It can accommodate up to six guests (including a double sofa bed situated in one of the living rooms), provides off-street parking and is located close to shops, cafes, the Kyneton Racing Club and Showgrounds. Once booked, the cottage is yours (no other guests can book) so you can relax and enjoy a break from the city while you immerse yourselves in the local environment.
B&B on Piper offers you a comfortable place to stay in the beautiful township of Kyneton. Meander up Piper Street and visit the local shops, boutiques, cafes and galleries. Alternatively visit the Kyneton Museum where the town's history is proudly celebrated or walk along the Campaspe River and visit the Botanical Gardens.
This quaint, comfortable cottage is an hour’s drive from Melbourne or about 75mins by train. Kyneton is not far from Hanging Rock, Woodend, Malmsbury and Maldon; all these towns are steeped in history and offer local produce including food, wine, art and clothing.

Lovely cottage in the right place to enjoy Piper Street
The property is very nicely presented, and though the kitchen facilities are basic it is everything you need for a short break. The location at the end of Piper st is great, not as busy or noisy as further up, and right across from great spots like the Wine Room and not far from Little Swallow everything you need is an easy walk away. Very comfortable and just what we needed.
We were initially disappointed with the lack of air conditioning although listed for the property, however following a phone conversation where our concerns were put at ease, and the property was lovely and cool as stated made it very comfortable.
All-in-all, a very satisfactory stay
It was nice having the cottage to ourselves and it met our needs except that the way it was advertised, we understood that there were 3 beds in bedroom two but there were only 2 beds. We had to pull the sofa out to create the fourth bed.
Very small accommodation. Beds and pillows were uncomfortable. Kitchen was tiny and no where to sit and relax. Both lounge rooms and TVs tiny.
Paid $525 for one night - definitely not worth the money. We only booked this place as there was nothing else available. There was thick (THICK) dust under the beds, causing me to wake up with hay fever and asthma.
Positive was that the communication was excellent. Extremely over priced.

I’m sorry you were disappointed with your stay, Fiona.
In response to your criticisms, I am surprised that the size of the cottage was smaller than you expected as the photos accurately depict the four main rooms with the furniture and as the place is over a hundred years old, the main rooms are quite spacious with a small kitchen and eating area fitting its time period. While you believe that the price was high, it was for 6 guests and I’m sure you are aware that owners do not receive the full price that guests pay. Also, regarding the beds and pillows, other guests have found them very comfortable and, I recently stayed there myself and the cottage was very clean.
B&B on Piper is an old house that needs a fair bit of work on it. I note in the Guest Book that many people liked the house. However, it may be quaint, but for us and at the price, it needs a fair bit of maintenance. But to each his own.
Very cute, cosy cottage. Great location right on Piper street. Very clean and comfortable loved the hand painted ceiling roses and respect shown to the period features.
Park the car & walk - shopping, curiosity shops and great Resturant’s. It’s a great 2 bedroom & 2 lounges - both with a TV so…. No complaining what to watch!!!
A step back in time. Good location. Clean. One issue was it is a 2 bedroom house. The second bedroom was locked. The only bedroom we could use was at the front of the house and very noisy due to the traffic and trucks. Second issue was breakfast was very basic. All the jam and vegemite sachets we’re out of date. One carton of juice was half full.

We only have 2 bedrooms available if it appropriate for the number of guests as we have, in the past, had guests bring in friends that are not paid for when both rooms are available.
Apologies for the out of date sachets - due to the lockdowns I have been unable to come up from Melb and bring new ones - this is now fixed.

Overall comfortable stay & central location.House & garden did not fully match the photos & descriptions in the online description .High bath & shower would be difficult for some guests.Breakfast items would be better individually packaged,washing machine broken & no DVD player for DVDs Beds & linen very good .

Thanks for your comments Christine. In response to some of your observations, while the bath is an old fashioned bath, I warn potential guests if they are elderly that it could be difficult to step into, and this is also why there is a step supplied for them and children to use. The washing machine did break down before the last lockdown but I have been informed that it is rarely used as most guests stay for 1-2 nights and it is rarely used, so I am yet to replace it. The DVD players are an insert at the back of each TV and operated through the remote controls. Not sure what you mean regarding the individually wrapped break items - butter and condiments are in small portions, and the cereal in containers plus a loaf of bread.
