Charming waterfront camp at Toltec Point on Lake Winnipesaukee. You will love the large sandy beach with sandy walk in! Come enjoy the quiet of a cove with easy access out to the big part of the Lake. Sleeping up to 8, this raised ranch home has 4 bedrooms and 2 baths. There is a living area both upstairs and downstairs. Three bedrooms upstairs, two with Queen beds and one with twin bunkbeds. A large deck and nice screened porch with views of the Lake make this home very inviting. A fire pit is out on the sandy beach for those evenings you may wish to roast marshmallows and discuss the day's activities. There is a propane grill for those summer BBQ's. Wireless internet is provided and the TV is NetFlix/ Amazon prime ready (renter must provide login) as well as youtube tv. The host was very communicative, with excellent and detailed instructions. The place was perfect for a short weekend away. The dock and small beach with a fire pit were all features we took advantage of. Would highly recommend.
Wonderful, clean home on a cove of the lake. I can’t express enough how perfect the property really is, beach with fire pit and dock for our boat. Plenty of outdoors items to use, kayaks, canoe and floats. Lots of space to spread out.
Franco’s camp was a great spot for our week at the lake! We had plenty of space for my family of 5 (us, my mom, and our 3 and 1 year old kids) dog. The kitchen was equipped with everything we needed, beds were clean, and the beach was ideal for small kids. Franco was very responsive and accommodating.
Great home at a beautiful location, definitely lived up to the pictures which were a very accurate portrayal. Great communication from homeowner, very easy to deal with. 10/10 would stay again!

We are just back from a glorious few days at Franco's property on Winnipesaukee. The house is very comfortable and the location can't be beat. We loved the quiet inlet and spent most of our time paddling on the water. It was a perfect family getaway. We will be back!
The location and amenities at the property at are amazing. The location in the cove was great for the kayaks and canoe that were provided. The dock was sufficient for the 23 foot boat we rented and the small fishing boat we brought up for us. The actual house was perfect for five adults and really had everything we needed for our stay.The issues that we had were the steps going down to the lake were definitely in need of repair or replacement. It would be very difficult for small children and elderly people to navigate them. The fact that they were steep was not so much the problem as was, there were broken pieces of rotted wood and very uneven lifts and I feel as though that was safety issue. One other small issue was the downstairs slider door had no screen and was very difficult to open, but in all fairness i did reach out to the host and he got back to me and said that he would take care of it. The major issue we had and I can’t fault the host for this was that our three cars were pelted night and day with acorns in the parking area. All three cars had roof and hood dings on them, and unfortunately, there was no other place to park but in the driveway provided. Each car went home with substantial dings on them, I don’t how this could be rectified going forward, but I feel as though it should be mentioned in my review, because for us, it definitely affected our stay.
This is our 2nd year staying here. The 2 living areas is perfect for our multi generational family. The beach is sandy and great for the kids. Great quiet location for using the provided kayaks. Our host, Franco is very responsive and easy to work with. We will be back!
We were looking for privacy, tranquility, a connection with nature, nearby opportunities for site-seeing. and accessible eateries and shopping of all kinds. This place offered all of that and more. The owner was extremely accommodating and responded very quickly if we needed anything. The house was very comfortable and adequate for our family of eight. We hated to leave!
Beautiful Lake Front property, beach good for swimming and nice boat dock with good depth for 21 ft boat. Stayed with children and grandchildren, all had nice time enjoying beach, fishing off dock, using kayaks and canoe and s'mores by fire at night, etc. House is very well equipped and spacious with 2 levels, 4 bedrooms and 2 baths. Owner very responsive and accommodating. Only potential downside is that there are several steps to go down to the beach which was not a problem for us.

This property needs better attention from its owner. I don’t know if they live in the area but they need someone to check on this place and make sure the cleaning crew are doing their job because they are not. They did not remove food from the previous tenant. The floors were filthy and covered with hair. The furnishings were dirty and stained including blood in urine stains on the mattress covers. The toaster oven looked like it had never been cleaned. As I told the owner, I don’t care for places old, Dated, or even tacky. But it needs to be clean.

I'm sorry our property did not meet your expectations. We strive to rectify issues as soon as we are notified of them. In this case we were not notified of the issues until after the guest checked out and demanded a refund. We immediately replaced all the mattress protectors, replaced the toaster and spoke with the cleaning company as soon as we were made aware of the issues. We encourage all of our guests to notify us of any issues immediately so we can correct the issue right away.
First, I have to say the owner, Franco, was an absolute gentleman. He got right back to me immediately with any question I had. The upstairs kitchen has been updated, and it’s up to modern standards. The downstairs space was perfect for my daughter, her husband and their baby. The pack and play fit well in the bedroom. All upstairs bedrooms were just right, air conditioners in all rooms. We ate as a family in the 3 season porch. We used the canoe and the two kayaks. Our dog crates fit in the living room, and the loop along toltec road was a great little walk for them a few times a day. The place was nice and clean when we got there. Weber grill outside, and 4 secured trash barrels at the entrance of driveway. It’s. Nice shady spot along the beachfront. It was a really nice getaway for our family. Thank you Franco!
We had a wonderful stay at this lake house! It was the perfect size for our entire family, with plenty of room for everyone to relax and enjoy themselves. The house was exceptionally clean, well-maintained, and had everything we needed for a comfortable stay.The private beach was a huge hit with the family, and having a dock made it so convenient to keep our boat and jet ski right at the property. We spent our days swimming, boating, and making great family memories on the lake.Overall, this was an amazing place to stay, and we couldn't have asked for a better family getaway. We highly recommend it to anyone looking for a clean, spacious lake house with excellent waterfront amenities. We would definitely love to come back!
Franco was available at all times, for any questions. His property is perfect for family gatherings. We have made beautiful memories with three generations, swimming, boating and fishing. We rented a pontoon and dropped anchor at 20 mile bay and jumped in, beautiful swimming area. Some kids needed to work remotely and was able to do so downstairs with another full apartment, there. We grilled hotdogs and hamburgers on the grill. Made samores around the fire pit at night. We all hated to leave to go back to reality. Thank you, Franco!
My husband and our 2 children along with my brother and my nephew stayed for a week. The setup was perfect for our group. We enjoyed the private beach and quiet area. My dog also loved swimming here and the dirt rode was perfect for taking her on walks. We ate all of our meals the screened deck. Franco responded quickly to any questions I had and was a great host! We have previously stayed at this property and have been very happy staying here. Host is wonderful, nice private beach, location is great, and house is very spacious for 8 of us. We all have a great time. Plan to stay again in the future.
My husband, daughter, and I enjoyed our working vacation at this location. The location is lovely … very quiet cove, perfect for evening bonfires and daytime swimming/kayaking. The Internet handles my husband working from home and my daughter’s homeschooling at the same time and without interruption.
This property has plenty of space and two living spaces for late night and early people to separate. Our 15 month old baby girl loved the extra toys and books left for our use. The sandy beach and shallow water was perfect for her and us to relax. The house is outdated but was fine for what we needed, except the kitchen had little working surface. Both my parents came and are slightly immobile and the walk down to the beach is rather steep but they managed. The cove is a dream to be on to relax and enjoy the kayaks with little wake. The best view is from the dock! The bed we slept on wasn't the most comfortable but we only stayed a few nights. Overall we loved it and would consider coming again next year! SO nice that our dog was allowed. He lived in the water. And Franco was an amazing host. Would highly recommend.
