La Merlaia (typical countryside building) is perfectly located both for sightseeing (about 20 minutes by car from Ponte Vecchio, Piazzale Michelangelo, Piazza Santa Croce and parking lot to walk in Florence downtown) and rest (it is located at 350mt of altitude, so during the night it is never too hot, and is dipped in the typical Tuscan countryside, surrounded by fields of olive trees and vineyards). The garden have both a shady area with secular trees and a sunny south facing garden where is located the 12x6 pool (completely private use open from 1 April to 31 October). 10 km from Florence, 7 km from Bagno a Ripoli and 1 km from San Donato in Collina (bus stop to Florence, food open Sunday too, bars, chemist, soccer court). Horse riding 2 km away. Golf course 15 km. At guests disposal is a large fenced garden, panoramic terrace with gazebo and garden furniture, private 6X12 swimming pool with night lights, soccer court, basket, ping pong, barbecue. The pool area with the pavement completely renovated in 2025 is furnished with deck chairs, chairs and table. The house comprises a 1 he field with olive trees. Exceeded expectations, we couldn’t have asked for a better place. The villa is beautiful and has plenty of space available both in the common areas and in the bedrooms, which are all very large. There are shops and restaurants close by and the view's are amazing! We were here during the Christmas holidays and will definitely return in summer to enjoy the beautiful garden and swimming pool.
We truly enjoyed our stay! The property has a very welcoming, authentic feel to it. We enjoyed the space it provided for our large group and we loved the pool/patio areas in the evenings. Host was very accommodating; provided us with everything we needed.
Would have given a higher score if not for the beast of a hill to climb to reach the bus stop and the town. Other than that it was a nice stay for the 10 of us. The pool was very clean and inviting.

La Merlaia was everything I imagined that it would be. It was beautiful and truly a one of a kind Tuscany experience. Gaia & Andrea were always available and helped us by answering our questions and making great suggestions. Not far from the city of Florence, the stunning estate of La Merlaia offers you the chance to slow down and enjoy the beauty of the Tuscan hills. The house itself is just wonderfu, much more beautiful and bigger than it looks from the photographs - authentic Tuscan stone house, beautifully equipped and decorated with a great taste. Everything clean. There is also a fantastic swimming pool outside just renewed. We had also a chance to experience a great cooking class. We cannot say enough about our visit!

The perfect place to enjoy Tuscany
It's always wonderful when you arrive at a vacation rental, and what you end up is actually what's shown on the website, meeting or actually exceeding expectations as in this case. A comfortable house with all necessary amenities.
Near enough from Florence (which I particularly love) and yet being able to get back to the welcoming freshness of the Tuscany hills.
Andrea was very helpful and friendly .

We were a group of 10 people and the villa was perfect for us.
From the beautiful garden and the great pool you have a unique view.
The house is charming, with antique furniture, tile floors, and beautiful views, the bedrooms are very large, much more than it seems from the photographs.
We found the house perfectly clean and equipped with everything we could possibly need.
You can sit down to eat in the kitchen and living room as well as in the patio with many people around the table.

The communication was very easy before the arrival and Dafina was very helpful giving us all information we needed to find restaurant and groceries.
The gardens and pool are beautiful. The house is very clean and well maintained and had everything we needed for a great stay. The bedrooms are all huge and perfect for accommodating our large family, the kitchen is well stocked, the lounges and dining room have beautiful typical decor and we really enjoyed the pool table.
We also really appreciated the location of the house nestled in the beautiful Tuscan countryside but at the same time making it possible to reach the center of Florence in only 25 minutes.

