This property is centrally located, close to Providenciales’ most important services. It sits on a hill just 1,700 ft (0.32 miles…an eight minute walk) off Grace Bay beach, which is regularly ranked as the best beach in the world. It is just 780 ft (0.15 miles) from the country’s largest supermarket, and it is within a five minute drive of everywhere else. Within a five minute walk is Graceway Plaza, with two dozen or so businesses, including a bank, a liquor store, a café, a phone company, and a bookstore. Within a minute’s drive (or a 13 minute walk), are several beachfront resorts (and their in-house restaurants), TCI’s National Environmental Centre (with exhibits on local animals and flora), and a beachfront park. The same park is the site of the very popular Thursday Night Fish Fry, celebrating local culture and cuisine.
The Regent Village and Saltmills shopping centers are a five minute drive away, while Turtle Cove Marina, with a number of restaurants, is less than a three minute drive.
This villa enjoys exceptional ocean views from the living areas and the balcony. It is newly renovated and tastefully furnished to five star standards, with a full kitchen, full size front load GE washer/dryer, granite countertops, Kohler fixtures, air-conditioning in the bedroom, Hunter ceiling fans throughout, and an outdoor terrace with pergola. The villa represents unmatched value for money.
The villa is more private than a resort (it is enclosed by a four to five foot wall),but there are multiple villas adjacent to each other, and there is generally a caretaker on site during the day, making the property far more of a deterrent to crime than the typical villa setting. The property is also well lit at night, with motion sensor lighting at strategic locations.
Pricing for accommodation, groups, and long term stays:
The price for a villa varies depending on the time of year and the number of guests. We charge large groups a surcharge of $15.00 a day, for each person that exceeds two, to cover the additional energy and cleaning costs.
Our calendars and the pricing on our online listings are always current, so guests should rely on them to calculate the price to travel on their desired dates. We have enabled and encourage automatic booking, but should interested guests have questions we are happy to quickly respond, and to provide additional information. If guests are staying three weeks or more outside of the high season (ie Christmas and all major U.S. holidays), we offer discounts on our standard rates, with the amount of the discount depending on the length of the stay and the date of the proposed travel.
This listing is for our one bedroom villa (plus pull out sofa bed). We have other villas available in four basic floor plans, with combinations that allow for 1 to 7 bedrooms, sleeping 1 to 21 persons, depending on the number of couples in a group. The following options are available:

It assists us, in determining the optimum configuration for a group, if you let us know the number of persons, as well as the number of adults, children, and couples that makeup your group.

A Jeep Grand Cherokee sports utility vehicle and a 28’ Pursuit Sports Fishing boat (with two 225 hp outboard engines)are available at discounted rates, 25% off prevailing commercial rates. We strongly recommend the rental of a vehicle for a broader, more authentic, and more fulfilling Island experience. Smaller and more affordable Japanese market vehicles are available at much cheaper rates from car rental companies on Island. Our fishing boat has to be booked at least two weeks in advance, and has to be hired with a captain for a minimum of a half day excursion. Rental of both the boat and the vehicle are strictly subject to liability waivers and availability.
Here’s the small print (so read it carefully please):
A minimum five day stay is required, save for during peak holiday periods. The property is provided clean on check-in, with a fresh supply of towels and linens, as well as starter laundry, kitchen detergents, and basic toiletries. For persons staying for a week or more once a week cleaning is included in the price during the winter season (late December to early April), with daily cleaning is available at additional rates.
To make a reservation more than sixty days in advance of your travel requires payment of a 10 percent refundable deposit at the time of booking your villa. An additional 40 percent deposit is payable within sixty days of the vacation date (for a total of 50 percent if you are booking less than 61 days before your travel). The final 50% of the payment is due 30 days prior to your arrival. A Visa or Master Card credit card can be used to secure your reservation. Should you need to cancel, we only need a notice 60 days prior to your date of arrival, and we will refund your full deposit. Cancellations less than 60 day but more than 30 days get a 50 percent refund. There are no refunds for cancellations less than 30 days in advance.
