Each bedroom has a queen sized bed, and the living room has a queen sized pull-out mattress.

Walking distance to the famous Newport Beach Pier, restaurants, shops and entertainment.

Minutes away from famous malls such as Fashion Island and Southcoast Plaza. Also, near to Disneyland. Within one hour, you can be in LA/Hollywood or San Diego.

We had such a wonderful beach vacation. The location is amazing…right on the beach and around the corner from food, beach shops, and coffee. We would love to come back and stay at the same place! Highly recommend staying here.

Quant place. Excellent location, about 10 houses from the Newport Pier, so a quick walk to shops and restaurants. There is a paved path to the Balboa Pier, allowing you to easily get in a couple of miles of walking. The kitchen is well equipped and even has some basic spices.

Great location and property

Location is perfect, had the pleasure to stay in both upper and lower unit for almost a month. Both equally great. Owner was awesome….very responsive and attentive to needs. They genuinely want you to have an enjoyable stay. We will be back

Beautiful beachside location

Our family had a great week at the property, which is right on the boardwalk and provides incredible views. Great communication with Albert and he accommodated a little earlier check in time to accommodate our two infants. Would recommend.

Great location

We lived on the peninsula years ago and like to come back to visit. From this place you can walk to everything, coffee, donuts, tk burger, charlies chili, surf shops, and dozens of other places. Or, you can chill at the beach. Boogie boards, beach cruisers, a skateboard all came in handy. The place was clean, there was laundry on site, a secure parking spot in garage, everything needed for a great vacation.

Fabulous location

My experience with west coast rentals is limited. This condo is fairly simple. Not upscale. Doesn't have A/C. But we had everything we needed. And the location was amazing. Very close to walking to shops and restaurants. Very close to busy public areas, but the beach in front of our condo was sparsely visited and we had open access and fabulous views. Sunset views amazed us every night. With COVID going on, I felt like the number of people visiting US beaches is way up this fall and that we were lucky to find anything at all. The garage parking was nice. And we rode the bicycles and enjoyed them. The beds are soft and bouncy which isn't my preference. I like a solid firm mattress. This condo is one of three in the "house/structure" so there are other tenants walking around the condo, but everyone was quiet and friendly and we had plenty of privacy.

Bad WiFi

I arrived late it was raining, the garage keypad did not work, got inside the property it smelled like cat pee, the TV barely worked because the WiFi was bad, I work independently and rely on WiFi. Could not get my programs to connect, had to use my hotspot data on my phone . I left the property and went to my daughters house to work, I texted the owner and advised he said there have never been animals in the property and he upgraded the WiFi so I went back the next day. It was no different so I moved out and advised owner I was not going to stay, and also there was young men banging in the door and running away 3 times and they messed with the door handle. I was scared because I was alone, another reason I had to leave .

WONDERFUL BEACH HOUSE FULL VIEW, STAY! LOCATION++ WOWZA

I/We live locally & we know/rent beach homes often! I & Fam Highly Recommend this Bch Front All Window View+ Home! This beauty is Very Comfortable! From beds - furniture, fully stocked, clean, lotsa diff needs towels-Allll your on beach needs! We Just Cant Understand the Last Review at all & Im a Clean Freak! Re upstairs: Has Great long term upstairs renter couple & son, theyre wonderful, cheerful, Sweet & Friendly ppl, whom are Very respectful, helpful! Along w/their sweet Choc Lab (Dog) whom is very Quiet (I wouldn’t of known they had a dog!), very friendly & w/owners at all times, while Inside or Out! Never did we hear them or dog below in front of house!!! Any Noise heard I seriously doubt was from this Dog-We believe Its the wind, Which makes noises above-next to- all around us! Itll blows bbqs, chairs, ubrellas+ here, along w/neighboring houses. The bbq took a ride All the way to bk gate😆(sounded like chase lounges were being dragged down the boardwalk or above us!), it mks quite a racket, so as do at own home 8milez away, weve learned to baten things down! ☺️ When we hv winds here n So Cal, especially On the Beach… Things will mk boom, bang, scraping, tapping, slamming noises. So Maybe 1 of these beach noises was mistaken as a dog noise? This mainly happens in fall/Winters & its Not a big deal. Gone by eve-next day. I suggest earplugs, if you’re sensitive to noise. For when at the beach, close to pier, its people that make a lot more noise, as u learn in beach living life. This BeachFront Beauty has plenty of room, tables, sitting, chairs (extra n closet too), even the foot rest open up to store stuff in! Plus Tinted windows for inside privacy (they look-but cant see inside!). All was Fresh & Clean! W/Cleaning supplies there to-extra seasoning-canned goods-reg & plastic dinnerware, Fully Stocked Kitchen, blankets, sheets, pillows, PLUS, Oh My!! We Had A Wonderful Family Christmas week, w/on & off rain, yet still nice, ppl out walkin/ridding, warm when sun comes out, even in high 50°s-low 60°s. Heater n house, plus extra heaters & fans for winter/summer comforts. Very close to pier, food-shopping-all/Any extra needs! We Cant Say Enough Great Things Abt this beach home, its so well stocked, clean & comfortable… you can’t go wrong! ☺️👏🏽 We Will Be Renting this Home Again!

