Originally an 18th-century hayshed nestled in the hills, the Steading has been thoughtfully converted, preserving its rural charm and character. Its robust stone walls have withstood generations and continue to overlook an ancient sheep fold and the hills beyond. Don’t be surprised if you wake up one morning to our sheep gathered from the hill, curiously peering into your kitchen window!

The property features an open-plan kitchen and living room space complete with a spiral staircase and a cozy wood-burning stove—perfect for unwinding. Enjoy long walks in the fresh country air directly from your doorstep. Embrace slow-living by relaxing in our magical wood-fired steam sauna tucked away in the woodland garden. Each cottage is invited to book a private time slot.

Consider a day trip to central Edinburgh (only 30 minutes by car) or curl up with a good book. In the evening, huddle by the fire pit in your private garden while watching the sunset and stars appear as the crackling fire fills the air with the comforting aroma of wood smoke. Eastside is your perfect hideaway in the hills.

Bedrooms & Bathrooms

The spiral staircase leads you upstairs to two bedrooms: one double room and one twin room (with 2 single beds) that can comfortably accommodate up to four guests. Warm duvets and supremely comfortable beds await you. The property also has a bathroom upstairs and a shower-room downstairs.

Outside

Our cottage is part of Eastside Farm - an beautiful working hill farm situated within the Pentland Hills Regional Park. The Park covers substantial tracts of stunningly rugged hilly terrain south of Edinburgh, making it ideal for nature lovers. Miles of walking routes invite you to explore the area which is teeming with wildlife (Peregrines & Ravens are often spotted on the hiking trails to the local pub).

The Steading cottage is situated just across the farmyard from The Byre, Cartshed, and Wash House cottages - making it ideal to accommodate large family gatherings (up to 12 guests amongst all the cottages).

Steam-sauna Woodland Yurt

Relax & rejuvenate in our enchanting woodland steam-sauna yurt. As guests of Steading Cottage, you’re invited to book a complimentary session at this unique spa which comprises a wood-fired steam sauna and spring-water plunge pool. Enjoy exclusive, private use during a leisurely 2-hour session.

Practicalities

We’re tucked away off the tourist tracks in an idyllic glen within the Pentland Hills. Access to our cottage is via a 1-mile farm track - a little rough in places but passable for standard cars without any issue.

Parking is available for one car in our car park where we also have an EV charger installed (just about 30 seconds’ walk from the cottage). You may unload luggage/shopping right outside your cottage door. Additional parking can be arranged upon request if needed . Your hosts live across the farmyard and are happy to help if needed but will otherwise not disturb your stay.

Given that we’re about 1 mile from the main road, we recommend the use of a car for your stay.

Jenny, Michael, and Susan will be hosting you on our farm, Eastside. Eastside is a 3000 acre organic hill farm in the Pentland Hills Regional Park near Edinburgh. The farm has spectacular views and hills which change constantly through the seasons. In late summer, early autumn visit for the iconic Scottish purple heather; in spring see newborn lambs playing; winter can often bring snow. At any time, the farm is amazing place to unwind from the stresses of modern life - live a little more slowly, go for long walks and then curl up with a good book by the log burning fire.

Why they chose this property

The Pentland Hills Regional Park is very close to Edinburgh - and offers the best of town and country, central Edinburgh is only a 35 minute drive. Here you can walk for miles from your doorstep, find a sunny spot out in the hills for a picnic and then return to your comfortable accommodation converted from an 18th Century farm building. In the evening, relax with a good book by the log burning stove or unwind in our enchanting wood-fired sauna.

The changing seasons bring something special at all times of year - from the purple heather of late summer / early autumn to the magical snow of winter and playing, new-born lambs in spring. There is a reason to visit at any time of year.

What makes this property unique

Few other properties can offer such immediate proximity to both the hills and to Edinburgh. Excellent walking and mountain biking is right from the doorstep - once you're here then no more driving is needed. The accommodation itself is unique blend of tradition and Scottish heritage (it's within an 18th Century farm building) and modern comfort. The private garden is a great space to relax, light the fire pit, and enjoy eating outdoors. Central Edinburgh is only a 35 minute drive away which allows you to explore the best of Scotland's capital city - sights, shops, restaurants and bars - and then swap the hustle and bustle for the relaxing quiet of the countryside on your return.
