Set back from the road in the quiet town of Marilla, right in the backyard of Buffalo, NY. 15 minutes to East Aurora and only 30 minutes to the city of Buffalo. Surrounded by a treed lot, with private pond and connected to snowmobile trails - there's something to enjoy for every season.

The main floor is up on the second level with an open floor plan that provides a large area for the kitchen, dining room family room. This floor has two full bathrooms. The lower level is a large walkout basement with a dry bar, game area/lounge, and laundry and full bath. You will also find the bedroom with bunkbeds on the lower level while the others are on the main second level. Each bed has washable mattress and pillow protectors.

The backyard has a fire-pit on a generous paved patio, back deck with gas grill and a large pond that is over 200 yards long with bass, perch, bluegills and koi. The front of the house has a large deck overlooking woods. As soon as snow begins to fall the dock will be removed from the pond each year and placed back once warmer weather resumes.

We tried to make the space as kid friendly as possible - we have kids cups, silverware, dishes and a booster seat. We also have a rollaway memory foam bed if you have a toddler that you'd like to sleep ground level and or in the same room as you. The downstairs bunk room is designed with kids in mind. The beds sit low to the ground so that the overall height is not too tall and have a safety rail for the top bunk.