A Government Accommodation tax of 12% is charged on the weekly rates.
The villas are ideally situated, overlooking and within walking distance of world famous Grace Bay Beach, with beautiful views of both the North and South shores, yet very close to supermarkets, shopping, restaurants, and the town center.
The villas are located within a five foot walled and enclosed site, they are all adjacent to each other, yet very private, and the property is well lit at night. Someone is also always on the grounds from Monday to Saturday, 7 am to 6 pm, making the site a natural deterrent for burglars compared to other villas.
Villa was clean,comfortable and true to the description and reviews on line. Very peaceful and serene. 3 other villas connected to ours but feels very private, no noise. We were a family of 4, 2 adults and 2 teenagers and stayed in the one bedroom villa. The master bed was very comfortable but the sofa bed mattress was not. We asked for additional blankets and staff ( very accessible by phone/email) brought over several plus a blow up mattress to try ( we didn't use it but just made the best of it with the extra blankets). Our unit had a/c in both master and common room which was great. Enjoyed making our breakfast and eating on the patio outside each morning and bike riding in the area (there are 2 bikes available for use by guests - complimentary). Location is convenient to large supermarket, 10 minute walk to beach and the Gansvort Resort where exercise classes and spa treatments can be booked. We rented a car and mopeds to get around and one/both is highly recommended to get to/ from villla and get around the island. Taxis not readily available from the villa ( as compared to a hotel where they might be easier to find) Overall we enjoyed our stay very much and would recommend to others interested in a non-hotel experience. Staff was very helpful/responsive, left us bottle of wine our last night too which was nice touch!!
Centrally located, super convenient, nice and very clean accommodation, ocean views, fantastic beach just 2 minutes away, super nice owners and caretaker, excellent value. I'll be back!
Our experience at this villa was exceptional, and we highly recommend it to potential guests. We had a wonderful time on the Island and at the property, and the photos do not do it justice.
We could not have asked for a better experience while staying here. During our trip we found that the location worked perfectly for us. The lower cost of this villa enabled us to allocate funds to other activities and explore the city as more of a local than just a tourist. After our day's journey we were always happy to end up back in our villa to the quiet surroundings and breathtaking views. I would definitely recommend this property to anyone!
I came to TCI by myself for a month. What an amazing island. And what friendly people - all over, not just Sherina, Roger and Enal. I went to Yoga 3x/week at Retreat in Port of Call. After class would go to Crust Bakery & Cafe - thanks Anabel and Nicole!! - for coffee and croissant [next to IGA]. Had massages with Tamika at LUXE - . Some nights hung out at Sharkbite - especially when Bryan Basett was playing -
The condo had everything you could possibly need - grill, beach chairs, etc, etc, etc. I was in the 1 bedroom on the lower level. Bight beach was less than 10 minute walk - this is also where Thursday Fish Fry is held - a must do. Met Ginger and Rob staying in the 2br with their family - spent a number of evenings with them - which was great. Went to Hemingway's to hear Quinton Dean sing.
Location was great - some of the people staying during the month used the bikes - even biking to the ferry and going to North Caicos - but I drove everywhere. Bought groceries at IGA [also brought a lot of food with me] and cooked in for many meals. Convenient location to go exploring - Smith's Reef, Malcolm Road Beach, Big Blue. I snorkled every day - mainly at Coral Gardens. Amazing fish - Queen triggerfish, Queen angelfish, baracuda [friendly]. If there was anything I needed, Sherina was there to help. Thanks so much for everything!!!
My girlfriend and I stayed in this condo for a week this July - it was perfect. Lots of space, ocean views from the patio, good kitchen, AC, etc. The only thing that was lacking was good enough internet to stream any movies, netflix, etc (Sherina has already informed me they've made improvements to their wifi since we left). Otherwise it was a great place to stay - very convenient location to explore the island.
