Property includes dedicated Rosemary BeachÂź community Beach Access via 9 Private Beach Walkovers. Beach chair service available for an additional cost through RBPOA Beach Service. Complimentary access to Rosemary BeachÂź Fitness and complimentary court time at Rosemary BeachÂź Racquet Club also included.

Sandpiper Carriage House is newly renovated, south of 30A. One of the largest carriage houses in Rosemary Beach, you can comfortably sleep 6 guests with two king beds and a bunk. Enjoy the added benefit of two full bathrooms.

Convenience

We love Rosemary Beach. This was our 3rd trip to the area this year, and we love staying in this area. Proximity to the beach - 5 min walk at most; beach access “C” and “D” were just around the corner. 5 min walk to 30-A and the shops. The carriage house was clean, plenty of bath towels, natural light, comfortable beds. Recently updated with newer appliances. While it sleeps 6 comfortably, you need to be creative with storage space. We had wonderful weather, which meant very little time spent in the house. Unfortunately, there’s just not room to “Hang Out” if you have more than 4 guests.

Love Rosemary

We have been to Rosemary several years in a row and my kids love picking different carriage houses to stay in. This was the worst we have been at. There were “palmetto bugs“ which after researching is just a fancy and better term for the American cockroach. We were told that the bugs usually appear after a heavy rain but we only had rain one day out of the six we were there and we saw at least two a day. The property manager was very responsive and sent someone to spray the outside of the property but we were not comfortable with spraying the inside because of my children. We provided several pictures/videos. I would say that the location of this house is amazing and very close to the beach and everything Rosemary has to offer but we could not relax with fear that one of the bugs would run out from the rug etc. After giving feedback, we were told that in preparation for our stay in the upcoming years, they would spray “extra” prior to us coming there. We won’t be returning to this property.

Even after 3 calls to office, never steady internet - finally just gave up. Freezer did not make ice - didn’t mind buying a couple bags but figured that nice of place would have ice. Spelled musty/moldy - tried to air out Other than those concerns - place is nice, convenient to the beach and beds were very comfortable

Great location and good accommodations

We (3 adults, 3 kids) enjoyed our stay at the Sandpiper Cottage. The location is awesome—just a 3-5 minute walk to the beach and steps from Coquina Pool. They gave us plenty of towels—and the washer-dryer in the unit was super handy. Our only feedback is that the upstairs bedroom and bath is best suited for someone under 5’8’’ as the ceiling follows the roofline and is pretty tight in some areas. Oh, and definitely need more hooks for towels in the bathrooms as well as by the front door as we got in trouble for hanging anything on the balcony to dry.

Perfect Family Getaway Spot

We came in for a wedding so our trip was sadly, short-lived. However, we couldn't have asked for a better place and experience. We will definitely be back.

Great location in paradise!

This was the perfect place for my teenagers and my to perch when we weren't out and about. Clean, comfortable and convenient to beach and amenities! Loved it!

Not the best rosemary experience

We’ve stayed in rosemary for 5 straight spring breaks and sadly this was the worst conditions, the linens and comforters had existing stains. The rug was very dirty as well, I highly recommend that they start fresh with bedding and rug so people can stay in a cleanly place.

Great carriage house for family of 4

Sleeping arrangements were perfect for my husband and I and our two children (4 and 6). Small but functional carriage house w/ its own washer and dryer.

Vacation

The cottage was go, the only complaint was trying to get up stairs was really tight. I am skinny and would love to see an over weight person try to get up those stairs
