Acadia Estates Villa is a beautiful 6 bedroom, 4.5 bath, two-story home with over 3100 Sq Ft of interior living space plus the lanai/pool area. This fantastic house comes with everything you need for an awesome vacation including a pool, hot tub/spa, home theater, flat-screen TVs, fast wireless Internet, and much more. The pool area features a large deck for sun lounging and dining, and a wonderful pool and hot tub/spa (optionally heated for $24/night).

It is in a very nice, quiet, gated community and is one of the closest developments to Disney. It is less than three miles away from the Disney World exit and is extremely close to other major attractions such as Universal Studios and SeaWorld. It is just over an hour to stunningly beautiful beaches.

Whether you're in Florida for the attractions or simply to relax, you've found the perfect location. This is the ideal place to return to at the end of a long day, and you'll have all the comforts of home. You can relax around the pool with a drink or snack and plan your next adventure. There’s so much to see and do in the area that you will need an occasional day to simply relax in the home while the children have fun in the private swimming pool.

All bedrooms have their own televisions with a Roku device. There are also two stand-up arcade games in the loft area. The house has an electronic lock system, so there are no keys to pick up or remember, as well as a whole-home security system. There are two sets of high-quality linens as well as towels for both the pool and bathrooms.

We have a small set of toiletries, bar soap and 2 rolls of toilet paper in each bathroom, 1 roll of paper towel, a few dishwasher pods, laundry pods and dryer sheets to get you started so you don't have to run out to the store right away and can just settle in.

There are cameras facing out on the front exterior of the home but none inside the home. We also have a Ring Doorbell at the front door.

We visited Orlando for a family Disney trip with 2 families. We truly felt like home away from home. The beds were comfortable and so nice having king beds in the bedrooms. The house was very clean. The pool was heated-the kids were able to swim even though a cold front cme through dropping temperatures to 40-50 degrees and the hot tub was so nice after long park days. The loctaion close to Disney was very convenient. The house was spacious and had everything we needed and more. The host was almost immediately responsive to any messages. We will be staying with them again!

Best Accommodations We've Ever Stayed In !!!

Acadia Estates is in a beautiful, clean, gated community like so many others in Kissimmee. The home is conveniently located to a large 7-11 convenience store (within easy walking distance), and many restaurants and shops like Target, Walmart, boutiques, a spa, and others. The house is tastefully decorated and extraordinarily well-equipped! Expect plenty of towels, a and a fully-loaded kitchen (be sure to take inventory of the pantry as there are many common and useful items in it). The main living room is perfect for gathering everyone up to watch whatever they want to stream, and the theatre room is amazingly quiet... cannot hear movies being played beyond that room. The theatre chairs themselves are quite comfortable! Upstairs you'll find everyone's favorite arcade game, "Galaga" (ok, and Ms. Pac Man). There is another with a plethora of games to choose from as well, but Galaga quickly becomes the gravity center of the house! The bedrooms are comfortably sized and the bathrooms were clean. The showers have plenty of power and hot water after a long day of Disney, Universal, or Epcot, all of which are reasonably quite close to Acadia Estates. Outside, you have your own personal oasis, and completely bug-free! You'll appreciate the tranquil sound the spa's waterfall makes as it spills into the pool, and kids (big kids too) will love the pool toys in the storage chest. The spa heats up quick if needed too!

The listing said "Gorgeous Home" when looking for the perfect vacation rental - and without doubt, it most certainly was! Well maintained, clean, and decorated beautifully. From the moment our family of 9 stepped through the doors for 10 wonderful days together, we experienced a well-appointed kitchen (it lacked nothing), dining room for us all to celebrate our early Christmas holiday together, gathering room for conversation, a movie room that also served as the "toy" room for our grandson, a pool and hot tub that was used every single day (at least twice daily) with an enormous supply of beach towels, and added bonus - king size suites for everyone! Our hosts kept us well informed of check in and check out procedures (so simple) and were attentive to our questions. It was a vacation home we will long remember and hopefully one day return to.

Absolutely perfect!

