Welcome to this distinctive vacation property managed locally by Island Time Hilton Head.

This 2 bedroom, 2-bath Beachside Tennis villa has panoramic views of Calibogue Sound. Located in the South Beach area of Sea Pines on the first floor of a five-story building, just steps to the pool and beach,

When entering the villa, you will find the master bedroom located on the right side. The bedroom has a king-size bed, TV, DVD, VCR, and a sliding door that leads out to the private balcony overlooking the pool and beyond. The bath has a tub/shower combo with a double vanity.

The second bedroom is located on the left-hand side, which makes a great separation for two couples or families. This bedroom has two queen beds and a TV. The private bath has a tub/shower combo with a double vanity. This bedroom also gives you access to the balcony and steps to the pool and beach.

The main living area opens onto the large balcony, providing picturesque views, and steps down to the pool and out to the beach. The large windows and sliding doors allow views inside, making the living area bright and cheerful. The living room has a sofa, a loveseat, and two extra chairs for plenty of seating. There is also a TV, DVD, and VCR for your enjoyment. The floors are tiled with a colorful area rug. The dining area has a rectangle glass table with six padded chairs for your comfort. The floor is tiled the same as the kitchen. The kitchen has newer white appliances, white countertops, and white cupboards. The kitchen is fully equipped for any meals you may want to prepare when not eating out.

Beachside Tennis has its own pool and grilling area for your use, along with beach access. A stay at this villa is a great home away from home for your next Hilton Head vacation!

Notice: Beachside Tennis Villas will be undergoing scheduled sidewalk and landscaping improvements from January 5th 2026 through mid-March 2026. You may notice workers and some temporary noise during this period. Thank you for your understanding.

Really convenient both to the beach as well as salty dog. Property management group was very responsive when we had an issue with the air conditioner for. Would stay here again.

A Wonderful Week at the Beach

There were 4 of us from our family, all adults over 65. We enjoyed the pool and the nearby beach all week. We stayed at South Beach on Hilton Head Island.

Best South Beach stay yet!

We had a great week in Hilton Head and loves staying in South Beach. This condo was the best one that we’ve had yet! The view overlooking the pool and the ocean is spectacular. Plenty of room for our four adults and two children very cozy

Perfect location

This is a vacation property with the bare necessities. It was clean, had adequate kitchen appliances but no salt or pepper. They did have a few laundry pods but no dryer sheets. The beds were comfortable and the location was perfect! I prefer having the parking passes mailed to us, but Island Time has you stop by their office to pick them up before getting to the property.

Wonderful Stay!

The location was amazing because we were so close to the beach and the pool. The beach was just a couple minutes walk from the villa and was great for walks where we spotted a lot of dolphins and wildlife. Great views from the bedroom windows and on the back porch. The villa itself was very clean and very comfortable to stay in. We rented bikes and had a blast biking to Harbour Town and around the area. We did a lot of cooking and were impressed on the stocked kitchen. We've tried many different airbnbs/hotels on HHI for annual trips and this was our favorite location to stay in. Wish we could have stayed longer and will definitely return to this villa in the future.

Million Dollar View!

We had plenty of room in the condo for 4 but even 6 guests would have been just as comfortable. The condo was well maintained. The kitchen could use a few storage containers and guests should note to bring basic condiments like salt and pepper but other than that, it was perfect. We enjoyed our $150 beach gear credit and were impressed with the quality of the rental gear. The location is an easy walk to the Salty Dog Cafe... we loved everything about this place and even all agreed that it's perfect for a family of up to 6. We would love to go back and make this trip an annual tradition!

Great location but needs some TLC/Updating

Overall, I do not recommend this vacation rental. Reviewer Comments: This property was fine, acceptable. The location and view are exceptional. The ice maker did not work, the AC went out while we were there, the furniture is old and dated and should be replaced, the door to the dishwasher falls open, the owner has grout and tile and misc things stored in cabinets, door code was randomly changed during our stay and new code not shared with us so had to call and deal with that at an inopportune time, curtain rods are warped and curtains don't slide easily in master bedroom, curtains are not black out, there were stains on the underside of the duvet cover in the master bedroom, master bed did not have a bed skirt and frame was exposed (they provided this during our stay), lots of little miscellaneous issues. The master bed is very comfortable! This property has GREAT potential, just wish the owner would put the extra effort in and it would be awesome.

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Made reservation pretty easily. Didn’t want the beach packet but was told had to take it. The property was 1866 Beachside Tennis. Beautiful view and access to Salty Dog and shops. Lots of Dolphins. Owners made an exception for us which we appreciated. We like to cook and use the kitchen a lot but appliances were old and troublesome. Old electric stove that burners didn’t sit flat. So pots were off balance. Ice maker leaked. Old refrigerator. Garbage disposal got stopped up and we couldn’t use the sink. Only one side could be used. It took 2 days for it to be fixed and we did not have good communication with the office. We mopped the floor a lot . And more hangers wash clothes would be helpful. But I will say the dishes, silverware and pots and pans were the best. We had everything we needed to cook. And the deck was so nice. Enjoyed sitting there and enjoying the view.

Overall, I do not recommend this vacation rental. Reviewer Comments: Just a few comments about our stay at 1866 Beachside Tennis Villa:Overall, we enjoyed our stay. Most of our sentiments are due to the location of the unit. We enjoyed being that close to the beach and pool. The grounds are beautifully kept. Any issues we had were inside the unit. First of all, the unit was not clean when we we started our stay. Floors were dirty, bathrooms and main area. You shouldn’t be able to wipe a wet white towel on the bathroom floor, and have it be black. The plastic shower curtains need to be changed. Old and worn out. There was dust throughout the unit, especially behind the TV and furniture. We also had a maintenance problem with the ice maker not working. It leaked. Service showed up and left a note stating that the freezer was working fine. Of course, that wasn’t the problem. I reported it again but it never got fixed. As stated previously, we still enjoyed our stay. We love the location and would return. However, we would definitely need to stay in another unit, and will certainly ask the right questions next time. These units are about 40 years old and this particular unit reflects it. All the furniture and decor is very dated. Bathrooms look old. Some patio chairs are falling apart. TV’s are small. Hopefully, the owner will recognize this and deal with these issues, so that the next renter doesn’t have the same experiences we did. By the way, we appreciate the service received from Brenda at Island Time. She was courteous and professional trying to deal with the issues. We appreciate her efforts. This particular rental is nice because it's right next to the pool and a very short walk to the beach. The views are great in the evenings, and you can see the sunset from the patio, which is stunning. We really had zero complaints and would stay here again in a heartbeat.Favorite things... probably location to beach and the short walk to Salty Dog.Pro-tip... this location DOES have a few beach chairs and an umbrella for you to use. We wasted $100 renting equipment and didn't even need it. That would have been nice to know before getting there. We asked if it was there and were told "sometimes it is, sometimes it isn't". Well, it is here. So, save your money on rentals.Also... if you go around May, beware, there are a lot of Jellyfish washed up on the beach. We had no desire even trying to walk in the water.

Location is Everything

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We stayed here for 7 days and of all the places we have stayed in Hilton Head so far, this has been our favorite. Plenty of room for a family of four, awesome beach and pool access, and getting to watch the sunset from your porch every night was a huge plus. It’s such a nice quiet side of the island and the views are amazing. We hope to stay here many more times.
