AIR CONDITIONING UPDATE - January 2026 In the late fall of 2025, the central air conditioning system at Hale Kona Kai was replaced. The HVAC equipment that services the individual condo was also inspected, with and any and all required maintenance/repairs completed. The air conditioning is in peak condition at this time.
Hale Kona Kai 412 is equipped with a full kitchen, complete with modern appliances including a stove, oven, microwave, and dishwasher, allowing you to prepare delicious meals at your convenience. The living area is designed for relaxation, featuring comfortable seating and a television for your entertainment needs.
Step outside to the wraparound lanai, where you can enjoy your morning coffee or evening cocktails while taking in the stunning ocean views. The property also boasts an oceanfront pool, perfect for a refreshing dip after a day of exploring.
For your comfort and safety, the condo includes air conditioning, high-speed internet, and essential amenities such as linens, towels, and beach essentials such as beach chairs, towels, umbrella, and a small cooler for guests use. It may or may not have some snorkel gear that was left by previous guests. We do not provide snorkel gear. Non-fitting snorkel gear takes all the fun out of snorkeling, so it is best to rent your equipment while you are here.. The building is equipped with safety features including smoke detectors and outdoor lighting, ensuring peace of mind during your stay.

What an Absolutely Amazing place to stay! The view itself is the best there is, you get the most amazing sunsets. The best part is that you are within walking distance of some of the best restaurants around. The property is well furnished and has everything you will need while you are there, including air fryer and blender. The bed was surprisingly comfortable, in many rentals it is either too soft or hard as rock. What a wonderful place to stay!

Absolutely love the view!!! Central air was not working and room air conditioners were only fair. A real pain to avoid using one air conditioner when using dishwasher, hair dryer and microwave. The one chaise lounge was broken. Place could use cooking pans. The pool looked awful—-first thought it was a black bottom but apparently not. Dared not to go in.

Stunning views from every room
This is a beautiful little condo that is very charming. It was clean and the check in/out process is easy. The views are breathtaking and relaxing. The property management was quick to respond when we had a couple issues with the building. The place has a smell to it (we had read from prior reviews too) but it helps to open the slider and window to air it out. We would definitely stay here again.

Hale Kona Kai
The Hale Kona Kai is an awesome condo close to the Kailua Kona village yet very quiet. It is right on the ocean so you can watch the moods of the tropical Pacific from your lanai including dolphins, turtles and whales in season.
Tracy and Taina from Kona Beach Properties are great property managers and go out of their way to ensure that you enjoy your visit.

We really enjoyed the stay (~10 days) and of course loved the beautiful view. Will be returning for sure. Only suggestion would be to install a dollar bill coin change machine on the 1st floor to accommodate the washer/drying machines.

Disappointing
Arrived at this BEAUTIFUL unit, where we've stayed many times, only to find the central air conditioning system was inoperative. Two poorly installed freestanding floor units were only marginally effective in cooling the “full afternoon sun facing unit”! The a/c units were also very noisy (pretty much drowning out the sound of the surf) and needed to be turned off whenever we were using any of the major kitchen appliances, hairdryers, hair curlers, etc.!!!

Better Than Ever
Whenever I'm heading back to Kona, I prefer this unit if its available. It sits almost directly over the water and with a wrap around lanai it offers stunning views. A few years ago both rooms were completely repainted and refurnished. More recently, the kitchen was completely redone with new appliances and cabinetry. It's a small point but the unit's assigned parking space on the ground floor is next to the complex's only elevator, so lugging suitcases and shopping bags up to the top floor is easy. The rental agents, Tainya and Tracy, are on site, friendly and helpful.

Great Location - Almost Perfect
Amazing location above the water, super close to downtown, had all the amenities we needed. A/C wasn't working but it wasn't an issue with the cross wind. The condo does has a musky smell, kept all the windows/doors open the entire time, all belongings needed a thorough cleanse when returning home.

This is an old building and the humidity promotes those "old" smells. Air conditioning really helps to mitigate that, but with the central ac currently out of order and the windows and doors open, there is no getting around it.

Wonderful!
Great unit. Had been remodeled from the last time we stayed and was even better. Privacy, views, you don't hear other people because the sound of the waves blocks them out. Clean, comfortable and well organized. The assigned parking space was difficult--we had to return our original car to the airport and get something smaller...and still were unable to exit our space one morning. Management was great when I contacted them--they found an assigned space that would not be used and let us move the car to it.

