Please note: This property is in a quiet residential community and Folly Beach has a strict noise ordinance violation rule of 1 strike. Respect your neighbors, keep the noise down, and NO parties or events.

This 3 bedroom, 4 bath home offers comfortable living accommodations for 8 people. Upon entering the home you'll notice the spacious open living area, dining, a fully equipped kitchen, full bathroom and laundry area. The first floor easily promises additional sleeping furnished with a custom L shaped leather queen size sleeper sofa, as well as a twin daybed lounge sofa. The coffee maker takes ground coffee and has a cleanable filter, and a disposable paper filter can be used if desired. Upstairs the second floor has 2 bedrooms; one King and a bunk room with a single and queen size bed, each with high end mattresses, upgraded linens, flat screen TVs, and 2 full size baths. The third floor king size master suite with full bath is a delightful retreat with all that the others have to offer, as well as a quiet sitting area and a large outside reserved balcony with chaise lounges and chairs.
There is plenty of room to relax in this home with an amazing outdoor area to enjoy. The deck porch is furnished with double chat lounge sofas, dining table and chairs and a grill. The yard is beautifully landscaped and completely fenced with lots of space for the kids to play, or dogs that come along. The outdoor private rain shower is always a favorite at the end of a fun day at the beach!

We are dog friendly! We have a one-time pet fee per dog: $125 up to three nights, $150 for four to six nights, and $250 for seven or more nights. The pet fee is added once your reservation is confirmed.

We had a wonderful stay at this house on Folly. We came down for the "Save the Light" 5K and stayed for 4 nights. This house was delightful...beautifully and uniquely decorated and a fantastic location close to everything...easy walk to the beach, restaurants and Bert's! The porch and gated backyard were perfect for our golden doodle and would be great for kids, too. Communication was easy and efficient. We had a great time and will definitely stay here again :)

My family had a wonderful summer vacation in the house! The fenced in yard was perfect for our Yorkie, short walk to the beach and downtown Folly! The house was spacious, and had great bedrooms, bathrooms, showers, and outdoor seating!

Fun in Folly

Our Folly Beach vacation was great! The house was very cute and comfortable and a great yard for our dogs. The location was perfect! Five minute walk to beach and center street. We will definitely stay again when we return to Folly Beach!

Wonderful

This was our second time staying at 305 East Erie and it didn't disappoint! We love this house - the layout is perfect for our family (parents and teen kids). The top floor master with bath and balcony is a great place for us to relax while the kids are downstairs. The decor is funky and artsy and cool. And the openness of the first floor is conducive to communal meals, tv watching, game playing, etc. Easy walk to beach and town. Can't wait to return.

Great stay!

Great 5 night stay with plenty of room. Loved the location, within walking distance of Center St. and close to the beach. Fabulous outdoor areas, sufficient parking, and bedrooms were very comfortable. Great bathrooms also. Like having the necessities upon arrival. Plenty of beach chairs for all, although I don't think that info was shared. Would definitely stay again!

Great family stay

Our family of five had a comfortable, lovely stay here in Folly Beach. It's a perfect size for all of us (teens and adults) to have their own space. Kitchen is relatively small, but well-stocked. Rental management had excellent communication throughout, including when a repair was needed - quickly took care of it. Loved the walkable location to the beach and downtown Folly.

Easter weekend family Folly

I, my husband, my brother and our adult daughters had a great Easter weekend stay. The house location makes for an easy walk to the beach, shops, restaurants, and bars. The house itself is very clean and comfortable with plenty of room for the 5 of us and our dog too. The kitchen, while small, is surprisingly well equipped with dishes, utensils, and plenty of other gadgets to make anything from Easter brunch to a quick lunch.

Perfect location

This house was perfect for our family stay. The hosts have thought of everything. Location is perfect to walk into town and to go to the beach. It has enough bathrooms, beach chairs, great porch area and plugs to charge all electronics. We would book again in a second! The property manager was responsive to answer all my questions before booking and made it so easy! Great stay!

The house was very nice and a comfortable stay! The proximity to the beach was amazing! The only suggestions would be to replace the house toaster ( it was broken when we tried to use) and to add a GFCI outlet in the second floor bathroom (a hairdryer was used up there and it blew out the electricity in the other bathroom and attached bedroom- no AC for a night was rough). Other than that, it was great!

Pros: Clean house with fenced in back yard. Great parking. Can walk to the beach or the town. Easy drive to Charleston. Cons: would not recommend for physically disabled due to multiple stairs.

We provide many photos, to make sure that the property is accurately depicted on the listing. We have many pictures showing the stairs are the only access; the information is also in the listings. Folly Beach Family Fun Trip

We were looking for a few days to get away and booked short notice. Location was great with only a couple blocks walk to the beach. AC worked great even upstairs. Everything was well stocked. Restaurants were a short drive or 10 minute walk. Travelled with the family dog who also enjoyed the backyard for sunbathing. Would definitely recommend.

A great fall break!

The house was perfect for our family. It was our first time to Folly Beach and we never even had to leave the area. The house was in a great location and had everything we needed…and more. We appreciated the “bonus” items at the house…beach chairs, pack and play, high chair. We thought we brought our pack and play, but grabbed the wrong bag- so the one at the house was a life saver!

Our new favorite place on Folly!

Just as described no surprises! We are frequent visitors to Folly and this home is the perfect fit! Our 2 grown children joined us for some after Christmas beach time. Super clean home with comfy beds and linens. Spacious rooms with fun eclectic artwork throughout. Location is perfect-quiet for sleeping, 5 minute or less to beach access and another few minutes puts you at the pier or all other restaurants on Folly. Park your car and walk everywhere! They are dog friendly and the fenced in yard was perfect for our pup. Easy check in and out and the owners very attentive and friendly! We had a minor issue with the mini split unit on arrival. A simple call and minutes later she was there and fixed the issue. We will definitely stay again and are interested in staying in some of their other properties as well as this was such a great experience! Highly recommend!
