The property is stunning and the owner while absent, addressed our few questions upon arrival in Nice quickly and helpfully. If you are physically impaired with respect to walking, you might find the walk from the parking place (always reserved for us) to be a challenge. My wife and I were fine. Indeed, the walk to the property and, especially, across the bridge made the vacation feel magical.While other VRBO houses we have stayed at were somewhat better equipped with kitchen items, we had what we needed. East access to the beach was a real plus. We loved it and went swimming everyday. Often, no one was around. Very romantic.I think this property is very special and well worth the money.

We stayed at Flanc d’Roche in mid-September and had a wonderful time.The villa is spacious, with several terraces on different levels and beautiful views. It felt like we were living in the wild, but with all modern amenities. The railroad passing below produced almost no noise. The dedicated parking space was always available, which made arriving and leaving much easier. The pebble beach is very close and easy to reach from the house.The only drawback is the long descent and climb between the parking and the villa. But because we usually left in the morning and came back in the late afternoon, that one down-and-up cycle each day was not a problem for us.Benoît was helpful and responsive throughout. We would gladly stay again.

This place is a slice of heaven. The water, with a lovely beach, is about a two minute walk away. The beach is excellent. Very private. The house is well appointed, and the views are amazing. Benoit was very cordial and very helpful at check-in. There are train tracks next to the home, but they are electric trains so they are relatively quite and take about five seconds to pass. Didn’t bother us at all. They stop running around 10:45pm and don’t start til around 6:00am. We thoroughly enjoyed our stay a won’t hesitate to book again. Loved it!You have to park up on the road above (the spot is reserved), so there is about a 7 minute walk down to a very cool private bridge. It’s so secluded! To lighten the load at our departure, we started bringing items up three days prior to leaving. It’d be wise to do the same. It is a workout! Thank you, Benoit!

Absolutely a beautiful property. Worked out to be a great spot for my family of 5 while I attended the Monaco Yacht Show. Great beach and the Snack Shack across the street was an asset.

A fabulous stay by the sea near Eze

The house is nice, the terrace wonderful, and the setting superb. The eight minute walk from the road and the four minute walk to the beach were more than justified by the amazing setting and having a beach all or nearly to ourselves in the mornings and with modest numbers of people the rest of the day. Benoit is a wonderful host. We would be thrilled to visit again.

Idillic peaceful holiday

An oasis of rest off the beaten path. Super close to Monaco, Cap d'Ail and Eze, yet the cottage is away from the traffic and crowds. Perfect for the break we were seeking! ...and then a dip at the secluded beach...

It was wonderful. Exceeded our expectations. Benoit our host was at the ready but unobtrusive. Septic will need addressing but it didn’t hinder our use.

Wonderful stay

Thanks to Benoit for welcoming us to his very unique and beautiful house. The situation in nature with views of the sea was very special. The house has the character and spirit of the place, something not easily found these days. Communication, parking, access and the situation were exactly as described. We booked last minute and Benoit was immediately responsive and able to accommodate us. Highly recommended!

A great villa in an amazing location!

We (family of 4 with kids 12 & 13) had a fantastic stay at Flanc de Roche. The house has great views over the sea and the small, quiet pebble beach can be reached in a couple of minutes. It is a bit of a walk from the car park to the villa so not really suited to those who aren't fully mobile, but this inconvenience is well worth the views and excellent access to the beach. Benoit was an excellent host and gave lots of local information and advice when we checked in. The house itself is well furnished and maintained as a family holiday home giving it a personal feel. Overall a great stay and one that has provided many happy memories.

We had an amazing week. Benoit was very accommodating and gave us wonderful recommendations. The view from the house is spectacular. The beach below is heavenly. We spent our mornings on the beach relaxing and listening to the waves. The walk up and down to the house was sometimes challenging but so worth it!! I would highly recommend this beautiful house to anyone able to go up and down stairs. I used a backpack for all by items and it worked perfect. Thank you for sharing you home with us and it was a pleasure to meet you.

The house was just fine and suited our needs. It did have a beautiful view from the terrace, including the water, which was really the appeal for us to rent this home. The proximity to the beach was also part of the appeal and we spent a lot of time swimming. The con was that the walk to the house was significantly far (like a 1/4 mile), down a very steep hill with lots of steps, from where you have to park. Bringing your luggage, groceries, and generally leaving and returning to the house each day was a workout. This wasn’t as clear as it should have been in the description, so be aware. It’s a heavy hike to get out of there uphill. That said, Benoit was a gracious host, and in spite of the walking distance we very much enjoyed our stay and were glad we did.

