The home is surrounded by local, award winning restaurants and bars all within walking distance, plus numerous island attractions such as the Alligator Farm, St. Augustine Lighthouse, Amphitheatre, and Anastasia State Park. Rent bikes and ride along safe sidewalks and roadways within the marsh lined neighborhood, or over the iconic Bridge of Lions to the quaint old streets of the Old City. Enjoy boat tours from the Conch House Restaurant & Marina just a few steps down the street.

Florida Breeze uniquely features a private, fully fenced backyard with hot tub, a second floor screened deck, and even a "man cave" located off the outdoor space. Inside, a thoughtful, tropical them welcomes you to sunny Florida. You will enjoy plenty of seating in the living room and dining space, and a fully stocked kitchen for cooking meals "at home." Upstairs, the master bedroom is outfitted with a king-sized bed and has access to the second floor outdoor deck for relaxing on breezy evenings with a glass of wine. The guest bedroom also features a king bed, and both bedrooms are equipped with a smart TV. There is additional sleeping space with a pull out sofa, and a futon in the detached "man cave."

**PET POLICY: Pets will only be considered for stays 30 days or longer. Only dogs are permitted, and must be approved by management PRIOR to booking. You must inquire with the number, weight, and breed to get approval before you book as some breed and size restrictions apply. A pet fee will be required upon approval.

25 year age requirement to book and stay: Tenant must be at least twenty-five (25) years of age (an "adult") and will be an occupant of the unit during the entire reserved dates.

Noise Ordinance: The city of St. Augustine has a noise ordinance that prohibits noise between the hours of 10:00pm-6:00am Sunday-Thursday, and 11:00pm-7:00am Friday-Saturday. Violations can result in a $500 fee.

No smoking or vaping on the property. $500 fine for rule violation.
