The perfect location

My wife and I hosted friends for a week in the Norton Orchard Rd house last week. The house is nestled down an unpaved country lane among similarly modest homes. Quaint and quiet and lovely. The house is full of light and features views of the expansive deck and pool through the many French doors and windows in the back. The kitchen was tight, but had everything we needed to cook and prepare meals and the dining table and family room area served as host to gatherings, games, and naps. And, the location! Our friends came in and left on different days, so we made several trips to and from the airport — easy peasy because it’s less than ten minutes away. We regularly walked into town to get coffee or meals, a therapeutic massage, or meet other friends also on holiday. The Sherriff Sanctuary is close, as well and proved a relaxing respite we could easily walk to. We brought kayaks from home and accessed ponds and beaches which while idyllic and romantic, leaves peeps in the house with no transportation. This was a burden to some last year in Katama, but in this in-town ish location was not limiting to anyone’s good time. The house is appointed well with an outdoor grill, towels aplenty, comfy beds and sheets, two sets of washer dryers, and so many bathrooms that no one had to share. Everyone wants us to get this house next year instead of a fancier house on the water. We’re inclined that way, as well.

So disappointing.A major storm moved into New England during our stay. After arriving, local residents warned us that significant storms could cause power outages and advised us to obtain flashlights and determine whether the property had a backup generator. We immediately contacted the property management company and were directed to Jeb, who was identified as the person managing the property. When we asked about flashlights, we were simply told that there was a market where we could purchase them. We contacted management again with additional concerns but received no response. We also experienced problems with all exterior doors leading to the backyard. The doors were extremely difficult to secure and required one person to stand outside and push on the door while another attempted to lock it from inside. They were not functioning properly. Doors could not be secured were particularly concerning with the major storm approaching and security. We found out ferry service was suspended following day Our concern proved justified: We did not leave because of bad weather or because we simply changed our plans. We left because of the severe storm, the genuine risk of ferry service being suspended, concerns about the property, and the lack of communication and assistance from management. As a direct result, we incurred a huge cost to stay in Boston. Who’s going to cover that cost? Trying to blame me for all this mess. Where were they when we needed help? Just horrible

Thank you for sharing your feedback. We’re sorry to hear that your stay did not meet your expectations. However, we would like to clarify a few important points for the benefit of future guests. While ferry service was suspended for a day due to high winds, the island did not lose power during the stay. Point B had flashlights available for delivery to tenants should they have been needed. Although the storm understandably caused concern, there was no power outage at the property. Regarding the backyard French doors, these doors require proper operation to secure them correctly. We understand that you experienced difficulty with them, but it is important to note that operating the doors properly is necessary for them to function as intended. We understand that severe weather and potential travel disruptions can be stressful, and we recognize that you were concerned about your plans and accommodations. We strive to provide a safe and comfortable experience for all our guests, and we take feedback seriously. We regret that this stay did not meet the your expectations, but we also believe it is important that the circumstances be represented accurately.

Don't do business with Point B Realty or this property!

Avoid doing business w/ Wendy Harman or Point B on this island. Avoid this owner. First, understand this is NOT a rental by the owner. You deal exclusively with a leasing company that does not have control over the house like a manager. This is a B- house in a good location. Very convenient to the town but on a long dirt road that is in terrible condition. I would be very wary of trying to drive a normal rental car down the road. This real estate agency will try and take your security deposit on any property they rent to you, its extra money to them. They pointed to slight dirt on a rug, not a stain from a spill of any sort, just some dirt. They then deducted $500 to "clean a rug". The deducted for the oven being dirty, and sent a picture with literally 3 clothing tags on the floor and claimed its unacceptable mess. All this is after they charged a $450 cleaning charge up front. House not well maintained. Grill leaking gas when we arrived, lots of gas, and took them 3 days to get another grill, which was tiny and junky. Door alarms on every door started beeping randomly during the week, apparently for low batteries. Instead of replacing each battery, agent directed us to remove the batteries. One of the back doors to the patio would not lock making the house not secure. They refused access to owner at all times.

We are very sorry to learn of your frustrations and confusion regarding the terms of the lease agreement. These details were clearly outlined in the lease documents that you signed. Point B Realty is a booking agent for the landlord/owner only. We are NOT a property management company, nor do we inspect properties, arrange repairs and cleaning or make deductions from a guest’s security deposit. Owners and their property management team are solely responsible for handling these details. In your specific case, the owners and their property management team inspected the rental property after you checked out and sent photographs of damages and cleaning issues found after your departure which we promptly shared with you. The owners instructed us to hold your security deposit in escrow until they could make repairs and get final cleaning invoices, as per standard protocol with Massachusetts landlord-tenant laws. Per our conversation, we invite you to contact the owner directly to discuss this matter. Our position is that the owner had every right to make lawful deductions to your security deposit, based on the terms of the lease agreement and the poor condition in which you left the owner’s property at check-out.

Exactly as pictured!

We stayed in this beatutful newly renovated home for a week with our 4 adult boys and enjoyed every aspect. The home is lovely and clean, the kitchen met all our needs, the common areas are comfortable with ample seating and nice decor, and the pool and backyard are lovely. We did heat the pool so we used the backyard nearly every day. The outdoor area is equipped with an extra large grill that came in handy. For us, the only down side was the smaller size bunk and twin beds as all our boys are 6 ft plus and the two car driveway with no street parking. Overall, I would highly recommend.

A blissful escape!

We had a wonderful time at this beautifully renovated home. While it is in walking distance from Edgartown and a short 10-minute bike ride from the lovely State Beach, we found it hard to leave the serene pool, the amazing deck and the quietude of the neighborhood.
