Nice house with king bed 25min to Niagara falls

Well kept in a quiet neighborhood fully remodeled May 2025, a Family-friendly whole house with contactless self-check-in. The house has a Living/Dining room, eat-in Kitchen with dishwasher, two full Bath. Each room has its own HD TV. On main level you see two bed room each with queen bed and a full bath with shower. Upper level has one bedroom with king bed and a foldable bed, upper area has queen sized sofa bed and a twin size bed folding bed, lower living area has queen sized sofa bed

Please note although guest capacity is higher please double-check the number of beds provided. in total it has 3 queen beds, one twin bed with twin size trundle, one twin size futon, two twin size floor mattresses. You may need to bring your own bedding if you need more beds than we provided.
Although it is a full and independent house it shares one wall with the next unit. To ensure the next neighbor is not disturbed we don't allow any events at this place due to noise concerns.

Guests can access Ground level, upstairs, side yard, front porch

I have been living (next door) for 8+ years never had any safety issues. But considering Buffalo is not that rich town. It's a little less updated, sidewalks are not that well maintained. Most of the houses next to this house are generally maintained but if you go around you might see the old (not well maintained) house.
I never had a safety issue but providing details about locality so that one won't get shocked if coming from a big city etc.

House is maintained by a professional cleaner in case guests need help cleaner contact can be provided.
No chores but don't leave space untidy Load used dishes in the dishwasher
The minimum charge for smoking-related cleaning charge is $250.
No loud noises or parties, No visitors registered guests only. Update your booking if the number of guests needs to be updated.
Late checkout fee $50 for 11:30 and $100 for Noon checkout.
We provide shovels to assist with snow removal but do not offer snow shoveling services. Guests are responsible for making their arrangements for snow clearing.
We may require certain booking additional damage deposit of $500 to $1500
Guests must keep a close eye on their pets and children, as the house and yard may contain items unsuitable for them.

Great location for Dyngus Day! Everything was brand new. Easy to find. More than enough street parking. Host answered all our questions. Beds were comfy.

Good Night, Sleep Tight, Don't Let the Bedbugs Bite!

My WNY friends and family were appalled I chose this property downtown, but I felt safe.My guests arrived early, so we asked the host, Sajjad, to check-in a few hours early.With no driveway, figuring out the parking situation was a challenge.We had difficulty turning on the TVs with some of the remotes.There wasn't a lot of silverware in the drawers. (It’s possible there was more in the dishwasher.)There was ample space for 5 adults, 3 kids and 2 dogs. We were all comfortable there until
 the discovery of BEDBUGS in the first-floor bedroom nearest the bathroom!One of my guests awoke with 13 BEDBUG BITES, so two guests vacated and checked into a hotel for the remaining three nights.I contacted the host, registered our complaint and requested a partial refund. We had no other problems, so we chose to stay on site.Since one of the bedrooms was virtually unusable to us, I requested a 1/3 refund. The host claims they had pest control come to inspect, but found no evidence of bedbugs. Thus, my refund request was DENIED. And the host went so far to suggest that my guests brought the bedbugs!Their beds were comfortable, but only had flimsy mattress protectors and not ZIPPER-ENCASED protectors to keep out bedbugs, dust mites, moisture.Because of bedbugs, we weren't welcome at my sister’s – to sleep over or to visit! We left our belongings outside for days and washed everything in hot water.Needless to say, this wasn't a great inaugural Vrbo experience for us!

Nice place, not so good service

15 mins after entering the property received complaints from owner. Tried to add rules and stipulations after receiving my money and contract was already signed, and made me feel like there was a violation of my privacy and rights, as well as racial profiling. Sent messages to me at inappropriate hours up to 2 am. Will not book again as I was very uncomfortable with treatment during the stay.

Cute and comfy rental to accommodate your family!

We needed a last minute rental and the owner promptly replied to my desperate request. We arrived to a very clean, comfy, nicely decorated and furnished whole house. All of us were very happy with our stay!! Seamless and smooth 😊

Would stay here again

Came to Buffalo to visit family and go to the Bills/Vikings game (SKOL Vikings!) The house was as advertised - clean, plenty of room, and close to Buffalo attractions. Some reviews mention the neighborhood. While the area is a little run down, it was relatively quiet (typical noises for a location in the city) and we felt completely safe. Would not hesitate to stay here again.

Cozy Home

It was our first time visiting Niagara falls, the hotels near the park seemed very expensive to us, and I saw this property, I liked the price, it has good space, very clean and comfortable we were a family of 7 and we accommodated very well, from the property to the The park took us about 20 to 25 minutes, we really loved it and had a great time. It's just that when you get to the neighborhood where this property is located, it doesn't look so safe, but everything was fine, the neighbors seemed calm and we didn't see any violence or robbery, the truth is that we enjoyed our stay in this property, thank you very much for everything Mr.Sajjad was very kind and very communicative

Great property, Not so great neighborhood

The house was absolutely perfect! It had everything we needed in abundance. They thought of everything. It was also very clean and smelled wonderful. The neighborhood is not so great. It's obviously a poorer neighborhood but I didn't feel unsafe. I'm also 6'3" tall and 200 pounds. I rarely feel unsafe. I drive a 2020 Mercedes Benz which I parked in front of the house and had no problems. I was in town for my daughter's university homecoming weekend. The house was a welcome change feom hotels. We will definately stay here again.

