We had a great experience here. The home is beautiful and had plenty of room for us all. The property management was excellent, and the neighborhood is lovely and just a quick walk to the beach. Definitely recommend!

The house is beautiful and fit our family very well. Good location for beach access and close to restaurants and shopping. There were issues with the air conditioning not cooling well for a couple of days, but it was resolved. The beds are very comfy and so is the living area furniture. The barstools, dining chairs, and sofa and chairs need a good cleaning. Overall it was a pleasant stay.

We had the best week staying in this gorgeous home. Not only is the design and decor elegant, the layout was perfect for our large family. The kids loved the game room downstairs! The location on the edge of Grayton is perfect for visiting Blue Mountain Creamery and Bakery as well as a fun bike ride to Seaside. We absolutely recommend and would stay here again.

Great House, Great Location, All that you need
House was beautiful and spacious for our family of 11(8 adults 3 kids.) 8 minute walk from the house to the beach. House was well stocked with beach equipment(chairs, wagons, toys, umbrellas.). The house included a golf cart & 4 bikes which was an added bonus. Owner/Management was super responsive via text with all our inquiries. Would definitely recommend.

Perfect beach house
Beautiful house with plenty of room for all! So enjoyed that the cousins could be in the same room yet each have their own bed. Fabulous kitchen as we like to cook a lot while there! The property manager, Claire was amazing from beginning to end, and never acted like any question I had was an important. She was kind yet knowledgeable, and made it a pleasure to deal with her would definitely consider coming to this house again in the future.

14th year @ the Preserve
Wonderful house with plenty of room, especially for older children & adults. The "living room " space is open into the well appointed kitchen . Being the end of the season, we had reason to contact maintenance and the response/fix was on the same day. Our one disappointment was that the rec room with the ping pong, pop-a'-shot and games/tv etc is not accessible inside the house and had NO WORKING AIR CONDITIONER so was unusable.

Family Beach Vacation
Our annual trip to Santa Rosa Beach. This year we had 8 adults and 2 little ones. We loved the location of Royal Blue with the private beach access just across 30a. It was a beautiful walk in the mornings and evenings to enjoy quiet beach time. The golf cart and bikes were a great addition. We used them to go to and from Blue Mountain Beach and to local evening dinner and activities for our 20-something family members. Plus there were several wagons and beach mats and boogie boards in the garage that we put to good use.
The home was lovely and had all the bedrooms and bathrooms we needed. The large family room/dining area/kitchen was perfect for family gatherings. We felt the furnishings were very comfortable, but had a bit of “use” showing and in need of some “freshening.”
The management was extremely easy to contact and prompt to answer any questions we had, either before our trip or during. All in all, it was a great spot for our family trip.

Location, location, location!
Okay here we go!!! Location, location is very convenient to everything but being backed up to 30A we could hear traffic noice at night from bedrooms on that side of the house.(location!!??) The pillows in king bedroom were REALLY a weird firm, hard to scrunch them to fit!!
Beautiful, impressive lighting in several areas. Kitchen very nice but if you like to cook as we do, kitchen is not stocked for that! Not even a bowl for a salad. Enjoyed the big griddle on stove top. Family room has lots of seating and bar has extra dining barstools but the fabric in some areas dirty. Especially bar stools. Great large dining table where all of us could fit with 4 kiddos on bar stools.
Half bath downstairs needs a handle on backside of door not just front of door as people are using part of the lock to open the door to come out and that is coming loose.
Kids had fun in basement but there is mold on the wood down there😳.
Porches are really too narrow and small to enjoy looking out to the ocean from top floor or just sitting outside your bedroom.
Could use an elevator!! Lots of stairs to climb if you have knee issues.
No artwork in master bedroom just a lot of white walls. Big room. Lamps hard to turn on and off in that room.
So children enjoyed everything because they are just free from all the concerns!!! Been coming down to Blue Mountain Beach for years so familiar with a lot of rentals down there. And we come down for kids. No complaints from them👍

We hadn't ever been to the Florida panhandle before and picked this area for a family reunion. Royal Blue was a great home for us. The home was beautiful, clean, bright, and spacious in a great little neighborhood. The pictures accurately and truthfully showed us what to expect. Having the golf cart was huge. We used it to get to one of the neighboring beaches most days as well as to the community restaurants. Access to the private beach was great and kept us away from the crowds. Loved the neighborhood association pickleball courts (3 functional ones) and pools.Property management was responsive when we had questions and for one item we needed serviced.

We usually stay in orange beach/destin but decided to drive a little further out to be close to Seaside. This location was absolutely worth the drive. in fact, preferred staying here over seaside because less crowded but close enough to hang out at Seaside. Home was lovely in a neighborhood right across beach walkway. Beach was not crowded. Golf cart and bikes made it so convenient. There are sidewalks along 30a for bikers and runners with some shops/restaurants not far from the house. Can get to Seaside by bike in 20 min or golf cart in 15 min. For the negatives- neighborhood pool was not impressive. Seemed more like an apartment style pool that didn’t match the neighborhood at all. Fortunately we didn’t come for the pool. also Home was not well insulated - some rooms were super hot. We did come in the summer time so I’m sure it’s not as bad during cooler months. Overall, enjoyed our stay!