Simply Stunning
We love this property so much! If you like the sound of crashing waves and endless ocean vistas, this is the place. We found it hard to leave our balcony because of the gorgeous views. On a more practical note, the unit is newly updated and well appointed with all the desired amenities. The AC worked great even though we only needed it a few times during our stay. The property manager was very responsive when we had a question about the microwave. My only suggestion would be to consider a mattress upgrade. We slept fine but the mattress is a bit bouncy. We thoroughly enjoyed our stay and can hardly wait to come back.

Good to be back after so long
The remod on this unit was great, but the low level toilet and scuzzy tub are a real drawback. We all know the a/c situation is ridiculous, and we feel lucky we caught a cooler week. Hope that can resolve soon. Tracy's team and maintenance do a great job and as always just sitting and watching the waves heals my soul. Thanks.

Solid Value Ocean Front Condo
The ocean front wrap around balcony is hands down the best part of this unit. It is where we spent much our stay and ate many of our meals. The unit itself is clean but is pretty dated. There is too much furniture for the size of unit and too many dishes and pots and pans in the kitchen for a vacation rental. Unfortunate that the central air has been out for a few months, but the bedroom unit and a few fans work to cool the unit for sleeping. All in all, a solid value right on the water, an easy walk to the Kailua village.

Delightful Spot
Unit 412 is a top floor corner condo with a wrap around spacious lanai offering spectacular views. It has been extensively updated with new state of the art appliances and new furnishings along with fresh paint throughout. The kitchen is well stocked with every conceivable utensil a chef would need to turn out gourmet cuisine. All of the units in the complex, including 412, have relatively small rooms. They are comfortable for a couple but with three or more guests, it could get cramped. The rental agency, Kona Beach Properties, was very responsive to a few questions /requests I had for them.

Excellent View
Great view, good location close to restaurants and shops. We enjoyed sunsets on the lanai, along with watching the fish in the surf directly below the balcony. Condo is mostly renovated, but has dated cabinets in kitchen and older bathroom. There was a distinct odor when we arrived, so we bought some air fresheners to spray. Exterior hallway carpet had been removed before we checked in. Very nice workers, but made for a bit of a mess. The odor and the bathroom were the biggest detractants for this unit.

We have been working hard to upgrade this unit this year, so thanks for noticing. We aren't done yet.
This is a 1972 building and old smells come with it, but more prevalent when it is hot and humid. When the central AC is back to fully functional, the climate control will make a big difference.
We did not have any control over the carpet replacement and were advised of the work shortly before your stay. It is really impossible to do a job like that quietly. The work was necessary and will make a huge difference in the overall look and feel of the property.
We hope you will come again and give us another go in the future. I think you will be pleasantly surprised with the improvements the owner is making to her unit and the improvements that the HOA Board of Directors is working tirelessly to achieve this year.

We loved the view from this room. I was disappointed that the air conditioner was out, but was promised a portable AC unit which never was installed while we were there. There were extra box fans, but they didn't help too much. Because we were out of the condo most of the day, it wasn't too bad when we returned. The bedroom trash can was never checked and emptied before we got there. The room needs a deep cleaning. We will book again with this condo complex but will definitely request a renovated condo next time.

It all worked out.
The initial condo, 412, had no functioning AC, and was in pretty rough shape. Kitchen window was completely broken and the property was run down. Thus the 3 stars on condition.
After the first night we counldn't handle the AC situation but the property manager moved us to a condo unit at Kona Reef (A24) that was next door.. It was way better, with functioning AC. The pool was under construction which we knew, we originally booked that condo until the pool construction. Tracy the property manager worked well with us, and it all worked out in the end.

Unit 412
The unit was delightful! I found it very clean, neat, and ready for a relaxing stay. I certainly enjoyed my time, and to paraphrase Arnold, "I'll be back!"
Now, your seaward side stairs need immediate attention! NOW! I've talked with Craig, your building super, about the lack of non-skid tape on the very slick stairs in that section. Get some tape and install it NOW! I slipped and fell down the section between 2 1/2 and 2, as witnessed by the nice lady in 213. I was not seriously hurt, but someone not as adroit as me will break some bones and sue you. The stairs in front are taped for exactly this reason. Tape the stairs on the sea side NOW!
