House and HOA Rules
Weâre excited to host you! Please help us keep the home in great shape and stay in good standing with the HOA.
Booking and Guests
âą Registered guests only: Only guests on the reservation may stay; no unapproved visitors/overnight guests without written approval.
âą Age + primary guest: Primary guest must be 25+ and present for the entire stay.
âą No third-party bookings without approval (may be canceled).
Check-In / Check-Out
âą Check-in 3:00 PM / Check-out 10:00 AM. Unapproved early check-in/late check-out may incur a $100 fee; departures 2+ hours late may be charged an additional night.
âą Leaving early? Please message us so we can notify cleaners.
Noise and Events
âą Quiet hours 10:00 PMâ7:00 AM. No parties/events/large gatherings; no commercial filming without written approval.
âą Violations may result in fees (starting at $500), damage charges, and removal without refund.
Smoking and Pets
âą No smoking/vaping/illegal substances inside, on balconies/patios, or in shared areas ($350 cleaning fee if violated).
âą No pets due to allergies; service animals allowed as required but must be disclosed in advance. Unauthorized pets may incur a $300+ fee.
Respect the Home
âą Shoes off at entry (sand), be careful with luggage, do not move furniture, use coasters, and wipe spills/stains right away.
âą Use bathroom drying lines; no wet towels/swimsuits on furniture/doors/floors.
âą Please don`t move the furniture
Cleanliness
âą Please leave the home reasonably tidy: start dishwasher (if used), dispose of trash properly, and return furniture/decor to original placement; excessive mess may incur additional cleaning fees.
Damages, Missing Items, and Reporting
âą Guests are responsible for damage beyond normal wear/tear and missing items (replacement cost); report damages immediately.
âą Report any cleaning/maintenance concerns within 12 hours of check-in so we can address them.
Keys / Fobs and Personal Items
âą Weâre not responsible for lost/stolen/abandoned items; found items can be returned at your expense.
âą Lost key cards/fobs (if applicable) incur a $100 replacement fee.
Parking, HOA Rules, and Local Laws
âą Park only in designated driveway/garage; unauthorized vehicles may be towed.
âą Guests must follow HOA rules and local laws; fines from guest actions are the guestâs responsibility.
HOA-Enforced Rules (Important)
Trash Day
âą Bins out Tuesday afternoon or later; return to garage by Wednesday end of day; never store bins behind the townhouse.
âą Late return may result in a $50 HOA fine charged to the guest.
âą Trash valet accesses bins via garage Tues/Wedâplease keep bins accessible.
Towels
âą Do not dry towels on front/patio railings; dry indoors only (HOA penalties may apply).
Golf Carts / Electric Vehicles
âą Never drive/park on grass or sand; carts must be parked inside the garage.
âą Driveway stops are max 30 minutes; renter/owner must be present for delivery/pickup.
âą Over 30 minutes in driveway may result in a $50 HOA fine charged to the guest.
Amenities, Refunds, Liability, and Disruptions
âą Community/shared amenities (if provided) are use at your own risk; access may be restricted without notice and no refunds for closures.
âą No refunds for issues beyond our control (power, internet, HVAC, weather, HOA/community restrictions).
âą Guests use the property/features (stairs, balconies, equipment) at their own risk; weâre not liable for injuries/accidents/lost property.
âą Weâre not responsible for disruptions due to natural disasters, pandemics, weather, or government mandates; travel insurance is recommended.
Disputes
âą If an issue arises, guests agree to attempt informal resolution with us first before filing claims/escalating.