Comfortable and affordable stay in Buffalo

We enjoyed our stay very much. There was plenty of space. The wifi network did not show up on arrival, but our host was very responsive with providing an alternative. Please note that the 3rd bedroom in this house doubles as a living room, there is no couch in the kitchen/dining area, so the couch/tv will be inaccessible if you have someone sleeping in the third bedroom (especially a younger person who goes to bed earlier). This was not a problem for us as we were not spending a ton of time there. Parking is on the street, but was readily available whenever we needed it. There is a foldout couch in the upstairs (king) bedroom that worked well for our 6 YO. I think my only complaint was the copious oil air fresheners everywhere. Just one of these in the main area would have been plenty, but we found 3 scattered around the kitchen dining area, a relatively small space. In order to deal with the strongly perfumed air, we actually unplugged them all. The scent lasted from Friday night through Sunday morning. All in all, we were very comfortable. Thank you for providing a nice place to land in Buffalo.

Exactly as expected

Communication was prompt. House was spacious and clean. The location wasn't the greatest but we didn't go to hang out in the neighborhood- we needed a place for a ton of people to sleep comfortably that gave a reasonable drive time to the city of Buffalo and to Art Park. I would stay here again if I needed to house a bunch of people in Buffalo.

Family Visit

We were a family of 7 visiting for a family wedding. The house was functional, well arranged for comfort, decor was very fresh and warm. We used the 2 additional queen mattresses for the 5 and 8 year olds, which fit into the king room. We really appreciated the A/C as it was 90 that weekend. The neighborhood is mixed, but there are renovations being done in surrounding homes. It was quiet, except for the rooster! There was plenty of towels and sheets, but some hand towels and bath mats would be useful. Everything was fresh and clean, the kitchen had enough equipment and all new appliances. We would definitely use the booking again

Location of the property is not the greatest, but the house in general was nice. Would have liked to see the grass area on side of house cleaned up a bit prior to our stay as we are outside people and a drive way for parking would have been nice, but we made it work. overall it was a nice stay!

What a nice and clean place!

This place was a gem! It might not be in a plush neighborhood, but when you come inside every thing was spic and span. Everything you need is there and more! Our kids enjoyed the place! My husband made a wonderful breakfast in their kitchen. The instructions were clear and easy to follow. Thank you Sajjad!

Responsive Owner

The best part of this property was the responsiveness of the owner/mgr - he was AWESOME and very helpful. The house was really clean and the street that it's on is really quite quiet. The only thing I would say is that the house is listed as brand new, and it's not brand new.... It has multiple new fixtures, but it's in an existing home. I would totally stay here again!!

Awful disgusting experienced

We booked for my sons wedding. Unable to check location as we did not get address until paid in full. This was NOT a new build, sleeping arrangements were not correct. TV room did NOT have a sleeper sofa and the futon was a college dorm futon that was difficult to have one sleep on. Notified the owner who insisted the sofa pulled out and was going to check with his “partner” then told us we should use mattresses in closet to put in the floor. I cannot put a senior citizen on the floor. The location was poor and unsafe. There was a ton of food items open and used in the refrigerator and the freezer, open meat wrapped in paper towels. All of the windows and the slider door were unlocked. I was glad I checked and locked all as this was a very unsafe neighborhood with broken down houses windows etc and observed someone peeing on the side of the house across the street returning one night. The extra sheets and towels were rolled in wads in the closets unsure if the place was cleaned and certainly not by current cleaning for COVID protocols. The stove and microwave were not wiped down. There was a loose handrail on the stairs an unmarked ramp upstairs skylight that leaked as well as the exhaust fan leaking. Poorly operating washer and dryer. There was a large amount of dry food in the cabinets open expired as well as dirty clothes on the floor in a closet and a used toothache and paste under the sink. We extended by one day before visualizing the property and I insisted on my money back for that night. We had the kids stay elsewhere as it wasn’t safe or adequate for 6 people, ended up with only 5 although listing said there could be up to 10. I left the place cleaner than when we arrived and I have photos and videos of all. What is my recourse the host was not helpful all he said was he can’t control the location.

Great and clean stay

The stay was amazing and with the help of Sajid, I was able to book this location for my birthday quickly. Everyone fell in love with the house and believed it was too nice for Buffalo ! Thank you guys for letting us enjoy your property as well as mini patio. Such a clean , well designed and homely house! Will definitely book again if needed

Great all around

All around it was a great place to stay and I would recommend staying here for any future endeavors. It was a lot bigger in person, clean, and easy check in and check out. Host also was very responsive.

I have been visiting this area of Buffalo many years before finally, I moved here at the start of 2016.

Voici pourquoi l’hĂŽte a choisi cet hĂ©bergement

One of the challenges I faced was that it was hard to find a good place nearby.
I cannot change the town (being realistic) but this house is my little contribution towards improving that situation. I didn't build this as a business rather help provide a little better house at least to a family who is might be visiting this area.

Voici ce qui rend cet hébergement unique

Since i rebuilt this house i been reinvesting in it, almost all items are almost new (at max one year age) and we keep improving. We just installed air conditioners and a brand new dishwasher. Added extra mattresses and twin-sized day bed.
