Comfortable large master bedroom upstairs with full bath. Den is spacious, comfortable and includes a sofa/sleeper Fully equipped kitchen with dining and living area downstairs and an additional full bath. 2 tvs, one with dvd; stereo radio also included. Washer/dryer is included along w/ all linens, towels etc. PLEASE NOTE: We have recently found out that the fireplace chimney requires a liner and cannot be used. There is very comfortable baseboard heating.

We had a great time at the Booth Bay cottage. Everything we needed was there for us. The cottage had a great bed, equipt kithchen and easy access to town.
This is a lovely cozy cottage....vey clean and comfortable..close to town but very private..Convenient to have2 full bathrooms and 2 TVs....Nice deck to sit and relax....
We had a lovely time at this cozy little cottage. Clean and well stocked. Just adorable inside and out. Easy walk down to the Boothbay Harbor footbridge, restaurants and shops. The Chinese food place is amazing! As is Mama D’s for breakfast. Lovely deck out back. Very private and yet friendly neighbors! Owner is wonderful!!

We loved our stay at this well appointed and designed cottage. Every inch is well thought out. Its close proximity to everything was great. We would love to stay again. Thank you for sharing your home.
Great little place for a couple. Kitchen is very well stocked. Couch is comfortable. Bed is firm, but comfortable. There is no AC, but there are plenty of fans for keeping the air moving. Back deck has comfortable chairs and small table. We ate dinner outside most of the time when we ate at home. Obviously tons of restaurants to choose from in town. Walk to town is very doable - but up hill on the way home.
We enjoyed our stay at the cottage. It was nice to be able to walk to the footbridge and into the village. It was nice to have a bathroom upstairs with the bedroom. We enjoyed watching the cable TV when we were back at the cottage (rather than RUKO, HULU, etc.)
This is a very nice little cabin a few blocks from the footbridge to the harbor area. Parking around there seems tight so being able to walk was great! The bed may not be quite as large as what you’re used to, if you have a King size at home. Overall it’s a great place to relax at and explore the area from.

I am always appreciative of observations made by guests at the Lupine Cottage. A tight parking comment is an item not thought of before. The home is in a nearly rural inside section of Boothbay Harbor; the parking is at the front and side of the home, open and convenient. Hopefully the queen sized bed has ample room for any couple.
Charming cottage with shortcut access to Boothbay Footbridge. Comfortable partly covered deck to sit out and enjoy both sun and gentle rainfall. Kitchen utensils, cookware, etc. were plentiful. Would happily stay here again.
Nice comfortable home for a couple. Older cottage but, in good condition. Needs a little TLC and maybe new stove as front left burner did not seem to work. We enjoyed ourselves.

Really cozy cabin. Kitchen was well supplied with dishes, pots, pans and utensils. Bed was nice and soft. The description says one bathroom, but there are two. Which is a bonus. My wife and I really enjoyed our stay here. It was really hot the week we were there so Maybe bring a fan or two extra although fans were provided. Cozy little cabin, nestled on the side of a hill, the deck was awesome to sit on in the morning and listen to the boats leaving the harbor. Will definitely consider this place if we come back. Rhonda was the perfect property manager to deal with. Quick to respond to messages and handled any concerns in a timely manner.

Well stocked kitchen supplies (if you want to cook occasionally). Spacious living/dining room with two screen sliders that provide good ventilation. We enjoyed relaxing on the back deck overlooking trees with an occasional glimpse of the harbor. On-site laundry was a big convenience. Another plus for us was the ability to walk into town.
We vacationed at the cottage for one week. Even though it was the end of September, the weather was great--just one day of rain and the rest were balmy 60s and 70s. The cottage was just right for the two of us--plenty of room downstairs with well appointed kitchen, dining table and very good TV cable. Upstairs is a comfortable sleeping area with very good mattress and a wonderful view.As the weather was so nice, we spent some time on the back porch reading and enjoying the sun.There are abundant walking areas and the cottage is close to the walking bridge that crosses the harbor taking you right to the center of the multiple shopping and dining establishments.The property manager was quick to reply to our questions which had to do with where I could rent a kayak and the best Lobster deals around the harbor.I will add that we found an excellent evangelical church for Sunday worship in Boothbay--just 2.5 miles away.
This is a charming cottage. The bedroom is roomy and airy. The kitchen is perfectly adequate and well stocked with kitchen equipment and utensils. It's on a quiet street. It's very easy to walk down to the water. It wasn't more that a 10 minute walk to a great lobster shack. The host was very welcoming. We had one unseasonably cold and rainy day, but the electric baseboard heaters kept the house cozy. There is a really noice porch, which would be a delight on a nice day.

