Bnb Booking is excited to host you and wants to ensure you have a relaxing stay. To create a seamless experience, we’ve outlined some important details and house rules.

##Important Information##

- We do not take same-day bookings after 6 pm at night for same-day check-in. If you have booked after 6 pm to check in that night you must cancel within the next hr to receive a full refund as you will be blocking our forward calendar. If you do not cancel and leave the dates blocked no refund will be issued. Our Staff finishes at 6 pm.
- We have a rental agreement as part of our terms and conditions. Guests must sign the rental agreement.
- We also require a copy of their ID (front and back).
- We take an external charge hold bond $250- All group stays may require a $1000 external bond so reach out prior to booking - respect our neighbours
- For last-minute bookings within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transactions.
- No more than 1 car
- No schoolies
- No loud noise/ no parties or events of any kind. - quiet hours start from 9 pm otherwise eviction could occur.
- No more than 5 adults. If you have booked for more than 5 adults please reach out to our team. If you have not responded to our requests and it is less than 30 days before your stay no refund will be given and your stay will be cancelled.

- We require all guests to inform us ahead of time at least 48hrs. For any special request e.g cot, high chair, baby gear etc, extra kids bed and which room. No last-minute requests can be accommodated without additional charges minimum 2 hrs $100 for cleaners to set up
- Call out fee from our security $250 first call out. 2nd Call out $500 charge and immediate eviction. NEIGHBOUR COMPLAINTS/SECURITY CHARGES: Actions by guests that result in neighbour complaints or Security/ Police being called to the Property will result in forfeiting their bond ($250) and an additional charge of $2,000 for the above charges for breaking house rules.
- Guests shall be liable for any and all costs incurred by Hosts as a result of the breach or damage to the property. If the security officer has concerns about the noise or activities taking place on the property, he has the owner’s consent to enter the property to inspect the property and make enquiries as he sees fit to ensure the property is being used as per guest booking contract. If the security officer finds additional unauthorised guests on the property, then the owner/bnbbooking has the right to forfeit the entire bond and immediate eviction Use of the Property and The Residential Neighbourhood. A charge of $5,000 will be incurred should any type of function, party or gathering be held in the property and the booking will be terminated immediately with no refund of tariff. Unfortunately, where damage has occurred, whether accidental or otherwise, the additional cleaning and/or replacement costs will be charged. We do not wish to offend our holiday guests, as most guests respect the properties in which they are holidaying, however we need to advise everyone of extra charges applicable in such circumstances. - SMOKING: This is a non-smoking home.
- Any violation of the smoking policy will incur a $1000.00 Additional "Smoke Damage" Cleaning Fee to remove smoke odours from the house and/or linens and loss of bond. Cigarette butt's found will mean loss of bond.
- No Pets are allowed body corporate
- Only guests who are staying are allowed unless prior arranged in writing. Charges for guests not authorised $100 per guest per night for the length of the stay.
- Check-in from 3 pm checkout 10 am unless otherwise organised with prior written approval. Overstaying will be charged at $100 per hour while cleaners wait. If we don't have a back-to-back booking a half-day charge of $200 will give you a 2 pm checkout with 24 hours prior notice subject to availability.
- Only guests who are staying are allowed unless prior arranged. Have a great stay in this beautiful unit.

- Before departure - Listing must be left in a good cleanliness condition and furniture put back to its original position otherwise, an extra fee will apply. You agreed to put all rubbish in the outside bins and dishes and dishwasher and turn it on. Additional cleaning may apply if this is not done.

Family visit at Brisbane

We had 4 fantastic days visiting Brisbane with our daughter and family in March. The location ( 2 minutes walk to the ferry transportation systems which is very anffordable) and views of the river and its many bridges from the condo are excellent.The exercise facilities and the pool were a big attraction for the adults and our granddaughter.

Excellent base for city exploring, great river views

This great apartment is situated close to the river walks and the restaurant life of Howard Smith Wharves and a 15 minute walk to Fortitude Valley's cafes. A 20 minute walk the other way brings you to the botanical gardens and new cafes along there. It's comfortable, spacious and the balcony has great views down the river. Comfy large beds, great showers, well equipped basic kitchen and good laundry. A perfect base for exploring Brisbane from a central base with lovely views. Quiet building but close to good bus routes which take you everywhere and the river ferry is only 7 mins saunter along the river, past great early morning coffee stall at Felons. Key pick up from downstairs mini mart works really well, super friendly manager. Didn't use the outdoor pool/spa but it looked nice.

Fabulous family stopover

We made last minute booking with low expectation, however, this property was a surprise. Convenient location and clean amenities were so appreciated. Host even provided essentials and with quantity. We enjoyed our short Christmas stopover and discovered Brissy’s hospitality. We won’t hesitate to recommend to other families.

Short Brisbane stay

Everything was perfect and clean. View of the city is fabulous and the access to great restaurants and culture right there. Super comfortable and easy. We would stay again!!

Lovely, comfortable apartment with view

Very attractive apartment. We enjoyed the comfortable furniture and beds as well as the great view and dining on the balcony. Immaculately clean. The building was quiet. The air con worked really well. Free parking included was a big bonus. Keys were easy to collect from the convenience store at ground level, and there is a small lay-by to stop your car in while collecting the keys. This made checking in very smooth. Step-free access was appreciated, as were the complimentary wine and chocolates. The apartment had everything we needed. The only slight con was the coffee machine which takes a unique shape of pod that is not available in supermarkets or shops. Despite being described in the listing as nespresso, we could not find nespresso pods with the right shape. Wasted part of our holiday searching for these, then having to make a special trip to Aldi, several kilometres away. The oven was difficult to use - the knob had no symbols. We fiddled with it for ten minutes until it randomly worked. Then had to do the same again to make it turn off. I would suggest leaving some instructions for the oven in a drawer and replacing the coffee maker with one that takes a more generic shape of pods that are available from the nearby shops. I would be happy to stay here again.

Poor Communication from Property Manager

Property is in a great location and was presented well (apart from dirty oven) so we had no issues with property. Having said that there were several communication issues. It started when, just after paying in full, we were advised that on day 2 of our stay the carpark was being cleaned and so we couldn’t park there which was certainly an inconvenience. I messaged and asked if there was somewhere else we could park and if we would be compensated. The reply was there would be no compensation as it was not their fault as it was Owners Corp decision. The reply didn’t offer alternative places to park, so I messaged again and didn’t hear back. Then 2 days before our stay we were informed that on day 3 of our stay the power would be out for four hours and the lift would be out. We had an elderly person staying so we asked when the power would be cut, what floor is the apartment on and would a/c also not be working. Never heard back. Now, neither of these issues were the owners fault however the communication was very disappointing from the manager and left us asking neighbours in the building what we could do.
