**This King Bed is (2) twin XL beds joined together to form a full-size king bed, with independent electronic adjustment for each side. This setup provides both the flexibility of personalized comfort and the spaciousness of a standard king.
Bedroom 2: (1) Queen-sized bed, with a spacious layout and easy access to the home's shared bathroom.
Bedroom 3: (1) King-sized bed with an en suite bathroom, complete with a walk-in shower and a private balcony offering breathtaking views of the ocean.
Bedroom 4: (1) King-sized bed & (1) Trundle Bed - This room also features an en suite bathroom and a private balcony.
One of the downstairs bedrooms is handicap-friendly, offering a ramped entrance to the home, an adjustable bed, and a private bathroom equipped with safety grab bars for added convenience and comfort.

In addition to the patio, the home offers two balconies: a beachside balcony and a streetside balcony. The beachside balcony boasts an unobstructed view in both directions, as the house sits farther out than the neighboring properties — offering a truly unique and panoramic perspective of the coast. The streetside balcony, while less dramatic, still provides an ocean view and is a great spot for people-watching.

IMPORTANT HOME NOTES:
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.
- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- Fireplace must not be left unattended while ignited for any reason
- There is a 2 car garage plus 1 parking space behind the garage. In The front of the garage has a low overhang that the hood of your vehicle must fit under. Most cars and crossover SUVs will fit, but midsize SUVs and vehicles with a third row typically will not.
