A Love Letter to Martha's Vineyard New Build, Luxe Design

Welcome to Fleetwood Farm — a modern barn set into ancient farmland, down a quiet lane and surrounded by a permanently protected landscape of rolling fields and old stone walls. The house balances historic Island charm with modern comfort, with a strong sense of place through thoughtful materials and local art.

Life-long islanders, we decided to build a retirement home for our loved ones. This is a space designed around quality time: cooking together, playing games, relaxing in the hammock, stargazing by the fire, or stepping out for activities in town.

We love sourcing fresh seafood in Menemsha and produce from several local farms nearby. Located in the peaceful heart of the island, all six towns are easy to explore.

LAMBERT'S COVE BEACH is available to West Tisbury Residents. Beach stickers are required from mid-June through Labor Day (7am-6pm), and we will share instructions on how to easily obtain one. (A sticker is not required in the off season and the beach can be accessed without a sticker before 7am and after 6pm during peak season - great spot for catching sunsets!).

FERRY RESERVATIONS for peak summer season open up each year around January for those bringing cars to the island. Info can be found on the Steamship Authority website. If your ideal reservation time isn't immediately available, you can book a spot that is in the ballpark and add the waitlist option. Have hope, things tend to shuffle around as the summer approaches and visitors can usually find a time that works out.

Please note we do have exterior-only security cameras for safety.

Check-out instructions

The host requires you to complete the following before checking out:
Load the dishwasher
Gather used towels
Take out the rubbish
Turn off the lights, lock the doors and return the keys
No need to strip the beds, we just ask to 1) start a load of towels in the laundry machine 2) put dishes in the dishwasher, and 3) do a general tidy before you leave and lock up the house.
Failure to complete these may result in a negative review from the host.
Our neighbors are our immediate family, so respect for them is absolutely essential. Please keep noise to a minimum after 10pm
The house does not have access to the pond, and the field is shared between neighbors. Please respect their privacy, thank you.

Located in West Tisbury, this holiday home is on a river. Martha's Vineyard Preservation Trust Historic Buildings and Tisbury Town Hall & Katharine Cornell Memorial Theater are local landmarks, and some of the area's activities can be experienced at Woods Hole Ferry Terminal and Island Cove Miniature Golf. Fulling Mill Brook Preserve and The Grey Barn and Farm are also worth visiting. Jet skiing and kayaking offer great chances to get out on the surrounding water, or you can seek out an adventure with mountain biking and horse riding nearby.

What a gem. We were so lucky to find this beautiful home, it's exactly what we envisioned for our time here. A peaceful farmland oasis away from the crowds but perfectly accessible to everything we needed. Jack was extremely responsive and helpful with the preparations before and during our stay, what a seamless process it was all around. The house itself was immaculate - everything was updated, clean, well equipped, and beautifully designed down to the very last detail. It felt personal but luxe and we greatly appreciated the thought and organization put into every room. Biggest bonus was the heated outdoor shower post sunset swims. Thank you Murphy family for sharing this beautiful place with us.

We had a wonderful time. Loved having a family croquet game in the yard which made for a wonderful time. S’mores on the fire pit and time on the deck was amazing. Owner/contractor were both very responsive to repairs. Didn’t know there was a fully stocked coffee bar so we brought our own, but morning family coffee helped make for a wonderful time as well! A wonderful family retreat. No real complaints. The “pocket door” to the powder room perhaps could use another handle. Was a little difficult for some of our seniors, Basement access door to outside made family time outside much easier.

What a gorgeous home in the middle of peaceful nature. We (2 couples and kids) stayed here for a week and the house had everything we needed for both sunny days out and rainy days in. Jack was such a great host who was always available to answer questions we had both before and during our stay. The location was convenient and near one of our favorite beaches, but also felt secluded and peaceful. The walking paths around the home made for a fun morning tradition this vacation, and at night the stars were SO bright for stargazing. Can’t wait to come back!

We had a wonderful stay at this home in West Tisbury. The house was exactly as described - comfortable, clean, well-appointed, and thoughtfully stocked with everything we needed. The location was perfect for exploring the island while still feeling peaceful and relaxing. Jack was incredibly responsive, helpful, and easy to communicate with throughout our stay. We truly felt at home and would gladly stay here again. Highly recommend!

Wish we could have stayed longer, wonderful, remote, location, tucked away down a country road in a quiet part of West Tisbury, the beautiful open floor plan is light filled, and was perfect for our gathering. Sliding doors opened to the large deck with views across the neighbors pasture to a pond in the distance. Only a 10 minute drive to Lambert’s Cove Beach, which reminded me of the Caribbean with perfect sand and aqua to deep blue water. We would recommend Fleetwood to anyone.
