique

This is a very modern style home and has the wonderful aspect of the blurring of the inside and outside. and has a very private feel to it without neighbours piled on all sides.

For foodies : you have a gourmet kitchen with all the specialty appliances and dining out on the front terrace at night is special with all the landscaping night lighting including our wonderful trees. Some guests have said they were so enchanted with the space and evenings out on the terrace they never bothered to go to town for dinners. Our caretaker and his wife have only rave reviews for their dedicated service and assistance for all renters we have had. They can also be hired for cooking services or as a driver if desired.

Upscale Villa With Stunning View

The owner of the villa was extremely helpful with arrival, stay, and travel tips to ensure our vacation was hitch-free. He even organized for a few basic grocery supplies for when we arrived (close to midnight) so that we would be set for the morning. It was also great having the caretakers on-site to greet us when we arrived/departed, and to provide property support and cleaning, as needed, without being intrusive. All bedrooms open to the outside area so this is great for couples and older children but not so good for families with young children.

Upside:

- stunning ocean view & generally peaceful neighbourhood

- open, airy main living area & spacious bedrooms/bathrooms

- property is well protected so we felt quite safe

- well stocked kitchen with spices/basic ingredients; great to have the BBQ

Downside:

- quite a hike to the local town (SJDS); best to have a vehicle

- internet and cell-phone reception is dodgy; we brought our own internet hub as support

- pool waterfall was not working and was missing several tiles (maintenance needed)

Overall, we had a great family vacation and loved our trips to Granada, Managua, Masaya volcano, Ometepe Island, and a local adventure park, in addition to visiting many of the local beaches. While there is not much on offer for food/drink at the beaches north or south of San Juan Del Sur, there were many good restaurants in SJDS. At the time we travelled in March 2017, the water was quite cool and so we did not spend much time in the water.

Owner's Response: Glad you had a wonderful stay at the house. We do indicate that it is really advisable to have a car. From what we know that is the case with all rentals. Minor detail sorry about the "waterfall". I think it works but we never use it as it is basically rather noisy to be frank... and we'll probably remove it soon. We also bought new tiles for the pool but as they are only missing in a couple places on the steps and underneath the water level considerably - it will be done a bit later...when we do a new complete tiling as to empty the pool it will cost who knows how much to then replace the water... Water and electricity is costly in Nicaragua.