If you are visiting Boothbay Harbor and the surrounding area Lupine cottage is very accessible. The kitchen had everything we needed and Al was great to work with. Our only complaint is the bedding, this is a full size bed, with a very stiff mattress, neither of us slept very well. The other minor complaint, is the bedroom, during the spring and summer months gets VERY early day light, I am talking 5am and the window blinds do nothing to address this.
A bigger more comfortable bed and black out blinds or curtains would have made this an ideal stay.

Comments from a guest are always welcome although this is the first with less than a 5 star rating in all the years within the VRBO system. The upstairs bedroom is charming and spacious with windows within the vaulted morning side. These windows have been professionally curtained (by a repeat renting couple). The evening side of the room has large windows overlooking the back yard with mini blinds for use. I have never received a comment in any form about 'daylight' in the morning. The bed is a comfortable pillow top type; again, I have never received any mention of the bed being uncomfortable (we use this bed one month a year). Purposely I contacted the guest couple that stayed a week directly after this couple and asked about these comforts; they were very happy with the bed's comfort, slept well and had no problem with a 'daylight' issue.
An owner loves any type of verbal/emailed two way communications with guests; they are requested and acted on. Rare one way posted comments are not as useful or helpful.

Not very much for the money
Cottage in dire need of maintenance and repairs. Two stove top burners faulty. Only two of nine down stairs windows have screens. Lots of peeling paint and rotting exterior wood. Washing machine allows only 12 inch clearance to reach toilet. Burnt out range hood down light.

I am very sorry for the comments made. The Cottage was opened late and only recently due to the Virus. Unfortunately the word 'dier need' of repairs is silly and counters the present renter who mentioned that the home is wonderful. There is no rotting wood of any significance; touch up paint will be done this winter; the stove top will be be changed/ repaired. The convenient stacked washer dryer is in the bottom bathroom and I also have to walk around it. Thanks
The property as described/pictures accurate-Very clean/comfortable. Additional info binder provided for things to know about property/area. Previous review noted ‘rocky’ area leading to front door-Maine has rocky terrain/Boothbay its share. From provided parking spot (looking at cottage is at right) lawn slopes down to front door. There is some uneven rock terrain, but is flattest close to wooden decking at front door. The outside porch wraps from cottage side into back where the ‘view of Harbor’ is difficult-there are tall trees-maybe if no foliage? No matter to us, a very comfortable spot. The “walking path” (from previous reviews) near the property goes “down” partly bumpy asphalt, cement steps, trodden grass, with spotty uneven terrain to lower street that leads to Boothbay Footbridge. Good ‘walking shoes’ suggested as path is time saver-best way to Footbridge and “Walking’ suggested because Boothbay parking areas are spotty. The Lupine Cottage very nicely decorated, The kitchen has everything needed, The 2nd floor bed very comfortable – we didn’t use the sofa bed on 1st floor so we can’t address it. Plenty of linens, Water pressure fine, Bathroom showers are standard 3 foot wide..no extra elbow room. Stairs with railing 1st to 2nd floor, note this is an ‘adult’ property. The ceiling/other fans provided and opening windows were fine for comfort with the weather in mid July. Washer/Dryer very convenient, located at entrance of 1st floor bath. Would return again.

Thank you Bernadette for the detailed review. Wish I could spend a good part of the summer in Boothbay Harbor. It will be 95+ in New Orleans today.
Nice little hideaway, very quiet and private. Location was fine for a little walk into town. It’s an older house but very clean and well equipped except there was no grill and we had planned on having one. We would recommend this to other couples but anyone with mobility issues would have trouble getting in and out of the property since the ground is very uneven and there is no railing for assistance.
Having been to Boothbay Harbor before it was the perfect place for a quick getaway. The cottage was perfect. It seemed more spacious than the pictures looked but still cozy. Everything a cottage should be.
The bed was comfortable and a full bath both up and downstairs was a plus. We spent quite a bit of time on the back deck which was surprisingly quiet. Although there are other homes in the area, the back yard is surrounded by trees and very serene. Be sure to read the visitor guide on the dining room table for directions to the public path down to the footbridge. Real time saver!
Al is a great host.

Owner is from New Orleans who lived in Portland with family in the early 80s while managing a manufacturing plant. Learned to ski, ice fish, etc with local families. Taught college at night and completed his 20 years Naval Reserve in Kittery. After moving he continually visited the area until finally purchasing this home (Lupine Cottage). As a Southerner he appreciates the coastal northern New England, cool, pleasant summer weather.
Why they chose this property
Boothbay Harbor has always been my favorite 'outside of Portland' area. It is the largest small boating harbor in Maine with a combination of lobster and sailing vessels (including major wooden boat/ship repair facilities); visually a postcard town. The restaurants are excellent, shopping is convenient as is all services; a real quaint yet modern town with good medical facilities.
What makes this property unique
We chose the Lupine Cottage because of it's charm and closeness to all activities. It gives one the feeling of outdoors inside. It has been fully renovated which includes a modern kitchen and very spacious bedroom upstairs. The cottage was purchased for myself and happily for a few guests every year.