With my family and some friends I have stayed at Gaia and Andrea's villa several times in past years during the summer and this year I used it as accommodation with some work colleagues in January during Pitti fashion week.
On each occasion we enjoyed the house which was always perfectly clean and well maintained. During the summer we particularly enjoyed the beautiful swimming pool and the garden, which also has some pleasant shaded areas where find some coolness during the hottest days. During the winter we particularly enjoyed the spacious kitchen, living rooms and bedrooms.
It is always a pleasure to return to what I now consider almost like a second home at an unbeatable value for money
I have been going on holiday to Tuscany for many years and I like to change places each time.
I can say that for the first time I found in La Merlaia everything I expect to find in a Tuscan country house.
It is in a wonderful location surrounded by hills and olive trees and at the same time not too isolated. It is within walking distance of San Donato in Collina where you can find 2 food shops and a butcher's shop. Two large supermarkets can be reached in 10 minutes by car and Florence, with all its splendid monuments, can be reached in not even 20 minutes by car or even by bus.
The house is very large and retains the taste of old Tuscan farmhouses. There are many valuable paintings and beautiful original 18th and 19th century furnishings inside. There is no luxury, but everything is nevertheless well maintained and perfectly clean. The bedrooms are very large and the kitchen is fully equipped.
The swimming pool is always in a sunny position and very clean.
Communication with Andrea before arrival was excellent and Dafina gave us all the assistance we needed during our stay.
Outside: the ungraded dirt road will damage your car's undercarriage. There is nowhere to park a car. The property is overgrown, unkempt and appears abandoned. Patio area is neglected, tall weeds growing from the wall base, mildewed with dead plants in all planters.
Only part of the house in good condition is the swimming pool, and even there, pathway tiles are loose, broken and treacherous.
Inside: again, nothing has been maintained. In kitchen, the pizza oven is broken, the main oven hangs loosely in the wall, built-in refrigerator broke long ago, so they placed a free-standing one nearby. The fireplace is broken, with a sign warning you not to use it. The bathroom water pipes scream loudly (all bathrooms) whenever turned on, however water pressure throughout the house is excellent. One bathroom offers no privacy as the door is too swollen to close.
Window screens throughout the house are torn, then poorly taped up and do not keep insects or biting mosquitos out. It is clear the house is furnished with the cast-off junk from other places. Things have been thrown into this property as to a storage unit. The 2 living room sofas are ancient, stained and infested with tiny biting insects. Same for the carpet beneath them. The chandelier over the main dining area is truly filthy, broken, and has mismatched bare bulbs all over it.
There is WI-FI and it's a bit slow but works fine. The access person Dafina is very kind, but she has no authority to remedy neglect.

Your review is so negative compared to the others we have received that it makes it clear how unreliable it is.
However, we have decided to reply in order to make it clear to anyone else who reads it that it is full of inaccurate or false things and that it is due to reasons that have nothing to do with the quality of our villa.
Outside
Our property is in no way unkempt as you write, but the garden and patio are deliberately kept with lush vegetation, but absolutely cared for, as you too could verify from the fact that the gardener spent 3 times a week cleaning the pool or watering the plants in the garden and patio.
This is the original Tuscan country style that we like to keep, we are sorry it is not to your taste.
Like all Tuscan country houses, access to the house is via a dirt road, which is only 150 metres long and causes no damage to the car. The road is also used by neighbours who live there all year round without any difficulty.
It is also absolutely false that there is no parking area. There is an area where 3 cars can be parked next to the entrance of the house and then there is the fenced parking area at the bottom of the garden where 4 more cars can be parked.
Inside
Inside the house there are many antiques and original paintings from past centuries, which you evidently were unable to appreciate due to lack of knowledge since you called them cast-off junk.
To give you an example, the dining room chandelier you are complaining about is fully functional and is an 18th century Murano crystal chandelier. There is also a lot of other original Tuscan antique furniture from past centuries which our guests usually appreciate very much. However, if you were looking for a house with only modern IKEA-style furniture, ours was not a suitable choice.
The built-in fridge was too small, which is why we installed a larger stand-alone fridge in the kitchen, as well as another fridge in the basement to meet the needs of 12 guests. Your group was only 4 elderly people, so you may not have appreciated it, but most of our guests are large groups.
The pizza oven and fireplace are not broken, but as we have suffered damage in the past due to inappropriate use by our guests, which has caused us considerable damage, we do not allow it to be used. I would however point out that for this reason they have not been included in the description of the villa's equipment.
Regarding the insects in the living room no other guest complained about this either before or after your stay. I asked Dafina (the person who does the cleaning and whom you spoke very highly of) and she told me she doesn't know what you are talking about. Considering that she came several times to assist you, we think that if there was really this problem you would have told her.
The only faults we found, after your departure, were that the oven had a screw that had come loose, that some air had got into the pipes and was making noise, and that there was a small object under a bathroom door (probably inadvertently jammed by you, as previous guests had not reported this problem to us) preventing it from closing. It would have been enough if you had reported these things to us immediately and we would have sent a person who would have sorted it out in a few minutes.
Obviously these small problems can justify such a negative review, but as we said at the beginning, the reason why you wrote it is very clear to us.
In fact, a few days before your arrival you had asked us if you could reduce the length of your stay and get a big discount, making us understand that, if we did not comply with your request, you would leave us a negative review. We, even though our cancellation rules did not foresee this, did our best to try to re-rent the house and thus meet your request, but unfortunately with so few days' notice it was not possible for us.
We really believe that this is the real reason why you left this review as well as the fact that, for your personal reasons which absolutely do not depend on us or on the quality of villa, the period spent in our villa was probably not as pleasant as you expected.
We would like to conclude by saying that we have been renting our villa for 12 years and fortunately, as witnessed by the many other positive reviews, our clients appreciate our villa and our choices for the interior and exterior.