Dear tenant. We are pleased that you liked our house and that you were able to enjoy some wonderful vacation days by the sea. Although you gave us a lot of positive feedback, you were disappointed with the access to our house. We very much regret this. Please allow us to comment briefly on this: We always inform all guests in detail about the accessibility of our house via the booking system but also by e-mail: “The property can only be reached via a beach path (approx. 150 meters) with about 100 steps”. In our e-mail correspondence we also recommend to avoid large pieces of luggage on wheels as much as possible and to use handy travel bags if possible (our tip: large blue IKEA bags). In addition to various bags you also brought 5 large pieces of luggage on wheels with you. It was therefore certainly not very pleasant to carry all that luggage up at the end of your stay. Today, we took your valuable appraisal as an opportunity to measure the distance from the road (our private parking space) to our entrance very precisely, with the help of a hodometer, a measuring wheel: It is exactly 207 meters (less than 0,13 mile) and this path contains exactly 110 steps. Also, from our point of view, there can be no question of a “steep” path. Should you like to come back to our summer house, please next time come with less luggage. Our house is always well prepared for our guests (bed linen, towels, tablecloths, bathroom and kitchen textiles, etc.). Best regards, Your host.

Just the break we needed

My husband and I stayed in this property for 10 days. It was exactly what we were looking for to relax. The train passes very near but it goes so quick that it doesn’t bother, and they don’t run in the evenings. The famous 100 steps was an excellent exercise that we did every other day. The house has all that you need for a holiday. The terrace is very ample and comfortable with all the garden furniture for relaxing, sunbathing, and enjoying your meals outside. The view is simply gorgeous. We went almost every morning very early for a swim in the sea. At that time you have the beach just for yourself. Fantastic! Last but not least, our compliments to the host, he is friendly, helpful and very accommodating. GRACIAS Benoît. We hope to be back in a near future.

Best Week Vacation in Europe yet!

Staying here was an A+ experience. The home owner was very attentive to any questions we had, and made himself available when needed. He is an absolute joy of a person to have stayed with and highly recommend this magical cliff side property! As he notes, it is a bit of a walk to get there (as any good seaside private property should be!) but just to prepare for that 100-ish+ steps of incline. Private beach was such an added bonus to both start & end our days in Southern France! The property is just 12-15 minutes outside of Monaco as well, and it made our travels their very easy by Uber (we also walked back from Monaco, stunning Mediterranean Sea-side view the entire time) This home has such charm, from the balcony to the grounds of greenery ( which were outstanding- even fruit bearing trees to eat from as well depending on time of year you visit) The train below the balcony only passed through with very short trains, and did not take away from our desired mountain top get away :) If we travel back to Eze in the future, we will absolutely stay here again!!!

Another wonderful stay

This is the second time we have stayed at Flanc d'Roche. I was having a milestone birthday and thought this place with such happy memories would be perfect for such an occasion. I was not wrong. Once again we had a wonderful stay, and this time our son who was a toddler at our first stay, really got to enjoy the space and the proximity to the fantastic beach. On more than one occasion we had the entire beach to ourselves; it was heaven. He also loved the walk down through the 'jungle' and across the bridge to get to the house. For children or adults it really is magical. Benôit is incredibly responsive with communications and everything about our stay was smooth and very friendly. We will be back for sure! May I end by saying if you do decide to stay at Flanc d'Roche, and you absolutely should, do make a daily pilgrimage to the boulangerie Ma Premiere in La Turbie. Far and away the best bread and pastries I've had in France. Then bring them home and enjoy them on the terrace with your morning coffee, listening to the birds and watching the sea. Es ist eine sehr besondere Lage mit dem Blick aufs Meer und dem kurzem Weg zum Strand und Meer.Der Weg vom Parkplatz zum Auto dauert ca 6 Minuten. Das wir so beschrieben, aber man muss sich das schon bewusst machen- insbesondere wenn es so heiß ist wie es bei uns war.Das Schlafzimmer hat air condition - das ist sehr angenehm.Die Räume sind schön eingerichtet, die Bäder neu gestaltet.Der Kontakt mit dem Vermieter war sehr angenehm.In der Ungebung gibt es viele Ausflugsmöglichkeiten.

Sehr sauberes und gepflegtes Ferienhaus, versteckt in einem grünen Tal im schönsten Abschnitt der Côte dAzur. Herrliche Alleinlage direkt über einem kleinen Strand. Traumhafter Meerblick.Diese Strandvilla ist ein Traum für Romantiker und Naturliebhaber. Die hier gezeigten Bilder entsprechen voll und ganz dem , was wir hier auch gesehen haben.Wir haben die Abgeschiedenheit, weit von den üblichen Touristen, sehr genossen, und kommen auf jeden Fall wieder. Schön das es solche Orte noch gibt.
