Welcome to the Guest House! This 1-room studio with private entrance and luxury amenities is in a safe, quiet neighborhood. Suitable for a weekend getaway for 2 or family of 6. Perfect location - 3 min off I-5 and CA-299. Walk to Simpson U, 2 min drive to Bethel & Shasta College, 10 mins to Downtown / Sundial Bridge, 45 mins to Lassen NP & 60 minutes to Mt. Shasta. No stovetop/cooking facilities. Strict no pet policy. Cul-de-sac street or driveway parking. Basketball hoop & kids' playground.

The Guest House one-room studio (576 sq ft) is a comfy yet classy space to land, with a Queen bed and two Queen pull-out sofa beds for up to 6 guests. Additional 3 inch memory foam mattress toppers are included to make sleeping on the sofa beds more comfortable.
A large flat-screen TV (streaming only - no local channels) and comfy couches and chair make the space a great place to hang out.
The mini kitchen comes equipped with a 3/4 sized fridge with freezer, microwave, Keurig K-cup coffee maker, toaster and hot water kettle for tea. Tea, coffee and sugar are provided. There are no cooking facilities--no stove or cooktop.
The bathroom includes a large shower with shower head plus a hand-held sprayer, and comes fully stocked with body wash, shampoo and conditioner.

Guests with small children can use the playground right outside the guest house. For those with older kids, a basketball hoop, balls, and other outdoor sport toys will help them have fun during their stay.

After a long drive, we were looking forward to get some rest and sleep, and sadly we had to make our bed before we could do that. room temperature could have been a bit cooler since the entire space has one mini split AC needless to say it took a while to get cool down. The listing’s heading is “High end” and I truly don’t know what the owners refer to when they use that label because it has a very small bathroom which is not cooled and you have to leave it’s door open to get it cooler. I hate to stay here if it is summer time which it could get up to triple digits in the area.The main bed has a horrible cheaper mattress and we tried the sleeper sofa the next night which has a topper that is one size small and it was worst than the main bed.As far as utensils, we couldn’t find a paring knife to cut some fruits up because it only has some butter knives and one large bread knife.Overall, would NOT stay here again!

Addressing a few issues so future guests are not confused as this is a rather harsh review from guests who appear to not travel often. - The main bed in the room is always made, however, sofa beds are not made in advance which is standard in any hotel. - When we came in after the guests departed, we discovered they had actually turned off the AC and were just using the fan portion which is why the room didn't cool down - and never reached out asking for help with the controls which we would have happily done. We have guests stay here regularly with well over 100 deg and have no problems when the AC is actually turned on. -The guests also never asked us for any help with utensils, and we would have gladly brought out anything they needed. Paring knives get stolen frequently and we were unaware it was missing. - Lastly, mattresses are a matter of opinion. We have had many guests ask where we got the mattress because they loved it. We provide mattress toppers for the sofa beds as a courtesy which are the exact right size (not sure what they mean by a size too small).

Great ADU in a fantastic area!

We had a great experience staying in this unit! It is super close to Simpson University and just a short drive to downtown. A great spot if you're looking to do some weekend wine tasting! Everything was very clean and the pull out couches (2) were perfect.