Das Haus , der Pool, das Außengelände, die Einrichtung waren wie im Angebot beschrieben.Der Pool lag teilweise im Schatten, so dass man das Wasser auch bei großer Hitze genießen konnte. Alles war sehr sauber, wir haben uns sehr wohl gefühlt. Wir waren 7 Personen und hatten reichlich Platz. Orte wie Florenz, Pisa, Lucca, Siena usw waren für einen Tagesausflug gut mit dem Auto zu erreichen. Eine Gassirunde mit unserem Hund konnten in direkter Umgebung gehen. Ein kleines Maleur in einem Badezimmer wurde umgehend behoben. Andrea war ein sehr guter Gastgeber. Wir möchten Andrea als Gastgeber gerne weiterempfehlen .

I would say that staying at this villa far exceeded our expectations. From the mere size of the home to the cleanliness. It was the perfect place for our large family vacation. The pool and the views were incredible. Andrea was very easy to communicate with before the trip. And Xjohanna who helped us while we were there, was an absolute gem. She helped us with groceries, finding restaurants and transportation throughout our entire stay. The customer service from everyone involved was top notch.
I will say it's hard to get around without a car. However, driving as a foreigner would also have its challenges. If you are looking for a remote incredible vacation for a large group. This place is for you. When you need to get to restaurants and shops there are a few small markets in walking distance and a pizza place. There is also an incredible winery across the street. I cannot recommend this highly enough!!

Les évacuations des douches étaient bouchées et la piscine au bout de 10 jours était sale. Pour le reste cétait très bien 2 frigos, une machine à laver, une télé, un lave vaisselle, un four, un four micro onde, un lit bébé et une belle piscine mais le tour de piscine commence à manquer d'entretien...
We All loved the villa. One major problem was no hot water on kitchen floor, so, no hot water for third shower or hot water for the dishwasher! There were 9 of us in the house so we had to share two showers. Just a bit difficult when trying somewhere in the morning. Otherwise the place was delightful.

Absolutely stunning villa with excellent host. Only issue is the villa photos don’t do it justice
Myself and 7 friends had a great time at this villa. Multiple towns are near by and one is within walking distance.
The views a excellent and the pool is a refreshing taste to and otherwise lovely holiday.
My only negative comment would be to make sure you don’t visit on a cold spell as we did because the villa will get a bit cold and the heating would cost you €30 a night. However we all went out in the days and wrapped up warm in the nights.
Great times were had, we’ll be back next year!!

Excellent place to stay
This house was perfect for our group of 10 friends to stay at for 5 nights. The property is even more beautiful than the listed photographs. There were plenty of activities and the kitchen was well appointed for all our cooking endeavors. Garden on the south with large swimming pool, good weather, nothing more is needed to have a relaxing stay. Highly recommended!

Beautiful Tuscany style villa with garden
We had a wonderful time at La Merlaia. Loved having the pool to come home to after a day of exploring. The bedrooms are very large, the kitchen was stocked with every cooking utensil, pan and serving dish you would ever need, fantastic billiard table and huge dining room. We would recommended it to all.

Perfect for our family!
This property has respected and carefully maintained the original character of the house and was a great relaxing base for exploring Florence and Tuscany. There was everything you could need and it was very well equipped. The owners are very warm and responsive, which always makes things that much more smooth during your holiday. The house is suitable for all ages, including small children. If the opportunity ever comes up again, we would not hesitate to come back. Would highly recommend this home and this location.

Wonderful place, highly recommended
For the first time ever i have found a holiday villa that I actually consider going back to! The house was perfectly suited for our two families. La Merlaia is a stunning place, renovated but maintaining its characterful features, and it was very spacious for everyone. We all loved the beautiful terrace and outdoor eating areas. The pool was of course the main gathering point - big enough also for the older kids to have fun. If the adults wanted a quiet moment with a book the garden is big enough for that as well.
