This beautiful 5-bedroom, 4-bath pool home offers a fun-filled games room, a west-facing private pool in an elevated position, 2 lounge areas, a kids’ play space, 3 king bedroom suites and 2 twin bedrooms, sleeping a maximum of 10 guests. This beautiful, upgraded pool home features 3 king master bedroom suites, 2 twin bedrooms, a games room with table tennis, table football and a multi-game arcade machine, two lounge areas, a kids’ play space, an open-plan living area and a fantastic floor plan for family groups to spread out and have privacy. It also boasts a private west-facing pool in an elevated position that looks out across the community.

The bright and airy lounge area has two sofas - a leather three-seater sofa and a loveseat, armchairs, a flat screen Amazon Fire SMART TV, ceiling fan and sliding doors out to the beautiful pool deck. The formal dining area seats six guests.

The fully-equipped kitchen has all the appliances you need for at-home dining including stainless steel oven and hob, fridge freezer, microwave, kettle, toaster, cooking utensils etc. as well as a breakfast bar with stools and a breakfast nook overlooking the pool deck.

The home offers three king master bedroom suites – two are located on the lower level and one is located upstairs alongside the two twin bedrooms.

Bedroom 1 has a door leading out to the pool deck and views over the pool. This spacious suite has a king bed, Roku SMART TV, walk-in wardrobe, ceiling fan and a huge en suite bathroom with a large shower, separate tub, twin sinks and a WC.

Bedroom 2 is located at the front of the home with a king bed, Roku SMART TV, armchair, ceiling fan and an en suite bathroom with bath/shower, sink and WC.

There is a second lounge area/den with sofas and Amazon Fire SMART TV – the ideal cosy spot to relax with a book or watch a film.

Head upstairs where you will find bedroom 3 – a spacious suite with King bed, Roku SMART TV, en suite bathroom with shower, sink and WC.

Bedroom 4 is a fun Star Wars-themed twin room with a Roku SMART TV and access to the family bathroom. Bedroom 5 is an attractive twin room with Roku SMART TV.

The family bathroom has a bath/shower, sink and WC.

The hallway area has been transformed into a fun play space with toys, books and a tepee!

After a long day riding the roller coasters, you will love heading home to your private full-sized, west-facing pool with spa! The screened-in pool deck has a shaded dining area with table and chairs and sun loungers. The L-shaped pool and spa can be heated (paid optional extra) and a pool security fence is provided for families with small children.

The games room guarantees fun for the whole family! Games include table tennis, table football, a multi-game arcade machine and the games room also has a SMART TV.

At the front of the home is a private driveway with parking for two vehicles. The home has a laundry closet with a washer, dryer and ironing equipment. It has air conditioning throughout, ceiling fans, free Wifi and free local calls. There is complimentary use of a highchair, travel cot (pack and play) and stroller.

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 10 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
8. We do not accept reservations that check-in on December 25th.

CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $45 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. If your pool has a spa, pool heat is required for the spa to be heated. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
