CHARMING STONE HOUSE NEAR THE OLD TOWN AND BEACHES

Villa Cuxach is a beautiful old stone farmhouse in one of Pollenca's most prestigious locations, in lovely countryside outside the old town( 2km). The house has been lovingly restored by the owners and is very well maintained, is the ideal family hideaway. It is a quiet and private place with gardens and a big area with nice lawn surrounding the swimming pool ,a gated driveway which is very secure and ideal for children to play.
The house has tyipical wooden ceilings, as well as modern facilities such as Air conditioning, Wifi, TV, DVD, The entrance hall leads into an open-plan living and dining room, with a traditional stone fireplace, circular mahogany dining table and satellite television. The neat kitchen has appliances including a microwave, a fridge-freezer and a breakfast bar. Also on the ground floor are two of the bedrooms, a twin and a double, both with sunny views of the garden. They have antique Mallorcan furniture, terracotta-tiled floors and plenty of storage in fitted wardrobes. These bedrooms share a full bathroom with a walk- in shower(new in 2018). A staircase leads to the master bedroom area which takes up the whole of the upper floor. It has an en-suite completely new full bathroom with shower and bath tub (completely renovated in 2018) and views over the gardens and pool.

Swimming pool dimensions are 8m x 5m > min height 1.3m x max 2.5m > roman steps.

The gardens are lush and colourful with views of the Boquer mountains and the puig of Maria and a grass area all around the swimming pool. A covered stone terrace runs along the pool-side of the house, with garden furniture, a table-tennis table and stone built in barbecue. This is the perfect all-day place for shading from the sun and eating outside. The pool is also floodlit at night which is ideal for evening on the terrace relaxing.

Restaurants and shops are within 20 minutes walk and just a 2-minute drive away, and the beach is only a 5-minute drive.

Linen, bath towels, pool towels, first and last day cleaning, one cot and one high chair, Wifi, airconditioning/cold/hot is included with the price.

Villa with terrible construction noise and lack of basic functionality

It is basically an ok villa however at this price level you expect all the basics to be ok which is not the case. There is no parasol at the pool area, the loungers are static ones that can’t prop up making it very uncomfortable to both relax and read and the mattresses upstairs are so hard you can’t sleep on them. The internet connection is very unstable, sometimes it’s there and sometimes it’s not working. We had rented the villa for two weeks in July and arrived Saturday where the area was quite and nice but Monday morning hell broke loose with heavy construction noise from the neighbor house. The noise started every day incl. Saturday at 7 AM and went on the whole day until 6 PM. The property manager Josefa knew that construction work was going on in the neighbor house but had not informed us prior to our arrival. We had a lot of communication with the property manager Josefa and it was only after insistent push from our side that she ended up offering us alternatives to the villa we had rented. The first one was a low quality villa with a terrible smell inside the house and a minuscule pool; the other villa was right out to the main road with heavy traffic noise - we of course rejected both villas. However, the heavy noise just went on and on and after 9 days we simply had to leave the villa and rent something else to at least get some calm days Monday-Saturday in our second week. To make a long story short. We ended up being offered a compensation of 11% of the total amount we had paid - that amount should cover at totally destroyed first week plus new rental fee for the second week. Needless to say we found the offer a complete joke. The property manager will most likely reply to this description and I will have no opportunity to answer back. BUT - judge yourself whether you want to rent a villa which is managed by this property manager.

Lovely tranquil setting, dreadful beds

The villa is very conveniently situated- close enough to walk into pollenca-20 mins- and close to Lidl for food shopping and in a lovely countryside setting- in its own orchard- very private, which was lovely. The villa was spacious and aesthetically pleasing, however the beds were very uncomfortable. The mattresses upstairs and in the downstairs twin room were extremely hard and the one in the second double was cheap and difficult for two people to sleep on- as you rolled into each other every time you turned over. The bathrooms were very nice but the downstairs one smelt of drains after two days. The pool was cold but very nice but the loungers provided were static and didn't prop up, so they were uncomfortable to relax and read on around the pool. we complained to the owner who said she would buy mattress toppers for the beds, but this didn't materialise during our stay. The lack of sleep caused by the poor beds meant I had to stay a night in a nearby hotel- not what you expect when you pay over 200 pounds a night. The owner waived the tourist tax- @£30 as compensation but this did not compensate for a holiday without sleep!

Lovely villa set in beautiful countryside.

My wife and I spent 10 days at the Villa with our daughter her husband and two young children and had a fantastic stay. The villa was equipped with all we needed and we cooked on the barbecue every evening. The Children loved the pool and the extensive gardens and would walk in the evening to see the horse or the goats in the adjoining fields. Josefa visited us on our first evening and was always available to answer any queries we had.

Fabulous location, amenities and host

A perfectly sized pool kept the whole group entertained, me relaxing on a kilo on end and the children with inflatable sharks the other! The fabulous quiet garden and outside space enabled us to spread out and yet the layout meant everyone remained connected. Lemon trees in the garden and the horse next door enjoyed the odd apple from the children! Everything you could need in the kitchen and the house was spotless. Whilst there we experienced a significant storm in the night and a couple of glitches were fixed next morning. Josefa couldn't of been more helpful and communicative. We will definitely be back!

Pleasant and quiet location, underwhelmed by the finca

The location was good, about 30.minutes walk from.Pollenca old town and close to supermarkets. The property was in traditional spanish style decor, but meanly equipped for the price, such as 2 dishwashers tablets and 2 toilet roll for 6 persons and poor quality pans. The downstairs bathroom had bad smelling drains and overpowering air fresheners to disguise it. The beds were uncomfortable, cheap mattresses, the Internet did not work on arrival (manager fixed this quickly) but the wiring for.the TV and dvd player was all crazy and it took ages to work out the correct connections, the appliances all plugged in to 1 adapter looked dangerous. The pool was nice but very.cold, a solar cover would make it warm.enough to use are Easter time. The coffee machine was ok again very.cheap.and felt.like it would break quickly. This is an expensive property and I usually expect better quality for this price. There were no instructions or information leaflets.for local area and no visitors book. A little care and minimal costs would make this much much better holiday experience.

This villa is an ideal family holiday house . Is very safe for children as it has a gated entrance and a wall all aroung the fields.

Welcome bicyclists as there is plenty of room to keep the bycicles.
