Perfect location. Great views. Felt homely and inviting. The only let down was the BBQ. Planned a BBQ dinner for the first night, when we uncovered the BBQ it was almost rusted through & couldn't ignite the burners. Despite this, would definitely stay again. Apart from that, perfect for our needs!

Great place, lots of room and amazing view. Spa was great. Host communication was excellent. All round, had a great stay. Would only suggest the kitchen is stocked with a few more items like baking dishes, whisks etc. and maybe new towels.

Excellent location. The house is huge. Way more than the 4 of us needed, but it was still a wonderful stay, with excellent views of the area. The sheep in the field next to the house werr fun to watch. Hot tub was nice and the host was super responsive. Its also very close to the Te Puia thermal wonderland, so you get to see the light show every night. I highly recommend this spot to stay.

Aww amazing

The house is great, exactly as the photos. Very spacious and with sun light. Heaps of heaters everywhere, we stayed warm and cozy. Thank you for the owners to allow us feel like in our own home.

This is a lovely place with the view and sheep exactly as described. Outside, the location was easy to find, access was easy and the driveway easy to navigate, with room for three point turns at the bottom. Inside, the house is spacious and well equipped in almost every respect. One omission though - and it is worth noting that we visiting in mid-winter - there were not heaters in every room. One of the bedrooms had no heater, and also none of the beds had electric blankets. Kiwis probably are used to such things, but foreign visitors might not enjoy cold nights and getting between cold sheets in a cold room quite so much! ;) The flipside of that is, I think, that the two heat pumps may or may not double as a/c cooling units in summer, and again, while Kiwis might be happy sweltering in the Rotorua summer heat, American guests in particular might be less pleased about this. Check the listing and ask the owner if the heatpumps cool as well as heat if that is important to you.We also took advantage of the 10% discount code provided for the ziplining tour on the brochure rack inside. Highly recommended.Overall, this was by far the best and "nicest" of the three Bookabach properties we stayed at during our 12 days touring around.

Spacious Home with Stunning Views and a Great Spa

We had a great winter stay at this large four-bedroom house in Rotorua. The home is very spacious with amazing views, and the heaters kept it nice and warm the whole time. The highlight was definitely the spa – perfect for relaxing after a day out. Communication from the property manager was excellent and made everything easy. The house is a little dated and could have been a touch cleaner, but neither of these things affected our stay. Overall, a comfortable and enjoyable place, especially if you want plenty of space and a great spa to soak in!

Incredible view

We enjoyed our stay at aww sheep. The back deck with a view over Rotorua was stunning and we really enjoyed having meals out there. The hot tub was a real treat. The house itself could use some updating, but was clean and was stocked with everything we needed. The downstairs bathroom/laundry was lacking a counter top to get ready for the day, so we were all having to use one bathroom sink for the most part, but just a minor inconvenience. Overall, I would recommend staying here for the view alone!

Excellent Value, Lovely Property

There's no surprises at Awww Sheep, the property is as described and represented in photos to meet or exceed expectations. Tremendous view, excellent hot tub, good amenities. Our group of 8 people were in town for a conference and it was only 10 mins drive into town. Prompt communication from the owner when needed. We did have some issues getting the oven up to temperature to roast a meal so that will be checked by the owner. I would not hesitate to recommend this property for larger groups and families as we were all very happy with our stay.
