This property includes two units: Lily`s River Retreat upstairs and this garden-level studio. Each has a private entry and space, sharing only the driveway, walkway, and boat dock.
Access involves several cement steps with landings—may not be ideal for guests with limited mobility.
Due to river proximity, this property may not suit young children; supervision is required for children under 16 on the dock.
Pet Policy: A dog fee ($35/dog) will apply, and we kindly ask that you review our full dog policy (posted on the listing) and keep in mind: - One dog allowed - Your dog is house-trained (no scratching, chewing, or accidents). - The dog is never left unattended on the property. - No pets on furniture or linens. - You clean up all outdoor messes. - Confirm your booking includes the pet, and the fee is paid. - Once confirmed via messages, we’re excited to host your furry friend!

Enjoy your stay at Wild River! GUESTS Your reservation total is the maximum for the stay, day and night. Additional guests or daytime visitors need our written approval in advance. Anyone on the property who isn`t on the reservation may end the stay without a refund.
NO PARTIES OR EVENTS Strictly prohibited. Violations carry a $500 charge plus damages and any additional cleaning, and possible immediate removal without a refund.
QUIET HOURS — 10 PM TO 8 AM All outdoor activity moves inside by 10 PM. Outdoor string lights off at the same time.
PARKING AND NEIGHBORS Park only where your check-in details instruct. Never block a neighbor`s driveway, mailbox, or access, and never park on a neighbor`s property. Where street parking is prohibited, it`s prohibited. No loud music, shouting, or disruptive behavior, inside or out.
DOGS ONLY No cats, birds, reptiles, or other animals — our cleaning protocol is built around dogs, and cat allergens linger in fabric for months. • Approval required in advance • $50 per dog, per stay • Never left unattended: $200 per occurrence • Off all furniture, including blankets and beds • All waste is yours to clean up, indoors and out • Hair, stains, or scratches: cleaning from $100 • Unapproved animals: $200 minimum
SERVICE ANIMALS Welcome at every home, no fee and no approval needed. Every rule above applies equally. Emotional support animals are not service animals and fall under the standard pet policy.
SMOKING AND VAPING Prohibited inside, always, in every form. Outside, stay 25 feet from any door and from neighboring properties. Evidence of outdoor smoking: $75. Smoking inside is not a fine — it`s actual remediation cost plus revenue lost from blocked nights, and runs $250 to $2,000 and up.
CAMERAS AND MONITORING Many homes have exterior cameras. There are never cameras inside. Some homes have noise monitoring that measures decibel levels only — no audio is recorded. Tampering with any device: $100 minimum and possible removal.
IF SOMETHING BREAKS Every reservation includes a $25 waiver covering $500 in accidental damage. It has one condition: damage must be reported through this platform`s message thread when it happens. Damage found after checkout that was never reported falls outside the waiver.
FURNITURE Please leave it where you found it. Moved furniture carries a $100 minimum repositioning charge.
SAFETY Children supervised at all times. Fire pits, BBQs, pools, hot tubs, and yard games are used at your own risk. Fire bans and wildlife advisories change quickly — please check current conditions during your stay.

Very well put together. Nice, Clean, The location and view are amazing. Sat out on the patio and watched the river go by. Lots of wildlife etc. So relaxing I definitely recommend it.

A beautiful stay on the Sacramento River near Redding
Overall we enjoyed our visit, as the views of the river's activity and the sunset were great. The kitchen was well equipped & the bathrm also. The living area has beds on high platforms along with the sofa, likely to offer a better view of the river & TV, but awkward for Seniors. The patio was adjacent to the front door, but we had only one night's use.
We will definitely reccomend it to friends here in PSP who travel to
Oregon & washington during the summer in Palm Springs,

This property has 2 units. We booked the smaller one and ended up in the larger one. The switch was due to the smaller one not being ready yet from construction. This was arranged on the check in day while we were in route. The smaller unti we rented is listed as a one bedroom. After looking at it the pics are correct just deceiving. It’s more like a hotel room with a kitchen. The larger house is nice and roomy. The shared dock has shifted, from the shore being washed away. This seemed to have been this way for a bit. The shared property and outside of the larger unit could use a cleaning. Yes river houses have bugs however these had been here for a bit. Due to the outside, we went to the local water park for the day. It was awesome. Came home and the even with the house shut the best the ac could do was 78 for an empty house. I glanced at the filters and they probably haven’t been changed in a couple years. But if you planned to stay at the house all day the AC can’t keep the house comfortable with people coming and going outside. Once again the host did upgrade us however probably should have done so earlier. The lower unit was far from done. The upper unit was last minute but it and the property seems to have some neglect. The trip in general was just okay. Had the lower unit been available we probably would have just stayed one night and left. Same if we had paid full price for the bigger unit.
