1970's rustic farm Cottage (max 14) and Cabin (max 6) side-by-side, separated by carport, plus optional Sleepout room (max 4) for larger groups or families on holiday together. Each can be rented separately, or they can be booked together to sleep up to 24 people including the Sleepout.
NOTE: For numbers over 12 persons, you MUST CHECK IF THE SEPARATE CABIN LISTING IS ALSO AVAILABLE!!
Private farmlet with chooks and sheep for the kids to play with, plenty of space and off-street parking, no sulphur, traffic or streets to worry about, massive BBQ and volleyball area, playhouse and sandpit, hot spa pool, extensive decks, fully furnished renovated homes with quality beds and linen. Great for several families on holiday or reunion, school groups or sports teams, or even tour groups wanting some fresh air and privacy from the city rush. We are still very close to town but you would never know it - within town boundaries but seems like you're amongst nature!
ALCOHOL - All bookabach pricing is based on alcohol-free. This is an excellent accommodation for your Stag Do, Hen's Night, or Special Birthday or Family Reunion, as long as you are socialising respectfully until 10pm (go to clubs if you wish to carry on), and we have a 10% deep cleaning surcharge and bond for these alcoholic occasions or kids birthdays, payable separately at checkin.

We had an awesome stay. Heaps of room for our large family and the hosts were awesome including our kids in feeding the farm animals. Would highly recommend this lace if you are a large family. Close to town and attractions as well
This place was excellent. Plenty of space for the 4 families staying together and Kerris was amazing. Quick to respond to questions and sort things out for us.The kids LOVED the farm tour and had a fabulous time here. We would highly recommend this place and hope that we can come back and stay again sometime soon!
Aria’s Cottage really catered well for our family of 9. Lots of activities for the children and really appreciated 2 dozen fresh hen eggs on arrival. A great farm stay.
We had a large group of 15 people and the cottage and cabin suited our needs well. The place was clean and tidy and was situated close to Rotorua town. Would definitely stay there again.

We loved our stay at Arias Cottage and Cabin, perfect, large, accommodating space for a group. Heaps of room and facilities for everyone. Very clean and tidy, had everything you need plus a great deck outside to enjoy the peace and quiet around.
Kerris was a wonderful host, looked after us very well!

Lovely tidy accomodation for large groups. Lots to do. Beautiful surroundings highly recommend. Well stocked kitchen for large group cooking. We will be back in the summer thanks for having us
The farm setting was very fun for the young kids and lots to do. The kids loved feeding the farm animals and they got a lot of use out of the trampoline (the kids, not the animals). The accommodations are fine, but dated and could use some renovations.
Thank you Kerris and Chris for an amazing holiday in your cabin and cottage. What an ideal setting and comfortable accommodation. There is everything you need to cook, clean, play and be comfortable in these two adjoining places. The farm visit was an absolute joy for the younger children and the spa was loved by all.
Very suitable for our multi family group for ages 8 to 80. Plenty of activities eg spa lawn space and small animal feeding .nice sleeping rooms lots of bathrooms. Multi person kitchen with all essentials. Used own vehicles to access Rotorua attractions .

We came as a large family group and used the house, cottage and caravan.
We enjoyed our time on the farm - thanks for the animal tour.
The kids loved having a spa after our full on days of activities.
Great shower pressure also. I would recommend this property to future guests.

Place was very clean, lots of space, lots of beds, great setup. Kitchen was well stocked, laundry room was a nice bonus. Nice cozy fire for the days it was chilly. Worked very well for our family group and we enjoyed our stay. Both kids and adults all enjoyed the animal feeding, learning about the farm and trying the fresh farm eggs.
We loved staying at Arias Farm, what a brilliant place to stay with a group of friends for a reunion! We had a mix of adults and children, and even the furry child (dog) was welcomed.
Perfect place for a large group to stay and we appreciated the little things such as the large trampoline and fully fenced backyard. Kids loved the animal feeding and "Dumbo" the pig with big ears was a hit.

Great place to take large groups. We were a large group and all our needs were met. We needed a place where we could have family time without being separated in different rooms.
Had family meals and the kitchen was stocked with all the equipment we needed.
Kerris is great to work with.
Thoroughly recommend this as a place to stay.
Arias Farm was great for our large group (10 adults and six kids). Heaps of backyard space for the kids to play, and a big trampoline which they used a lot. Not a massive house but well set-out so every family group had their own bedroom. Close enough to town and amenities that it's not too much trouble to get anywhere, but still feels very private and away from it all. Also, great spa. Would recommend.

We visited from Hawaii with a group of 18 people. The kids loved the animals, open space and the volleyball area. Seeing the piglets were on the top faves of the kids list in NZ!
Great location, very close to all things in Rotorua! Kerris gave great recommendations and has a book full of things to do!
The living area was everyone’s favorite space — especially our night games, laughs and food! Rooms were spacious and comfy!
Checking in and out was easy! Definitely recommend Aria’s Farm for a place to stay in Rotorua, especially for larger groups/families!

The kitchen was well set up. The house is well laid out. The host were friendly . The free range eggs were great. They contacted us to let us know we could get inn a bit earlier and gave us extra time to leave on the day we were leaving which was a blessing as we were moving a bit slow. . The photos' on book a batch gave us th eimpression hot out door pools were near by which they wern't. Great place for a family with dogs. thank you

So I am a bit surprised to see your 4 star review, as I can't see any comment about fault of the accommodation, and I did clearly label the free mudpool photo as Waiotapu (easily found on Google, south of Rotorua). I have now typed the actual distance under the photo of the mudpools....