This house was perfect for our daughter’s wedding week! It was positively spotless. It has anything you could want or need in a house. We loved waking up each morning and relaxing outside at the pool. There was plenty of room for everyone and the 3 king suites were great. We especially liked having two washers and dryers. We hope to stay here again and again!!!

We came to Florida for a family reunion and decided to extend our stay to take in attractions in the area. How blessed we were to stumble upon this wonderful property to house our 12 family members during our stay. Everything about the property was beautiful. The starter pack was a pleasant surprise, and so helpful. My family had an absolutely amazing time in this spacious, warm, pristine home. High Standards

This amazing villa exceeded all my standards. Acadia Estates Villa checked all my requirement boxes: good reviews, cleanliness, convenient location, great communication, and safety. It was clean, spacious, well stocked, close to attractions, in a secure gated neighborhood, and has an amazing and caring owner who communicated with us from booking to checking out. The updates since my last stay here were excellent additions. The double laundry room was able to keep up with the needs of all of our party. Our kids loved the pool even thought they didn't have much time to swim. The adults with aching bodies from long days at Disney loved the hot tub. We had lots of together space as well as plenty of private space. I will always look for Acadia Estates when my vacation includes numerous family members and friends. A GREAT place to stay!

Fantastic Stay

Lovely home away from home.

We truly enjoyed our stay. The house had everything you could need and more. The pool, video games and movie room were extras we appreciated: we were a little further from universal parks but there was always a Lyft minutes away.

Wonderful place to spend an extended vacation. Well appointed roomy sunlit home close to Disney and Universal.

Our family spent most of the month of April 2025 at 8025 Acadia Estates. We planned our vacation time around our grandchildren's April school vacations. All of our children and most of our grandchildren were able to spend at least a week with us in this spacious home. During our busiest week, there were nine of us staying there without feeling the least bit crowded. We could not have asked for better weather during our stay. Temps averaged 75-80 degrees and that was a wonderful change from the weather in our home state of Maine at the time. The pool and attached hot tub were a big hit with everyone, and the well appointed media room was perfect for family movie nights. The neighborhood was gated and quiet. Communication with the owners was easy and helpful, and we would recommend this rental to anyone looking for a relaxing getaway. Close proximity to all the parks and attractions.

Amazing Memories

There was so much room for the 8 of us. Didn't have to share or wait for the bathroom. Kids loved the movie theater room and pool the best. Kitchen was full with everything needed to cook with. Close to grocery stores, restaurants and Disney Parks. Will be staying in the future again.

Restful and Beautiful Property

If I could, I would give this property a 10-star rating! It was clean, had lots of entertainment options (like Roku, board games, a movie room, arcade games, and a pool with a hot tub), was easy to find, and had an ensuite bathroom with most of the bedrooms. I can't wait to stay here again! The owners were incredibly quick to reply to any of our inquiries, and they had enough supplies to cover the bulk of our stay. We also made use of the 2 washer and dryer sets to do our laundry before coming home. It was lovely to just put our clothes away as soon as we got home. Thank you for such a warm and inviting home to stay in!!

The house was exactly as described in VRBO. The weather was a little cooler but the heated pool and hot tub were perfect for that. The communication leading up to our stay as well as throughout our stay was excellent. We will certainly use this property again.Well worth the money and location was perfect. Great home base in Orlando

Came here with a group of colleagues to participate in a conference. Wonderful place that’s convenient to theme parks and short drive to the Orange County Convention Center. Easy communication. Highly recommended.

We live in WI but love to visit Florida on a regular basis and have found this area has so much to offer. It is so close to the various Orlando area Theme Parks but also close enough to travel to the Atlantic coast or Gulf for a beach day! Our Golfing guests love the proximty to the neaby courses. This home is in an area with great access to shopping and dining as well which we love. We would like to welcome you home during your stay and hope you enjoy Acadia Estates Villa as much as we do while you are visiting. We purchased this particular home because the previous owner had a meticulous management/cleaning/pool care team in place. We have kept all of that!
