The place worked out fine for our family. It’s in a great location, and a quiet, safe area. However, there are a few things that can be improved. There is no heating in the common areas of the house, only in the rooms. The house was cold the entire time. The bathroom is outside and has no heat. The host wanted you to communicate via an app different than vrbo, and didn’t respond to your message at all on vrbo.

Cons:Our welcome email sent us to the wrong property initially. This property was clearly owned by the same service. After a long day of travel, it was a bit troublesome to have to message the host via WhatsApp to determine we were sent in error to the wrong address, which then required us to walk another 1000m with luggage to get to the correct place. This used an hour of time. I tried to edit my trip (our family couldn’t meet us so less occupants) but no response. Luckily the address they sent us to was one of their properties so a QR code was there with what’s app which they responded promptly. I would describe the actual place as ok or fine. Lower level smelled of mildew and the shower area was a bit “rugged”, but sufficient. This place is workable as long as you’re willing to get a bit of the beaten path and you just need a place to sleep. Pros: this property is family friendly. Beds and sleeping areas were clean and nice. AC in rooms were good. Very quick walk to multiple convenience stores and Jujo Station. Bottom line: probably worth it given the price and availability in Kyoto during golden week.
