Magnificent Renovated 4,416 sq ft. Contemporary on .67 acre has 5 bedrooms 5 full bathrooms Enter into light filled living areas, faulted ceiling , fireplace with stone , white panel wainscoting and eat in kitchen with island seating , stainless steel appliances and door to a wrap around rear deck. A family room has French Doors , Bar , to the pool and expansive backyard. The beautifully appointed master suite features a vaulted ceiling in the bedroom, walk in closets & Luxe bath.
The space
Each space is bright, has a cozy bed, the master is so unique and the down stairs rooms you can walk out to the outdoor patio to the yard. Perfect place to drink your Morning Coffee and or a Glass Wine to watch the sun set. The backyard will be winterized as of 10:31. Pool will be closed along with furniture will be put away beside the table and chairs.
Guest access
You will have access to the entire house , basket ball hoop outside , also including the basement which has an awesome Foosball table, along with some weights , Yoga mats, balls , a coach, Tv and sliding glass doors to walk out. Do not bring a pet into our home unless you register it. Do not have more then 12 people in this home unless you are approved.

Do not host any events , parties , private chiefs, bachelorette etc in our home. It is against our policy. Do not have more then 12 people in our home it’s not allowed. If you are having more then 12 we need to know prior to check in.

COMMUNICATION

Communication is extremely important to us! Please be in touch with us during your stay, and please be responsive if we reach out to you. Communicate all needs and requests, and we will do our best to help myou in a timely manner. We generally want to be reasonable, but prefer to
operate within our zone of guidelines. We want to re-emphasize the following:

1) We do not allow events or parties (including, but not limited to, bachelor or bachelorette parties). We do not allow photo shoots. This is a very strict policy, with no exceptions. Any false statements will terminate the lease ASAP and you will be asked to leave on the spot by our house manager.

2) Please be sure the exact number of people you intend to sleep at the home is the exact number of people you booked in the system. Please note that the house has an outside security camera doorbell for its protection. We are reasonable and happy to approve practical requests, and we
encourage you to communicate with us during your stay. However, trying to cover or alter the device will result in immediate termination of the lease, and no refunds will be granted.

3) We have a no-entertainment policy. This
includes, but is not limited to: chefs, music
coordinators, DJs, party planners, or any other person considered a hired guest. There can be no dinners, lunches, cocktail parties, baby or bridal showers, events, photos shoots, or anything else
that may be considered an event with invited guests. We are renting the house to you and your family for your own comfort and personal enjoyment, and we are explicitly not marketing it as an event space.

4) We do not allow balloons or signs at the home. There can be no delivery of any items permitted, with the exception of food delivery. We do not allow yoga instructors or massage therapists - or
any other professional services. Again, there can be no photo shoots or any social media photo shoots, and no productions for film, television, or similar media. Guests cannot move any furniture or beds. Beer pong is not allowed, nor are any similar juvenile games. Diving or rough pool play
is not allowed. Fireworks are not allowed. Drones are not allowed -- nor is anything else that can be launched into the sky. Karaoke machines are not allowed

5) No pets are allowed without knowledge and and approval (see our pet policy above). Our pet fees
range from $100 to $250, and varies based on the size of the pet and the duration of the stay.

6) Smoking is not permitted anywhere on the property, including on driveways and on the outdoor grounds. Vaping is not allowed, and drugs are not allowed

7) Please refrain from making loud noises, indoors or outdoors. No portable loud speakers or amplifiers are allowed. We provide a wireless speaker for you that does. It leave our house.

8) Please be mindful of the furniture and fixtures; and, above all, please respect the home and keep it in pristine condition.

9) Indoor fire place is for show only. It is not
to be used. We do have an outdoor fire pit that your welcome to use responsibility.

OUTDOOR FURNITURE

We provide basic outdoor furniture for your personal enjoyment. Please note that the outdoor furniture comes as-is and the furniture could be subject to pollen, leaves, sticks and debris from the surrounding vegetation. Our management company cleans after every stay

OUTDOOR GROUNDS
We have weekly lawn service. We don't know its exact schedule, but we assure you that when the team arrives, they will work as quickly as possible DO NOT TELL THEM TO LEAVE While we have weekly lawn service, we are not responsible for any natural and organic debris that could fall on the yard between these services. These items include, but are not limited
to: sticks, leaves, pollen, or anything else that is considered natural. If you have any questions or concerns, please let us know right away.

Pool Access

Is limited to the seasonal dates of
May 19th to to about Labor Day Weekend anything after labor the heat will be seat via an invoice prior to your stay. We will get a bill printed out for exact usage of heater and if paid more we will refund you next day.

Pool heat will be
provided at our cost between Memorial Day and Labor Day.

After Labor Day the pool heater will be charged per stay. You will receive a bill the next day after your stay with the exact amount of heat you used. This will be paid prior to arrival.

The pool is serviced weekly, however,
the host is not responsible for any organic debris (leaves, sticks or anything considered natural) that could fall into the pool between the weekly
service. We do provide a pool skimmer and the tenant has permission to use the pool skimmer at any time during their stay. Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the
vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or any thing else

Absolutely no pets are allowed in the pool.
Absolutely no electrical appliances should be used in or near pool.

TRASH
The home has weekly trash pick-up service.
While we have weekly service, we are not
responsible if the bin is full between services and consider this ordinary use. Additionally, we are not liable for any inconvenience if the trash is full
or its odor is strong. Please refer to the house manual for further instruction on how to dispose of trash

Other things to note

Most important factors in order for us to have a successful experience together:

1) Communicate the number of people - Exact number of people you plan to sleep at the home is the same number you booked on the Airbnb system.
2) No Parties, of any kind - No Smoking, No Drugs & Keep a clean and tidy home. More details are in the listing. No Dinner parties, lunch parties & hosted cocktail parties
3) Communicate all your needs up front
4) No pets unless you register them
5) Have the best stay ever !
