Notes -

The internet access is very fast but with the beach comes severe storms that can knock out power and take the internet offline.

Sand gets everywhere. It's likely you'll find little pieces of sand in the home even when it is freshly cleaned. Sand just has a way of doing that.

We’re excited for you to enjoy the pool during your stay! Please note that the pool heater can warm the water up to 15 degrees above the current air temperature. This means on colder days, the water may not reach the typical swimming temperature.

Items Left Behind:
There will be a $50 shipping and handling fee per item for any item left behind that you wish to be returned. We will provide a tracking number within 3 days of receipt of the fee.

*Minimum age to rent is 25 years old. Primary guest renting must stay at the property each night of the reserved dates.

* Security cameras (2) are installed on the exterior of the house. One facing the driveway and one facing the front door.

*Pool heater is expected to heat the pool up to 10-15 degrees above the air temperature. It is best used during the Fall and Spring seasons (September, October, March & April). It is unlikely the pool heater will be effective during the Winter months of November, December, January or February.

*We will respond to requests as quickly as possible. Office hours are from 9am to 6pm every day. Since we do not use a property management company, we are not a 24 hour operation; although we will respond to after hours requests if possible. This allows us to keep your costs and add-on fees to a minimum.

*Heating and Cooling (HVAC's) - There is a thermostat on each floor. We ask during the daytime to keep the temperatures set to 72F and not to go below 68F at night. The Florida heat and humidity can be brutal and we want the air conditioning running as efficient as possible. Please ensure all windows and outside doors are closed to ensure efficiency. During the Summer months, keeping the blinds and curtains closed during the day will help keep the temperature inside the house comfortable. We will periodically check the thermostats remotely to ensure they are operating properly and you remain comfortable during your stay.

*Weather, Travel Disruptions & Force Majeure

Coastal Comfort Rentals, LLC does not provide refunds or credits for weather, natural events, travel disruptions, or other circumstances beyond our control. This includes, but is not limited to, rain, wind, extreme temperatures, red tide, tropical storms, hurricanes, flooding, pandemics, airline cancellations, flight delays, road closures, traffic, vehicle breakdowns, illness, or changes to personal travel plans.

The sole exception is when a mandatory evacuation order is issued by Walton County, the State of Florida, or another governmental authority with jurisdiction over the property during the dates of your reservation. In such cases, any refund or credit will be limited to the unused nights directly affected by the mandatory evacuation.

Voluntary evacuations, voluntary early departures, adverse beach conditions, temporary utility interruptions caused by weather or utility providers, the closure of local businesses, attractions, restaurants, or recreational activities do not qualify for refunds or credits.


* Maintenance and Upkeep - To keep the home in excellent condition for every guest, occasional maintenance or routine service (such as pool care, landscaping, pest control, or equipment inspections) may occur during your stay. Whenever possible, these visits are scheduled between guest stays, but timing, weather, or service requirements may occasionally make that impossible. We will always make every effort to minimize any disruption, and any work performed will be limited to what is necessary to maintain the property, its amenities, and your safety. Thank you for your understanding as we care for the home.
