Guests will have access to approved areas of the home based on their booking type (daytime retreat, event use, or overnight stay). Access details, approved spaces, and any shared or restricted areas will be clearly outlined and confirmed prior to arrival to ensure a peaceful and well-organized experience aligned with the purpose of your stay..
We give our guests full space to rest, recover, and enjoy their retreat experience. Our team is available by message or phone if you need anything, and we respond quickly to support wellness groups, nonprofits, and mission-based organizations using the home..
If you have questions about amenities, event setups, or grant-funded retreat options, we’re happy to assist. Otherwise, we respect your privacy and ensure a peaceful, uninterrupted stay.
We would like to inform you that our property does not have central air conditioning, but we do provide fans in each room. Fortunately, Rochester`s climate typically remains comfortable, and air conditioning is not always necessary..
However, during occasional hot spells, some guests choose to have a window AC unit installed in their room. If you’d like to arrange this, our maintenance team can assist with installation for a fee of $175. At checkout, we provide a partial refund for the AC unit based on the duration of your stay.

1. No Local Guests
We do not host local residents unless approved by host & approved Events. If you`re local, your reservation will be canceled and you’ll be asked to leave without a refund .
2. No Smoking or Vaping
No smoking or vaping inside the house, garage, or anywhere on the property.
Violation Fee: $500 + reservation cancellation with no refund.
3. No Drinking, Loud Noise, Pets, or Parties
Alcohol, loud noise, pets of any kind, and parties are not allowed.
4. No Unauthorized Guests
Only guests listed on the reservation are allowed on the property. No visitors or overnight guests without prior approval.
5. May not use address for mail. Packages Are Allowed
Guests may receive packages during their stay. We are not responsible for lost or stolen items.
6. No Pets Allowed
Pets are strictly prohibited.
Unauthorized pets will result in a $1,000 fee.
7. Air Mattress Available (Extra Fee)
An air mattress is available for an additional fee. You must request it before arrival so we can have it ready for you.
8. Basic Supplies Provided at Check-In Only
We provide starter essentials like toilet paper, soap, and paper towels. If you run out, it is your responsibility to restock for your own use.
9. Thermostat Settings
The thermostat is locked and set to an optimal temperature of 74°F. If you need it adjusted, please contact us and we’ll be happy to help.
10. Check-Out Time
Check-out is by 10:00 AM. Late check-outs may result in additional fees.

12. Damages or Missing Items
You will be charged the replacement cost for any damage or missing items.
13. Cleanliness
Please leave the home neat and tidy. Failure to follow checkout instructions may result in additional cleaning fees.
14. Rule Violations
Any broken rules will be reported to Airbnb and may result in immediate cancellation of your reservation without a refund.
