The Space:

Soft morning light spills across the open gathering spaces as you step inside, inviting you to settle into the calm, warm atmosphere that defines this Davenport retreat. The scent of fresh air mingles with the gentle hum of the air‑conditioned interior, while the private pool and hot tub beckon for a splash or a soak at any hour. Whether you’re unwinding after a day at the theme parks or gearing up for another adventure, the villa feels like a spacious home base for your group.



Sleeping arrangements

Nine bedrooms accommodate up to 16 guests. Two bedrooms are on the ground floor and five are upstairs. The sleeping mix includes several king beds, rooms with two single beds, rooms with double beds, a bedroom with three double beds, and a baby crib. One upstairs bedroom features a Jack and Jill layout, giving everyone a comfortable place to recharge.



Living spaces

Two living areas provide ample room to gather, watch TV, or simply relax together. A dedicated game room and a private movie theater add extra options for low‑key evenings. Air conditioning and heating keep the indoor climate comfortable year‑round, and essentials such as towels, bed linens, a washer and dryer, a hair dryer, and an iron are provided for convenience.



Outdoor living

Step onto the patio to enjoy the private pool with optional heating and the hot tub, perfect for a refreshing dip or a soothing soak under the Florida sky. A BBQ grill and outdoor seating create flexible spots for meals or casual conversation, while the surrounding landscape offers a pleasant backdrop for evening relaxation.



Kitchen & dining

The full kitchen is equipped for meals of any size, with ample counter space, storage, and appliances. Indoor and outdoor dining areas let you share meals wherever you feel most comfortable, from a casual breakfast at the table to a dinner al fresco beside the pool.



Convenience & amenities

A private entrance with a smart lock and free on‑site and off‑site parking simplify arrivals. Wifi and a dedicated workspace support guests who need to stay connected. The villa is pet‑friendly, welcoming your furry companions.



Neighborhood

Located within the ChampionsGate community, you’re steps from a water park, amenity center, and clubhouse. Nearby golf courses, dining options, and easy access to Disney, Universal Studios, and major roadways make exploring Central Florida straightforward.

Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $500 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $20 per night (maximum $100 total), which covers accidental damages beyond normal wear and tear.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