Amazing!

Our week at this property was nothing short of amazing. The house was clean, Albert was a great host and the house has the perfect ocean view, right on the boardwalk, close to the pier and everything was walking distance to Newport. It was my family of 4, 2 kids and 2 adults and it was the perfect place to stay in Newport.

Great Location, Responsive owner

We (family of three) had a great time. Location is perfect. Right on the beach, with amazing views Owner was very responsive, which we really appreciate. Bike and paddle board rentals are right around the corner, which we enjoyed most days. We would definitely rent there again!

Ideal location

We had a great time staying here! The location is absolutely amazing. Right on the boardwalk and quick access to shops & the pier. One area that could use some improvement would be overall cleanliness of the unit. The house wasn’t super clean and we had crickets in the hallway as well as in the dishwasher (we think that is where they were coming in). We also had a lot of rain during our stay and a whole bunch of water leak through the patio doors so be mindful of what you set down by the doors if it’s going to rain. Outside of those things the house was great. The beds were comfy, there were dishes to use and the couch was comfy too. As I said, the location is absolutely ideal. The washer/dryer is shared but nice to have. Parking is a challenge but that’s to be expected on Newport Beach. Albert was really responsive to texts/calls and communication was great. Overall it’s a great place for the price point and we loved our stay! We would stay again and would recommend to others! Thank you!!!

Great Rental For The Price

We stayed for an entire week and had a great time. The interior of the home is nice, but very small. It has 2 tiny rooms, but considering they're only for sleeping, it didn't bother us. If you need 3 beds, do know that the 3rd bed is a pull-out couch. The beds in the bedrooms were really comfortable. The bedding had a lot of room for improvement. We were cold every night and there were only a few extra blankets. The owner was very responsive and accommodating. I'm sure if I had asked for more blankets he would have provided them, so that one is on me. The location is great. The beach is beautiful. You can walk to all kinds of restaurants & shops. There are rental shops everywhere that have tons of options. We rented bikes one day and had a great time riding on the boardwalk down to the Wedge, which is a popular surfing location. Do note that this home sits on the boardwalk, which is very busy and noisy. You have to be careful when walking from the home to the sand. There are eBikes going way too fast. If you don't look both ways, you stand a high chance of being hit by one. There is a lot of energy in this location. Definitely not for those looking for peace and quiet. We loved the energy and the people watching. I have family in southern CA, who came over to visit a couple of times. We had a great time sitting on the patio, playing corn hole in the sand and walking on the beach. The patio is long and narrow, but still fits quite a few people. The windows that face the boardwalk/beach are reflective, which was REALLY nice during the day because everyone who walks by looks at them, but cannot see through them. Our only complaint was about the condition & cleanliness of the home. There is no fan in the bathroom, so keeping that window open is paramount to preventing mold. We had to prop it open w/a bottle of peroxide that was in the cabinet. There is mold on the ceiling above the shower/tub. There is a window in the living room that has a broken latch so you can't lock it. The linens felt clean, but the bedspreads didn't. If you looked close, you would find dirt and dust on things. The shower/tub is pretty worked and looks dirty, but isn't. The whole place could use a professional, deep clean. The old saying "you get what you pay for" applies to this home. I gave it 5 stars because it was exactly what I expected for the cost. The pictures are accurate, which was much appreciated. Overall, the place was great, I recommend it and will rent it again.

Cozy place excellent view!

Place was clean, cozy and had an excellent view. Booking was easy and the host was extremely friendly. Close to pier and great restaurants. Would highly recommend IL Farro restaurant if you like Italian. Would definitely stay here again!

Best Location Ever

This property is located right on the boardwalk just 7 or 8 houses down from Newport Pier. No better location on the penninsula. The house was well very equipped, especially the kitchen. THe owner, Albert, was terrific. He met us at check in and then later came back to personally deliver some paper supplies. He did not anser a couple of important texts - lilke :"Where are the washer and dryer?" While we were there but he happened to be at a party next door so I was ablwe to ask him personally. He also called after check out to see if everything was OK with our stay which is absolutely unheard-of on VRBO and very much appreciated.Only negative comment was that the bedside table lamps and the overhead fan and light in the living room were completely baffling. Light in living room kept going on and off and couldnt figure out how to make it stop. Bedside lamps were totally beyond my comprehension and also that of my two 20-something children (so it wasn't me) . Instructions would have been helpful. These very minor things did not at all spoil a fabulous time. Would go back in a heartbeat!

Great stay!

This was the second year we stayed in this wonderful beach house. The kitchen is well equipped, the beds are comfy, and the view is breathtaking. Hoping to make this an annual event for my children and granddaughters.
