One of three places to stay at The Outpost, our largest master suite is nestled away on the outskirts of downtown Berryville, VA and carefully curated with the finest fixtures, furnishings, and finishes to make your getaway as comfortable as a luxury hotel. Every piece of furniture has been hand selected or hand made along with the hotel quality Frette bedding and linens. This bedroom comes with a full sized bed, sofa bed, kitchen, work desk, board games, yoga mats, and a table setting.

Race Weekend

The property is a bit off its prime... the deck in the back is not like it appears in the picture. Not a terrible property, but a bit run down. I did appreciate that we were the only ones there and quietness was good for a great nights sleep. Great areas to walk the dog. The property manager was very nice and helpful. Greeted us when we arrived and made sure we got in okay.

BEWARE - NOT as described

We chose this property based on the cute pictures and description. Do NOT be fooled like us. The property is not in a nice area. It’s located back a lane that has work trucks and junk parked around. We thought we had the wrong address. Unfortunately it was the right address. We were shocked when we approached our apartment. There were two large stacks of unsecured bricks in the pathway - only enough room to walk between them. A huge thistle sticker weed was in the middle of the path. There were traps laying over who knows what. Junk laying around. It was HORRIBLE. We did not stay and contacted VRBO. We asked for a full refund based on the safety issues and the fact that the property was not at all as described. The property owner has denied our refund. Not surprising. The condition of the property is a clue that they don’t care. Spare yourself the disappointment and loss of money.

Mismanaged and misleading

Berryville itself is a cute town. And the original design of this VRBO is charming, but recent execution is lacking. We arrived to find the house located maybe a half mile from busy, loud Rte. 7 and backing up to a dozen or more homes. (This isn’t clear on the booking photos or process as an actual address isn’t provided until after booking.) The yard was overgrown; random pieces of furniture, equipment and wood scraps were scattered around, broken and rusting. The confirmation emails did not remind us of which suite we booked so when we found Suite 2 unclean (as seen through the window—unmade bed, tissue on the table, etc.)—we assumed we were in Suite 3 and moved in because the door was open. To be clear, we thought it was our room because we punched in the door code and it opened, but turns out the door simply hadn’t been locked. When the actual occupants of Suite 3 arrived, they tried to walk into our suite (understandably) and this commenced a several hour ordeal of trying to contact the property host, who is not onsite, and clear up matters. Our fear that the listing had been double-booked turned out not to be true. Instead, one suite have been left unlocked and one suite left uncleaned so both of the couples who booked for the weekend spent Friday night in the wrong rooms. My husband and I then had to move everything out Saturday morning by 8 am to allow the cleaners to come and prepare the correct suite for us. To be frank, the level of cleanliness was suspect. The couch cushions had stains; the walls had marks; the bathroom had dust and hair. The magazines were three years old. Sound also carries between the suites. We could hear conversations, laughter, champagne cork popping, etc. of the other guests. The photos make this place look like a country retreat. It may have started that way, but I’d wager the current host has lost track of the property condition since then.

Pool table bedmate

First, we couldn’t find it. Nothing in our check in process identified how/where to locate entry to our accommodations. Other guests in the house let us know that our entry was “in the back” of the old house converted into multiple rental units. Second, the warm welcoming decor of our studio unit was obliterated by the thin door separating our bed pillows from the game room with pool table on the other side of the non- sound proofed plywood. Normal sounds kept us awake into the wee hours of the next morning. We ended up having to spend the second night of our stay at another hotel to insure a good nights sleep before our 12-hr drive home. We could hardly wait to arrive at what looks to be an adorable place to stay; and, we’re very quickly disappointed by the lack of attention to insure that each guest enjoys a restful and rejuvenating night’s sleep. So much thought went into decor.

This property was amazing. We rented the whole house and the two attached apartments/suites. The entire house is just stunning. The decor is very unique. The house is comfortable. Fit our party 13.

Quiet getaway

Perfect quick getaway we intended. The outpost is pretty centrally located to the amenities of Berryville. Loved it.
