Welcome to your stay with BNB By The Sea. We’re delighted to host you. To ensure you and future guests enjoy a safe and comfortable visit, please review these important guidelines:
Guests & Visitors
No parties or events. Quiet socialising is welcome, but gatherings beyond those listed in the booking are not permitted.
Quiet hours: 10:00 pm to 8:00 am. Please be mindful of neighbours.
Maximum occupancy: 6 guests. Overnight stays are limited to registered guests only. Daytime visitors require approval and must follow all house rules.
Smoking & Vaping
Strictly no smoking or vaping indoors, including rooms, bathrooms, and near open windows.
Outdoor smoking is allowed only in designated areas. Please use ashtrays and dispose responsibly.
A $200 cleaning fee applies if indoor smoking is detected.
Pets
Pet-friendly properties: Pets must be kept off furniture and beds, not left unattended for long periods, and cleaned up after. Damage or excess mess may incur extra charges.
Non-pet properties: No pets permitted (except registered service animals).
Noise & Neighbourhood Courtesy
Keep noise at a respectful level at all times, especially after 10:00 pm.
No loud music, shouting, or disruptive behaviour. Reports of excessive noise may result in intervention or cancellation of your stay.
Please return quietly if arriving late or departing early.
Cleanliness & Care
Treat the property with respect. Use coasters on wooden surfaces and clean spills promptly.
Before checkout: wash used dishes and dispose of excess rubbish in bins provided.
Our cleaners handle linens and deep cleaning.
Appliances & Utilities
Use appliances safely and according to instructions (see Guest Handbook or appliance booklets for details).
Do not leave stoves, ovens, heaters, or BBQs unattended.
Turn off air-conditioning, lights, and electronics when not in use.
Security
Lock all doors and windows when leaving and at checkout.
Do not share keys or codes with unregistered guests.
Some properties may have outdoor security cameras at entry points (never inside).
Parking
Use only designated parking spots: drive way and garage, off Butler crescent.
Do not block driveways, neighbours, or access ways.
Illegal Activity
Absolutely no illegal substances, activities, or commercial use of the property.
The property is for lawful, short-term residential accommodation only.
Damage & Breakages
Accidents happen, please report any damage or breakages immediately.
Guests may be responsible for repair or replacement costs for significant damage.
Amenities – BBQ
Clean the BBQ after use, reline the drip tray, and shut off gas.
Compliance
All guests must comply with: platform booking terms (Airbnb, Stayz, Booking.com), local council noise and fire regulations, and any seasonal fire bans or safety advisories.
