The Space:

The House ~ The house has 2 bedrooms and 2 full baths with a private fenced yard. It's centrally located and minutes from shopping, restaurants and nature. The neighborhood is quiet with awesome views of the Mingus Mountains.



Living room ~ A large and bright open space for relaxing, chatting and enjoying a glass of wine after a busy day. The TV is equipped with Netflix, and Amazon Prime. Turn on the electric fireplace with or without heat to cozy up next to in the evening. Books, games and hiking guides are located in the living room. Wi-Fi for your devices is included.



Kitchen ~ well-equipped with modern appliances including a full-size refrigerator, stove, dishwasher, microwave, coffeemaker and toaster. Ample dishes, glassware, silverware, pots and pans and baking sheets.



Dining Room ~ Ample seating for 4 guests to enjoy meals.



Main Bedroom ~ walk in closet, attached bathroom with a full-sized shower stall, 36" Roku tv, ceiling fan, luggage rack and ample lighting.



Second Bedroom ~ large closet, Jack and Jill door to the hall bathroom that can be locked for privacy, ceiling fan, luggage rack, and ample lighting. Also has a practical home office space for those working from home.



Yard ~ the front yard has a lovely shade tree with an awesome view of the Mingus Mountain. Sit in the retro chairs and enjoy a cup of morning coffee. The back yard is fenced for privacy and decorated in a eclectic, artsy and fun fashion. The back yard has a covered porch, propane grill, fire pit (as weather and fire bans permit), and outdoor seating area. Enjoy the 4 seasons of Cottonwood from the yard all year round!



Garage - guests have full access to the garage during their stay. An app is able to be downloaded by guests to open and close the garage door.



Additional Amenities ~ small travel cooler for lunch and drinks, 2 folding beach chairs, access to the 2 car garage, central heat and A/C, washer and dryer, iron and ironing board, hand soap, body wash, shampoo and conditioner.



We have high speed cable internet (100 mbs) for all of your streaming needs or work from home zoom meetings.



Recording/ monitoring device cameras on property next to the front door and over the driveway of the house. Both record motion, audio, and video 24/7. Our cameras are for the protection of our home. If tampered with, guests will be asked to vacate the property without refund of stay.



Cleaning ~ we are using up-to-date cleaning protocols as recommended by the CDC and AirBnB. All surfaces of the house are sanitized, linens sanitized, and extra cleaning products are on hand for the guests.

4 Person overnight maximum. 8 person daytime occupancy. Please let host know prior to the daytime guests arrival.



No smoking of any kind inside the house or anywhere on the property, no illegal substances allowed on the property. There is a $500 fee if any guests smoke inside the house.



Our property is located in a lovely and quiet neighborhood, Please be respectful of our neighbors



There is an additional $60 cleaning fee for stay over 14 nights. I will send a separate request via the Airbnb resolution center for the additional cleaning fee.



We have video and sound monitoring devices on the exterior of the house only, They record sound and video 24/7. The ring flood light is located above the garage and monitors the driveway. The Ring doorbell is located next to the front door and monitors the front door. There is a Ring camera on the back exterior of the house that monitors the back yard and fire pit. If guests tamper with the recording devices in anyway, the reservation will be immediately terminated with no refund.



The property has an Ecobee connected thermostat. Please note that guests are given a temperature range in which they can adjust the temperature up or down. Tampering with or disconnecting the thermostat will result in the immediate termination of the stay. Likewise, tampering with or disconnecting the router, network equipment, connected door lock, external cameras, ect will also result in the immediate termination of the stay.



There is an Alexa device on the side table in the Livingroom. Guests can ask Alexa to play music or unplug the device if they don't want it to be active.



Guests are permitted to use the backyard fire pit contingent upon no fire bans, or extremely windy weather. The fire pit must be placed on the rocks only! Do not place the fire pit near the house, covered patio, under the pergola or near the backyard shrubs. Guests are permitted to have small fires in the pit, no bonfires are permitted. Guests will need to provide their own firewood, stay with the fire pit at all times while in use and put it dead out when finished using.



-We allow up to 2 small, well trained and friendly dogs on the property. The pets must be added to the reservation and the pet fee paid prior to checking in. The pet fee is $150. Undisclosed pets will be charged a fee of $300 per pet. Owners must clean up after their pets, please do not leave pets unattended for long periods of time. Please do not leave them in the yard for long periods of time or let them bark. Pets are not permitted on the furniture. Pet deposit is non-refundable. Additional fees and costs may apply if pets damage anything at the property. Guests must immediately clean up after pets. Pet waste needs to be thrown in the outside trash can. Pet waste pick up is charged at $60.



Guests are welcome to adjust the temperature within a comfortable range. Please note the AC/heat pump unit is able to be lowered to 72°F for air conditioning and raised to 78°F for heating. Please message prior to booking if you have any questions about the range. Thank you.



Please note the following fees:

Unauthorized party ~ $1,000

Unauthorized pet ~ $300 per pet

Tampering with security cameras/devices ~ reservation terminated with no refund and $500 fee

Parking on properties landscaping or in the yard ~ $300 per vehicle

Extra cleaning ~ $60 per hour



Please Note: We are not responsible for items left behind at the property. If a guest forgets something, they will be responsible for a $30 handling fee (for our time) plus the cost of shipping to return the item. Thank you for your understanding.
